Home is in the Mind...
O
pulence in character and grand-
ness of vision may create an
amazing house, but for a home
they are not sufficient characteristics; no
not even the necessary ones.
A well designed home should ideally
reflect the persona of its residents.
Then only the people living in it on a
daily basis would develop a comfort
factor with the non living products and
materials surrounding them. House is in
the materials, but home is in the minds
of people...
Thus the role of a great or even a good
home designer not only involves dexter-
ity and imagination but also a deep
sense of understanding of the minds of
the residents of her/his project.
The customised design and décor can
create a personalised ambience, which
in turn can make an impersonal bunga-
low or a mundane flat very much living
to its residents.
Of course, along with customisation,
nowadays, with the threat of global
warming endangering the planet,
sustainability is another crucial factor
towards the creation of a great home.
In fact, in today’s times, all man-made
architecture needs to be as much ‘green’
as feasible.
In this issue, the bungalow of Karan
Bhosale is being presented, which beau-
tifully exudes the identity of the resi-
dents through creative play of materials,
colours and textures.
We have covered some other interest-
ing projects, which include the Twin
Homes project, where the design team
has endeavoured at creating a bridge
between Indian and western architectural
styles, while maintaining a perfect amal-
gamation of privacy and luxury.
The article about the Bandra apartment
of the well-known celebrity couple,
Ashmit Patel and his gorgeous and
glamorous partner and fiancée, Mahek
Chahal, a project where Ficus Fine Living
has given its designing inputs, is also
worthy of exploration and inspiration.
We have also covered a wonderful office
of Droom.in, where design promotes
creativity and reflects utility. The design
effectively meets the objective of creat-
ing a workspace that not only promotes
a productive work environment but
also works as a marketing tool for the
present and potential clients, partners,
and employees. In this office project, the
creative and utilitarian elements are very
intelligently merged together.
The brief descriptions of some inspiring
projects are supplemented by company
profiles and relevant news pertaining to
the industry. I hope the issue makes for
interesting reading for our valued read-
ers, as I wish them all a Merry Christmas
and a Happy New Year in advance. See

ome to Qualita’s Master Experience
Centre from Benchmark Lifestyle Solutions
Pvt. Ltd. The Experience Centre show-
cases modular kitchens, wardrobes, bath vanities
and built-in appliances. The centre is located at
IDC, opposite the BMW Showroom, near Sector
14, Gurugram.
Here it deserves a mention that Qualita is the
premium in-house brand of Benchmark Lifestyle
Solutions Pvt. Ltd. Qualita is the Italian syno-
nym for quality. Qualita presents intelligently
designed kitchens and other functional storage
products with exceptional value for money, for
use in Indian conditions that involves high range
of heat and humidity across the year.
The property is spread across 4000 sq. ft. with
display of kitchens, wardrobes, bath vanities,
design centre and a library of finishes. Four fully
equipped working kitchens with a host of acces-
sories are being installed in cabinetry.

Six wardrobe designs along with a
walk-in closet and four bath vanity
concepts are being installed at the
Experience Centre with another seven
wardrobe designs to be installed by the
end of January.
“Our Experience Centre is a key element

cal kitchen showroom, here we have a
comprehensive range of finishes, acces-
sories and appliances on display for a
practical touch and feel by the clients
and their family members. It is a place
full of ideas and solutions, which is
constantly updated in terms of finishes,
layouts and latest in kitchen technology.
That is why the architects love to bring
their clients to our Experience Centre
as they and us both, get a very true feel
of clients’s preferences and experience
with a particular design element. It saves
tremendous efforts in terms of cost and
time,” explained Vikas Juneja, Managing

Here it deserves a mention that Vikas
Juneja has 18 years industry experience
in high-end furniture; both fixed and
loose. During his ongoing professional
tenure, he has been trained hands-on
by some of the best European names of
the industry in customer-centric thinking
in design and servicing, and in Euro-
pean processes in manufacturing at their
factories.
The products showcased at the Experi-
ence Centre are being procured glob-
ally. The finishes, which incidentally are
over 400, are from Germany, Spain, Italy;
from the same OEM sources from where
the best of international kitchen brands
source from.
The hardware is from Blum and Hettich.
The appliances are from Siemens, Whirl-
pool, Elica, Bosch, Miele and several
other brands. The smaller kitchen appli-
ances are from Kitchen Aid and Weber.

Adding 
“Enrichment”	
to Space 
The interaction with Kunal Katyal,
Managing Director, Konig Group, gave
glimpses about his business vision and
the reasons behind his success story.
The excerpts of the interview with the
passionate entrepreneur follow:
What are the design practice principles that
you follow?
With an experience of over a decade and a
commitment to attain the highest level of proficiency
in today’s exponentially growing construction and
interior design segment, my principle is to envision
and establish a design that not only makes great
economic sense in terms of applicability and efficiency
but also has an impact on social prosperity.
With a blend of human need, environmental steward-
ship, value creation, and through amalgamation of
science and art we attain our goals.
Our vast experience and reach in the Indian market
allows us to perceive an excellent opportunity for any
kind of design, project management & construction
works. We are also engaged in specialised works for
various structures. Our very first project – a corpo-
rate office for Infraco Asia, a Singapore-based firm,
bagged an award. Understanding a client’s vision
and requirement while treating her/his sanctuary with
dignity is the hallmark of our functioning style.
We combine passionate enthusiasm with sophisti-
cated elegance and discerning attention to detail.
Our designs are bent towards sustainable and green
architecture, focusing on integrating
elements from nature. Our firm believes
and practices in developing structures
that enhance and enrich one’s experi-
ence.
Kindly throw some light on your
clientele and your gamut of works?
Boasting a rich legacy of esteemed
clients like HSIIDC, HUDA, PWD and
NDMC for infrastructure; banks such
as HDFC, Kotak, ICICI, and AU Bank;
corporates such as Barclays, American
Express, GE Money, InfraCO Asia, Pear-
son, INDIACAN, AES, TATA BlueScope
etc., the firm encompasses public infra-
structure planning, urban design, archi-
tecture, scenography, broadcast design,
furniture design and interior design.
We conceptualise and execute contem-
porary designs, incorporating an amal-
gamation of construction practices
infused with traditional planning tech-
niques; favouring stamp concreting and
precast building materials. This contrib-
utes to durability and time-efficiency and
bring in low carbon footprint.
Share something about the team
and the firm?
Following Konig Group’s emergence
in 2010 with just five members, today I
head offices in 9 states pan-India, which
is indicative of our technical and design
expertise. We have offices in the US
and Dubai with Hong Kong and London
office planned. Konig Group entails the
constant endeavour to grow construc-
tively. Our design elements combine
functionality and clarity.
A valuable lesson learnt from
your practice?
According to me, passion and curios-
ity aren’t always in search of an imme-
diate outcome. Eventually, it is about
observing situations—whether it is a
process, an object, or a place—and
having a belief that we can always better
ourselves.
What is your advice to budding
architects & designers?
Create, live and express. One must
be free in expressing and bringing out
the latent potential within her/him.
Budding architects should come in the
field with all new ideas and zeal.

Hosting Events
Amidst Greenery
For Patil Gardenia in Vijayapura in Karnataka, the Architect Manish Devagirkar wanted
an eco-friendly project with expanse of greenery. The project needed to be cost-effective,
where the local materials in and around the Vijayapur city would be utilised. At the same
time, he wanted the project to become a landmark for the Vijayapur city.
A
narrow stretch of land measur-
ing 120’x1000’, surrounded by a
dense fabric of residential and
educational institutions, was earmarked
for the project. The client Mr Sunil Patil
was looking at utilising this piece of
land for hosting events, which could
generate revenue. The site is located
on the BM Patil road, around 5km from
the vijayapur bus stand, with the nearest
airport 180 km away, in Hubli.
The site is gradually sloping towards
east and the contours have been made
use of in the design language as a visual
connection to the spaces in different
levels. Manish Devagirkar Architects
made use of the linearity of the site,
which facilitated to come up with
simple, unique and a better function
design. The design programme was
drafted to make the place a multi-event
space. Pockets were created in the same
space to host events of different scales
and intents, but there was flexibility in
integrating these pockets to host a large
event. The project was done in a way
where the small events could happen
simultaneously.
This break-up of spaces has been
judiciously done, keeping in mind the
events that could take place here. There
is a clear demarcation of the quieter and
noisier zones.
The project has been divided into five
zones. The first zone consists of the
parking space. It can house 50 cars and
100 two wheelers. The second zone is
the multipurpose hall serving as confer-
ence halls, small gatherings, exhibition

space, etc. The third zone is the Grand
Lawn with the stage and the green
rooms. The fourth zone has the banquet
rooms. The fifth zone is the small event
lawn.
The complex has a large multipurpose
hall which can host conferences, talks,
exhibitions, etc., tucked away at the
farthest end on the east side. There are
two large lawn areas which are flanked
on the banquet halls on one side, and
the stage and changing rooms on the
other.
The conference rooms can seat 100
people. The multipurpose hall and the
conference rooms extend out in the
large lawn areas.
The large lawns can be used inde-
pendently for barbeque parties, birthday
celebrations, Dandia celebrations, etc.
The Grand lawn holding the stage and
changing rooms can seat 2000 people. It
can be used for music concerts, theatre

Devagirkar Architects in 2011. Earlier the
architect has worked under the renowned
architectural firm “Jaisim fountainhead”.
The firm is specialised in architectural,
landscaping and interior designing.
The firm basic emphasis is on stone & steel
structuring and green architecture and in
designing eco-friendly and close to nature
spaces. They believe greenery and close to
nature aspects help them move to a higher
level of structuring and out of the box level
of building of capacities.

performances, dance performances and
also wedding receptions.
The grand stage area, with its verdant
lawn and open to sky stage broadcast
a mesmerising view. The lighting in the
area is also great. The stage area and the
area beneath it showcase an ‘acoustic‘
feature which adds on to its unique
selling preposition.
The material palette consists of lighter
shades and is a local palette of gran-
ites and limestone. It is sensibly used,
keeping in mind the climate of Vijayapur.
It is also ecologically and economically
viable to use local and readily available
material.
Tandoor stone has been used for
the floor of the conference halls and
banquet hall. The stage of the Grand Lawn area
has been built in badami pink sandstone, which is a
pink and maroon coloured stone. The steps of the
stage have been done in kadapa black. The exterior
uncovered spaces mostly have the shabad floor.
The Grand lawn is lined by post top LED lights
which serve a dual purpose of lighting the Grand
lawn and also as posts to erect the temporary roof,
also known as Shamiana. The lights used in the
entire project are LED warm-white colour. This also
is an environmental-friendly step, that has also
helped in significantly reducing the operational
costs.
The entrance to the complex is flanked by a water
feature, which is 50 feet in length, and helps in
reducing humidity of the place. Approximate 20,000
plants and trees have been planted in the project.
They also attract a variety of birds and butterflies.
The parking area is pleasing and flamboyant
enough to attract the audience; the colourful
bushes have been generously used to add on the
rich heritage view. The black stone used in the
magnificent dining area has a raw and unfinished
look, forming a wall of 15 feet high and 105 feet
width.
The multipurpose hall uses mudgal stone wall
formed in Ilkal, which is found in Bagalkot district,
Karnataka. The use of pergola, allowing the sunlight
to pass through, adds on its close to nature look of
the project.
Manish’s core belief of designing a structure,
while taking into consideration the local
topography and climate makes him more
appealing.
Natural ventilation, minimalistic and simplicity,
sober and subtleness being his key rewards
and feedback of happy clients showcases his
unique identity and distinctiveness.

A
private lift unfolds directly into the entrance foyer
embellished with tints and tones of brown. Detailing
with Italian marble flooring, solidwood and teak wood
doors with symmetric patterns accentuates the in-environment
of the place.
While walking inside the living room one can realise that here
interiors define the space. White walls with depressed wooden
ceiling illuminate the area with LED lights. A dove coloured à
la mode carpet outspreads in the center with deluxe brown
leather sofa on the periphery along with a blue sofa to break
the monotony.
An oval shaped multilevel center table and side tables in simi-
lar fashion decorates the space. Hanging lights are suspended
in the corner, giving ambient light and serene feel. The living
room and family sitting room are prorated by a glass partition;
giving the home a regal character.

Kheni’s Residence was designed by ADDA Architects and Urban Designers. In
this home, both contemporary art and modern furniture play crucial roles. Here
traditional motifs and materials are creatively used to develop a luxurious space.

Suspended staircase faced with Italian
marble takes one to the private zone.
Keeping the theme of ivory colour
constant, each bedroom of the home is
designed with a unique interior colour
scheme, allowing one to relish the inte-
riors.
One of the bedrooms have décor inclu-
sive of white Italian marble flooring with
beige grains, complimenting the plush
beige upholstered double bed along
with wooden paneling on one wall.
The attached walk-in closet is elegant
separated by glass partition with the
dressing.

ADDA Architects and Urban Designers is a
team of individuals with distinct ideologies
coming together. Their strength lies in the
ability to conceive master planning, archi-
tecture, interior and landscape design with
strong conceptual unity and clarity.
Mayank Paarekh, Kaushal Laheri and
Dhaval Shah, ADDA founders and college
friends, were just like any other architects
with big dreams and aspirations to work
together using their experience of archi-
tectural training at different firms. Estab-
lished in 2011, the team of three started
doing projects with limited opportunities
at hand, gradually growing into a larger
team structure.
ADDA Architects and Urban Designers
Developing innovative design solutions that
are contextual, creating spaces that focus
on the experiential value and experimenting
with material aspects of a project while still
contributing to sustainability, form the firm’s
design philosophy.
Showcasing creative freedom in small
scale interior projects, pushing forward to
large scale spaces, they have always been
very selective in their clientele and design
outreach. Having a niche in innovative space
design with years of delivering luxurious
and high-end projects, team ADDA aspires
to work on much larger projects pan India,
focusing their design style inclining on a
vision more towards green buildings.
Some of the eminent projects by team
ADDA includes ADDA Office, their own
design studio in Surat, that reflects their
personal style of how an office space
should look like; Farmville, a farmhouse
reconstructed in Surat, using the design
and elements in a way that it connects the
space to the nature; Oriana Façade, an
Office Space in Surat created with work-
space as an open display of organization’s
professional ethos; and a luxury 3 storey
residence for their client Mr. Kheni, in
Ahemedabad.
created in niches. Here the walls are
paneled with subtle grey, grooved in a
geometric fashion; creating an exclu-
sive pattern. Along with this is the
assortment of fabrics on the furniture
extended with a snooker table.
The terrace garden with exquisite
peripheral potted plants, adds seren-
ity to the all round opulence. A snug
residing on one side of the terrace is
designed with wooden tile flooring and
is camouflaged with a pergola on top. A
pebble filled delineating line is defined
for seating arrangement; outdoor wicker
furniture is used to complete the
ensemble.
The other bedroom is designed with
hints of black, glued with ivory cladding
with subtle grooves. To develop a float-
ing effect, the head board is lined with
black stone from which the white side
tables emerge. Carrying the concepts
of black further is the attached toilet,
where one wall is cladded with black
marble and furniture and flooring are
white; giving an opulent feel to the
whole room.
Heading to the home theatre, it is a
cosy eight-seater arrangement, where
the walls are paneled with bands of
upholstery in a zigzag pattern. It allows
the light to pass through and create a
unique form of its own.
Moving up to the 14th floor is the enter-
tainment and relaxing zone, where an
extensive group can hangout. The tele-
vision is installed on the wall with the
vertical storage space on either side,

Twin Homes Reflect
Privacy and Luxury
In the suburbs of Hyderabad, specifically in Yapral, Secundrabad, lies the Twin Houses.
However, it would be more apt to define them as Twin Homes. For these twin homes, the
client wanted contemporary residence with distinctive Indian features and vibes. The façade
has been designed keeping in mind the concept of symmetry, equitable distribution and
adjoining two semi private spaces.
T
he project is demarcated in two
major spaces that is the residence
on the left and the one on the
right; both these spaces are connected
with a middle buffer space that also
acts as the semi-private interaction
space between the two residences. It
has been judiciously used by creating it
into a green buffer and parking space
with projected out balconies; creating a
shade on the ground floor.
The elevation is subtle with shades of
grey, and vegetation used as an orna-
mental element. Talking about the
interior space there are two conjoined
residences. While talking about one resi-
dence there is a living cum dining hall
with an attached kitchen plus a guest
bedroom on the ground floor, whereas
the upper floor has two bedrooms

and a recreational area for recreational
purposes; acting as a family lounge.
Colour is infused in the project using
metalised paints (from Oikos) that has a
matt finish, giving a very rustic yet glit-
tery look. On the roof a wall paper that
embodies a rattan finish has been used
and also there is a staircase wall that has
a wallpaper over which carved wooden
frames of different colours and of differ-
ent sizes have been strategically placed
in a random fashion/pattern to give it a
quirky twist.
Talking about the colour scheme used,
the majority colours used in the project
are pastel and earthy. Hues of natural
colours and simple light shades can be
seen everywhere with a tint of a very
subtle shade of dull brass.
The shades of wood used in the interi-
ors are natural and light in appearance
and give a very warm feel to the whole
space. The lighting compliments the
whole space with its rustic appeal and
translucent effect.
Full body vitrified tiles have been used
for the earthy glazed look, and natu-
ral wooden polished planks are used
for wooden flooring. Whereas for walls,
specialty paints with brass textures and
streaks have been used. The ceilings
are rafted and ceiling entailed conceal-
ing beams with wallpaper. Wooden
beadings have been used to define the
edges.
The furniture has been done by Nivasa
in New Delhi. The tiles are by Casamia

Rohit Suraj, who headed the design team that
designed the Twin Houses, is quick to admit
that he has no formal training in architecture
or interior design. He is equally quick to add
that this, he believes, is also his greatest
strength. Having no precedent to follow, it is
mostly his intuition that leads to Urban Zen’s
dramatically different outlook with design and
execution.
Urban Zen came into being in 2011 with a
single vision to bring designs that are unique
to realisation through flawless blueprints and
execution.
Rohit’s journey began with a single resi-
dence, but today he heads a niche boutique
firm with an impressive portfolio of over 70
bespoke projects across India, the Middle-

he Ficus’s Flagship Store at Byculla has a quaint and
rustic charm. The store is sprawling amidst the greenery
and calming foliage of the heritage Great Eastern Mills,
nestled in the historic precincts of Byculla, Mumbai.
Here one finds seamless merging of materials, textures,
colours and forms that are contemporary and yet has a time-
less quality to them.
Ficus refashions the natural in unique and versatile ways. Apart
from selling lovely home decor items, furniture, rugs, crock-
ery , art and artefacts, Ficus has a design and decor team that
styles, decorates and refurbishes homes, hotels, offices and
various other spaces that need assistance in terms of design
and decor.
The company works with architects and often with architectural
and consulting firms and infuses life and colour with its prod-
ucts and styling in their brick and mortar works. The company
recently beautifully renovated the Bandra apartment of the
well-known celebrity couple, Ashmit Patel and his gorgeous

Mahek Chahal.
When Ashmit gave the brief to Ficus’s
CEO, Charu Tewari, who is also a well-
known designer and decorator, he gave
a clear vision of what he wanted their
pad to be like. Mahek gave a brief that
she wanted comfortable and luxurious
furniture and it had to fit in well with
their contemporary and utterly busy
schedule. She wanted furniture and rugs
that could be moved around without any
permanent fixtures.
She also wanted brightness, and a
decor that was versatile with infusion
of soft pastel and cool colours all over.
A certain lightness in the sturdy furni-
ture; some warmth and cosiness through
plants and rugs that could be moved
away depending on the weather; a
charming quirky TV cabinet and shelf
that required to be cheered up with
family pictures, quirky Ficus curios,
charming vintage style clocks and
books and family memorabilia along
with some rustic ceramics and pottery
were part of the decor.
Soft and salmon pink satin bedspread
with bespoke lavender taffeta silk throw,
faux magnolias and spider plants, signa-
ture Ficus European Vintage planters
and moss balls, and curios to add style
and softness to the minimal boudoir
were also added.
Space Designer, Sangeeta Gogia of the
well-known Powai-based firm, Reso-
lute Lifestyles and Consulting worked
with the Ficus team. Her contribution to
the project was a perfect colour pallet
of soft lavender and dove greys and
charming shades of whites on the walls;
remodelling the windows which afforded

and den; slim and practical high chairs
for the folding dining table; bronze
figures along with ceramic figures to add
charm and quirkiness to the cosy apart-
ment. A round sturdy rustic coffee table
which could be moved to the den or the
dining area; a lot of usable Ficus signa-
ture porcelain crockery; organic yarn
Egyptian Dhurrie to add rustic touch;
an inexpensive dark carved framed big
mirror and tall faux bamboo plants to
add warmth and drama in the luxurious
pad were the elements that Ficus intro-
duced, which together infused more
classiness to the decor of the celebrity

An area of 3070 sq. ft., in the west phase of M3M Golf Estate, located in
Sector 65, Gurugram, has now been made in to a beautiful home for a
family, by MADS Creations. The project has been consciously designed,
while keeping in mind the lifestyle, likes & dislikes of every family member.

t took four months of inspiration,
dedication and passion to design the
project from a vision to a reality. The
clients conceived of a dream home of
theirs which they got from the house
designed with lots of hard work and
love.
The design questionnaire (a series of
questions related to lifestyle) helped
the designers to develop a personal-
ised space for the family. The thought-
ful designs were made to cater to every
individual of the family and her/his
day-to-day routines.
Be it the pastel-themed bedroom for
two little girls, where very creatively the
design firm broke away from the preju-
dice of pink, or the custom-made dining
table (from MADS’s in-house manu-
facturing) or the sleek study table with
some interestingly patterned ceilings in
the master bedroom to the lush green
stretch in the balconies for their beloved
pet, Koko, are some of the areas where
the creativity was beautifully merged
with functionality. Undoubtedly, every
corner of the quaint home reflects a

Taking inspiration from the iconic offices
SKV has designed in the past – such as
Amazon, Google, Adidas, and Pepsi –
Sonia chose to undertake an innovative
approach and design an agronomical
and dynamic workspace. An inspiring and
ambient space was created, to accommo-
date advancing technology and further a
collaborative mindset, as per the needs of
the internet-based company.
Spread across 24,000 sq. ft., the office has
enough space for 200 people. It comprises
of a reception, lounge, workstations,
meeting rooms, individual calling rooms,
conference rooms, and some spaces for
leisure activities.
Each element of the office has been care-
fully thought out and executed, with atten-
tion to the minutest details. For instance,
Haworth Inuity workstations have been
used, to cater to the multiple parallel
needs of a 21st century professional. The

rooms also have acoustic fabric paneling
to suppress echo and control noise in the

The feeling of space in the office is further
enhanced by sea wallpapers in the lounge
area. The furniture in this space is from
Shearling, which aptly goes with the nearby
Korean-style reception desk.
The recreational area of the workspace
also adds to the refreshing mix with bar
stools and sitting booths, replacing tradi-
tional layouts. A chair-and-table arrange-
ment has also been created, using Multi
Seats’ chairs. A warm aesthetic is added
to the cafeteria with a book-shelf and
some plants, creating the perfect space
for people to unwind. A semi-covered
ceiling, designed symmetrical to the
flooring, highlights the duality of the
workspace with precision.
The design and delivery expecta-
tions of the project were high, as Sonia
expressed. The workspace had to be
agile enough to appeal to younger as
well as veteran professionals. It had to
be modular and dependable. To top it
off, the turnaround time of the project
was 75 days, much shorter than one
would expect. Going beyond the basics,
the design also incorporates various
intrinsically innovative elements. The
meeting rooms have open shelves, indi-
vidual calling rooms have acoustic pane-
ling and boardrooms come with DGU
glass. The team also leveraged Legero’s
surface mounted fittings to bring great
lighting to the workspace; one that is
construction durable and can be quickly
renovated.
Sharing the experience with the project,
Mr. Tushar Mittal, MD, SKV said, “people
often think that functional design and
luxury can’t go hand in hand. But that
is a very restricted point of view. When
designing this office, we wanted to
create a space that would make people’s
days at work easier, get their creativ-
ity flowing, and indulge their vanity– a
place they would want to come to every
day”.
The beautifully designed and executed
project exudes that thought, by integrat-
ing the superstructures of ideology and
thought process into everyday workings.
It creates a workspace that can be a tool
for the company to increase productivity,
further innovation, and build culture.

ith interesting play of materials
and textures, a modern and

this residence; reflecting true persona of
the occupants.
The clients’ brief was straightforward
and crisp. They wanted a home that
would have a clear narrative in terms of
function and decor. They said that the
design need not be chest thumping in
proclamation of their identity but must
bear the mark of their quiet, confident

As far as living room furniture goes, the
styling was kept modern and in tune
with the overall appeal of the space. The
partition in the living room with floral
design adds up to the ambience of the
living room.
The passage from the partition leads to
pooja area and is designed to have its
own spiritual feel. There is a small sitting
area adjacent to the pooja area, which
reflects attention to detail in design.
The pooja area further extends to the
dining area. The highlight of the dining
area is the beautifully designed ceiling
with suspended ceiling lights, which
invariably grabs attention with contrast-
ing light blue colour of the dining table.
The kitchen is designed in a modular
theme. The passage area is dotted with
customised carvings.
The entire flooring of this bungalow is
adorned by marble except the terrace/
sit out area, which uses wooden flooring
and ceiling with veneers.
Vegetation has been introduced by
incorporating one wall with partial verti-
cal garden. This sit out area brings in
generous amount of light that floods the

n 24th October, Plum by Bent Chair at Kamala
Mills, Mumbai was abuzz with product design
stories from the Egyptian, Persian and Roman
eras as part of an initiative called Evolution of Design.
Hosted by Natasha Jain, Co-founder of Bent Chair,
Evolution of Design was an attempt at illustrating the
progression of product design from the very beginning
of human civilisation.
Curated with insights from renowned architects and
industry experts, Arzan Khambatta, reD Architects,
Annkur Khosla, Sumessh Menon and Sara Sham, the talks
outlined each designer’s perspective of how designs had
evolved and come to what they have become today.

EvoLlae - Evoking the
aesthetic appeal and
richness of natural
wood
This image showcases full length EvoLlae sheets and
include a range of top grade solid wood such as Burma
Teak, American Walnut, American White Ash and Amer-
ican White Oak. Being solid wood, it makes it simple to

O pulence in character and grand- ness of vision may create an amazing house, but for a home they are not sufficient characteristics; no not even the necessary ones. A well designed home should ideally reflect the persona of its residents. Then only the people living in it on a daily basis would develop a comfort factor with the non living products and materials surrounding them. House is in the materials, but home is in the minds of people... Thus the role of a great or even a good home designer not only involves dexter- ity and imagination but also a deep sense of understanding of the minds of the residents of her/his project. The customised design and décor can create a personalised ambience, which in turn can make an impersonal bunga- low or a mundane flat very much living to its residents. Of course, along with customisation, nowadays, with the threat of global warming endangering the planet, sustainability is another crucial factor towards the creation of a great home. In fact, in today’s times, all man-made architecture needs to be as much ‘green’ as feasible. In this issue, the bungalow of Karan Bhosale is being presented, which beau- tifully exudes the identity of the resi- dents through creative play of materials, colours and textures. We have covered some other interest- ing projects, which include the Twin Homes project, where the design team has endeavoured at creating a bridge between Indian and western architectural styles, while maintaining a perfect amal- gamation of privacy and luxury. The article about the Bandra apartment of the well-known celebrity couple, Ashmit Patel and his gorgeous and glamorous partner and fiancée, Mahek Chahal, a project where Ficus Fine Living has given its designing inputs, is also worthy of exploration and inspiration. We have also covered a wonderful office of Droom.in, where design promotes creativity and reflects utility. The design effectively meets the objective of creat- ing a workspace that not only promotes a productive work environment but also works as a marketing tool for the present and potential clients, partners, and employees. In this office project, the creative and utilitarian elements are very intelligently merged together. The brief descriptions of some inspiring projects are supplemented by company profiles and relevant news pertaining to the industry. Ltd. The Experience Centre show- cases modular kitchens, wardrobes, bath vanities and built-in appliances. The centre is located at IDC, opposite the BMW Showroom, near Sector 14, Gurugram. Here it deserves a mention that Qualita is the premium in-house brand of Benchmark Lifestyle Solutions Pvt. Ltd. Qualita is the Italian syno- nym for quality. Qualita presents intelligently designed kitchens and other functional storage products with exceptional value for money, for use in Indian conditions that involves high range of heat and humidity across the year. The property is spread across 4000 sq. ft. with display of kitchens, wardrobes, bath vanities, design centre and a library of finishes. Four fully equipped working kitchens with a host of acces- sories are being installed in cabinetry. That is why the architects love to bring their clients to our Experience Centre as they and us both, get a very true feel of clients’s preferences and experience with a particular design element. It saves tremendous efforts in terms of cost and time,” explained Vikas Juneja, Managing Director, Benchmark Lifestyle Solutions Pvt. Ltd. Here it deserves a mention that Vikas Juneja has 18 years industry experience in high-end furniture; both fixed and loose. During his ongoing professional tenure, he has been trained hands-on by some of the best European names of the industry in customer-centric thinking in design and servicing, and in Euro- pean processes in manufacturing at their factories. The products showcased at the Experi- ence Centre are being procured glob- ally. The finishes, which incidentally are over 400, are from Germany, Spain, Italy; from the same OEM sources from where the best of international kitchen brands source from. The excerpts of the interview with the passionate entrepreneur follow: What are the design practice principles that you follow? With an experience of over a decade and a commitment to attain the highest level of proficiency in today’s exponentially growing construction and interior design segment, my principle is to envision and establish a design that not only makes great economic sense in terms of applicability and efficiency but also has an impact on social prosperity. With a blend of human need, environmental steward- ship, value creation, and through amalgamation of science and art we attain our goals. Our vast experience and reach in the Indian market allows us to perceive an excellent opportunity for any kind of design, project management & construction works. We are also engaged in specialised works for various structures. Our very first project – a corpo- rate office for Infraco Asia, a Singapore-based firm, bagged an award. Understanding a client’s vision and requirement while treating her/his sanctuary with dignity is the hallmark of our functioning style. We combine passionate enthusiasm with sophisti- cated elegance and discerning attention to detail. Our designs are bent towards sustainable and green architecture, focusing on integrating elements from nature. Our firm believes and practices in developing structures that enhance and enrich one’s experi- ence. Kindly throw some light on your clientele and your gamut of works? Boasting a rich legacy of esteemed clients like HSIIDC, HUDA, PWD and NDMC for infrastructure; banks such as HDFC, Kotak, ICICI, and AU Bank; corporates such as Barclays, American Express, GE Money, InfraCO Asia, Pear- son, INDIACAN, AES, TATA BlueScope etc., the firm encompasses public infra- structure planning, urban design, archi- tecture, scenography, broadcast design, furniture design and interior design. We conceptualise and execute contem- porary designs, incorporating an amal- gamation of construction practices infused with traditional planning tech- niques; favouring stamp concreting and precast building materials. This contrib- utes to durability and time-efficiency and bring in low carbon footprint. Share something about the team and the firm? Following Konig Group’s emergence in 2010 with just five members, today I head offices in 9 states pan-India, which is indicative of our technical and design expertise. We have offices in the US and Dubai with Hong Kong and London office planned. Konig Group entails the constant endeavour to grow construc- tively. Our design elements combine functionality and clarity. A valuable lesson learnt from your practice? According to me, passion and curios- ity aren’t always in search of an imme- diate outcome. Eventually, it is about observing situations—whether it is a process, an object, or a place—and having a belief that we can always better ourselves. What is your advice to budding architects & designers? Create, live and express. One must be free in expressing and bringing out the latent potential within her/him. (2.70 acre) Initiation Date: 8 October 2016 Completion Date: 9 February 2018 Budget: 180 lakhs Text Credits: Priya Devagirkar, Nikhipendse Photo Courtesy: Hemanth Patil Hosting Events Amidst Greenery For Patil Gardenia in Vijayapura in Karnataka, the Architect Manish Devagirkar wanted an eco-friendly project with expanse of greenery. The project needed to be cost-effective, where the local materials in and around the Vijayapur city would be utilised. At the same time, he wanted the project to become a landmark for the Vijayapur city. A narrow stretch of land measur- ing 120’x1000’, surrounded by a dense fabric of residential and educational institutions, was earmarked for the project. The client Mr Sunil Patil was looking at utilising this piece of land for hosting events, which could generate revenue. The site is located on the BM Patil road, around 5km from the vijayapur bus stand, with the nearest airport 180 km away, in Hubli. The site is gradually sloping towards east and the contours have been made use of in the design language as a visual connection to the spaces in different levels. Manish Devagirkar Architects made use of the linearity of the site, which facilitated to come up with simple, unique and a better function design. The design programme was drafted to make the place a multi-event space. Pockets were created in the same space to host events of different scales and intents, but there was flexibility in integrating these pockets to host a large event. The project was done in a way where the small events could happen simultaneously. This break-up of spaces has been judiciously done, keeping in mind the events that could take place here. There is a clear demarcation of the quieter and noisier zones. The project has been divided into five zones. The first zone consists of the parking space. It can house 50 cars and 100 two wheelers. The second zone is the multipurpose hall serving as confer- ence halls, small gatherings, exhibition

The fourth zone has the banquet rooms. The fifth zone is the small event lawn. The complex has a large multipurpose hall which can host conferences, talks, exhibitions, etc., tucked away at the farthest end on the east side. There are two large lawn areas which are flanked on the banquet halls on one side, and the stage and changing rooms on the other. The conference rooms can seat 100 people. The multipurpose hall and the conference rooms extend out in the large lawn areas. The large lawns can be used inde- pendently for barbeque parties, birthday celebrations, Dandia celebrations, etc. The Grand lawn holding the stage and changing rooms can seat 2000 people. Earlier the architect has worked under the renowned architectural firm “Jaisim fountainhead”. The firm is specialised in architectural, landscaping and interior designing. The firm basic emphasis is on stone & steel structuring and green architecture and in designing eco-friendly and close to nature spaces. They believe greenery and close to nature aspects help them move to a higher level of structuring and out of the box level of building of capacities. Manish Devagirkar Architects Architect - Manish Devagirkar performances, dance performances and also wedding receptions. The grand stage area, with its verdant lawn and open to sky stage broadcast a mesmerising view. The lighting in the area is also great. The stage area and the area beneath it showcase an ‘acoustic‘ feature which adds on to its unique selling preposition. The material palette consists of lighter shades and is a local palette of gran- ites and limestone. It is sensibly used, keeping in mind the climate of Vijayapur. It is also ecologically and economically viable to use local and readily available material. Tandoor stone has been used for the floor of the conference halls and banquet hall. The stage of the Grand Lawn area has been built in badami pink sandstone, which is a pink and maroon coloured stone. The steps of the stage have been done in kadapa black. The exterior uncovered spaces mostly have the shabad floor. The Grand lawn is lined by post top LED lights which serve a dual purpose of lighting the Grand lawn and also as posts to erect the temporary roof, also known as Shamiana. The lights used in the entire project are LED warm-white colour. This also is an environmental-friendly step, that has also helped in significantly reducing the operational costs. The entrance to the complex is flanked by a water feature, which is 50 feet in length, and helps in reducing humidity of the place. Approximate 20,000 plants and trees have been planted in the project. They also attract a variety of birds and butterflies. The parking area is pleasing and flamboyant enough to attract the audience; the colourful bushes have been generously used to add on the rich heritage view. The black stone used in the magnificent dining area has a raw and unfinished look, forming a wall of 15 feet high and 105 feet width. The multipurpose hall uses mudgal stone wall formed in Ilkal, which is found in Bagalkot district, Karnataka. The use of pergola, allowing the sunlight to pass through, adds on its close to nature look of the project. Manish’s core belief of designing a structure, while taking into consideration the local topography and climate makes him more appealing. Natural ventilation, minimalistic and simplicity, sober and subtleness being his key rewards and feedback of happy clients showcases his unique identity and distinctiveness. Detailing with Italian marble flooring, solidwood and teak wood doors with symmetric patterns accentuates the in-environment of the place. While walking inside the living room one can realise that here interiors define the space. White walls with depressed wooden ceiling illuminate the area with LED lights. A dove coloured à la mode carpet outspreads in the center with deluxe brown leather sofa on the periphery along with a blue sofa to break the monotony. An oval shaped multilevel center table and side tables in simi- lar fashion decorates the space. Hanging lights are suspended in the corner, giving ambient light and serene feel. The living room and family sitting room are prorated by a glass partition; giving the home a regal character. One of the bedrooms have décor inclu- sive of white Italian marble flooring with beige grains, complimenting the plush beige upholstered double bed along with wooden paneling on one wall. Their strength lies in the ability to conceive master planning, archi- tecture, interior and landscape design with strong conceptual unity and clarity. Mayank Paarekh, Kaushal Laheri and Dhaval Shah, ADDA founders and college friends, were just like any other architects with big dreams and aspirations to work together using their experience of archi- tectural training at different firms. Estab- lished in 2011, the team of three started doing projects with limited opportunities at hand, gradually growing into a larger team structure. Here the walls are paneled with subtle grey, grooved in a geometric fashion; creating an exclu- sive pattern. Along with this is the assortment of fabrics on the furniture extended with a snooker table. The terrace garden with exquisite peripheral potted plants, adds seren- ity to the all round opulence. A snug residing on one side of the terrace is designed with wooden tile flooring and is camouflaged with a pergola on top. A pebble filled delineating line is defined for seating arrangement; outdoor wicker furniture is used to complete the ensemble. The other bedroom is designed with hints of black, glued with ivory cladding with subtle grooves. To develop a float- ing effect, the head board is lined with black stone from which the white side tables emerge. Carrying the concepts of black further is the attached toilet, where one wall is cladded with black marble and furniture and flooring are white; giving an opulent feel to the whole room. Heading to the home theatre, it is a cosy eight-seater arrangement, where the walls are paneled with bands of upholstery in a zigzag pattern. It allows the light to pass through and create a unique form of its own. Moving up to the 14th floor is the enter- tainment and relaxing zone, where an extensive group can hangout. Himani Ahuja Photo courtesy: Arotographers, Ricken Desai Twin Homes Reflect Privacy and Luxury In the suburbs of Hyderabad, specifically in Yapral, Secundrabad, lies the Twin Houses. However, it would be more apt to define them as Twin Homes. For these twin homes, the client wanted contemporary residence with distinctive Indian features and vibes. The façade has been designed keeping in mind the concept of symmetry, equitable distribution and adjoining two semi private spaces. T he project is demarcated in two major spaces that is the residence on the left and the one on the right; both these spaces are connected with a middle buffer space that also acts as the semi-private interaction space between the two residences. It has been judiciously used by creating it into a green buffer and parking space with projected out balconies; creating a shade on the ground floor. The elevation is subtle with shades of grey, and vegetation used as an orna- mental element. Talking about the interior space there are two conjoined residences. While talking about one resi- dence there is a living cum dining hall with an attached kitchen plus a guest bedroom on the ground floor, whereas the upper floor has two bedrooms

Colour is infused in the project using metalised paints (from Oikos) that has a matt finish, giving a very rustic yet glit- tery look. On the roof a wall paper that embodies a rattan finish has been used and also there is a staircase wall that has a wallpaper over which carved wooden frames of different colours and of differ- ent sizes have been strategically placed in a random fashion/pattern to give it a quirky twist. Talking about the colour scheme used, the majority colours used in the project are pastel and earthy. Hues of natural colours and simple light shades can be seen everywhere with a tint of a very subtle shade of dull brass. The shades of wood used in the interi- ors are natural and light in appearance and give a very warm feel to the whole space. The lighting compliments the whole space with its rustic appeal and translucent effect. Full body vitrified tiles have been used for the earthy glazed look, and natu- ral wooden polished planks are used for wooden flooring. Whereas for walls, specialty paints with brass textures and streaks have been used. The ceilings are rafted and ceiling entailed conceal- ing beams with wallpaper. Wooden beadings have been used to define the edges. The furniture has been done by Nivasa in New Delhi. The tiles are by Casamia in Mumbai. The specialty finishes on

He is equally quick to add that this, he believes, is also his greatest strength. Having no precedent to follow, it is mostly his intuition that leads to Urban Zen’s dramatically different outlook with design and execution. Urban Zen came into being in 2011 with a single vision to bring designs that are unique to realisation through flawless blueprints and execution. Rohit’s journey began with a single resi- dence, but today he heads a niche boutique firm with an impressive portfolio of over 70 bespoke projects across India, the Middle- East and other parts of Asia, spanning gated Rohit and his Urban Zen Rohit Suraj the walls are by Oikos Italian finishes in Hyderabad. The project has been sustainable as well as luxurious in character. Materials have been kept really simple with rustic and contemporary finishes. The whole project whether be it the interiors, the plan or the elevation, follows contempo- rary architecture. According to the archi- tect, through this ‘contemporary Indian’ project, the design team endeavours at creating a bridge between Indian and western architectural styles. The store is sprawling amidst the greenery and calming foliage of the heritage Great Eastern Mills, nestled in the historic precincts of Byculla, Mumbai. Here one finds seamless merging of materials, textures, colours and forms that are contemporary and yet has a time- less quality to them. Ficus refashions the natural in unique and versatile ways. Apart from selling lovely home decor items, furniture, rugs, crock- ery , art and artefacts, Ficus has a design and decor team that styles, decorates and refurbishes homes, hotels, offices and various other spaces that need assistance in terms of design and decor. When Ashmit gave the brief to Ficus’s CEO, Charu Tewari, who is also a well- known designer and decorator, he gave a clear vision of what he wanted their pad to be like. Mahek gave a brief that she wanted comfortable and luxurious furniture and it had to fit in well with their contemporary and utterly busy schedule. She wanted furniture and rugs that could be moved around without any permanent fixtures. She also wanted brightness, and a decor that was versatile with infusion of soft pastel and cool colours all over. A certain lightness in the sturdy furni- ture; some warmth and cosiness through plants and rugs that could be moved away depending on the weather; a charming quirky TV cabinet and shelf that required to be cheered up with family pictures, quirky Ficus curios, charming vintage style clocks and books and family memorabilia along with some rustic ceramics and pottery were part of the decor. Soft and salmon pink satin bedspread with bespoke lavender taffeta silk throw, faux magnolias and spider plants, signa- ture Ficus European Vintage planters and moss balls, and curios to add style and softness to the minimal boudoir were also added. Space Designer, Sangeeta Gogia of the well-known Powai-based firm, Reso- lute Lifestyles and Consulting worked with the Ficus team. The project has been consciously designed, while keeping in mind the lifestyle, likes & dislikes of every family member. Location: M3M Golf Estate, Sector 65, Golf Course Extention, Gurugram Size of the property: 3070 SQ. FT Timeline for Designs & Execution: 4 Month I t took four months of inspiration, dedication and passion to design the project from a vision to a reality. The clients conceived of a dream home of theirs which they got from the house designed with lots of hard work and love. The design questionnaire (a series of questions related to lifestyle) helped the designers to develop a personal- ised space for the family. The thought- ful designs were made to cater to every individual of the family and her/his day-to-day routines. The design and delivery expecta- tions of the project were high, as Sonia expressed. The workspace had to be agile enough to appeal to younger as well as veteran professionals. It had to be modular and dependable. To top it off, the turnaround time of the project was 75 days, much shorter than one would expect. Going beyond the basics, the design also incorporates various intrinsically innovative elements. The meeting rooms have open shelves, indi- vidual calling rooms have acoustic pane- ling and boardrooms come with DGU glass. The team also leveraged Legero’s surface mounted fittings to bring great lighting to the workspace; one that is construction durable and can be quickly renovated. Sharing the experience with the project, Mr. Tushar Mittal, MD, SKV said, “people often think that functional design and luxury can’t go hand in hand. But that is a very restricted point of view. When designing this office, we wanted to create a space that would make people’s days at work easier, get their creativ- ity flowing, and indulge their vanity– a place they would want to come to every day”.
