he year 2022 will be remembered forever in the
Treal estate industry as the year when the entire
sector collectively rose like a phoenix from the
ashes of devastation brought on by the global
healthcare crisis and the subsequent threat of
economic recession. When pushed to the wall, with a
choice to either become a part of that wall or fight back,
the real estate sector chose the latter. It was not like
that everything was hunky-dory before the pandemic,
but there was some sense of semblance which
evaporated with the coming of the biggest threat to
entire humankind including every industry. However,

the construction and engineering industry.

Kamlesh shares, “We are a small, creative team of
architects and interior designers, sharing the belief

the field and the challenges faced by the team at present,
Parimal says that the initial challenge was the lack of
education of contractors and workers working in this field
which they are still trying to resolve through training, “And

design is mainly that the customer of the retail industry has
changed a lot, and he is expecting a lot better environment
and services from the retailer. But the retailer cannot
understand that beyond good quality material, the customer
also expects a great ambience. Retailers must understand
that shopping is beyond need and has reached the level of
fun and entertainment. Now its retailers turn to match the
pace of the customer expectations.

As experienced leaders, both Kamlesh and Dr Gupte share
their opinion on how technology is transforming the
industry and what advancements we can expect in the
future. Kamlesh-Speaking of technology, let’s take an
example of ‘lights’ used in the retail sector. The time had
gone when the industry needed just ample light in your
showroom. Kamlesh believes, “Now, with the help of
technology, we need to provide different lights for different
categories (products), which enhances and does justice to
that particular category.E.g. for the vegetable and meat
section, we need to use CASTER lighting which will present
the products best for merchandising while preserving their
freshness but for non-food one need to use CRI/CRE
lighting.” Similarly, with many other things like billing
experience and in all the areas, technology will change the
entire shopping experience for the consumer.
Enlighteningly Immersive Wisdom
The dynamic duo’s advice to aspirants willing to venture
into the field of Architectural Designing is apt. They say
that this is a detail-oriented field; this field requires passion,
empathy, and a complete understanding of nature. “You
cannot prosper in the field if you are not ready to immerse
into it. You need to get drowned in the field to grow high in
it,” says Dr Gupte.

Prashant excelled in learning from an early age and after
completing his schooling, he got into the study of
architecture with a pursuit of extreme interest and passion.
Despite getting admission to CEPT (Centre for
Environmental Planning and Technology) - one of the top
colleges in India, he prioritized staying and studying in
APC (Akshar Purushottam Chhatralaya), Vidyanagar - a
hostel run by BAPS, for shaping his life in the aspects of
IQ, EQ, PQ, SQ
and . Thus, he entered the APIED School
of Architecture in 1996.
Describing the first project of his career, Prashant says, “I
had academic knowledge at that time, while my contractors
had experience. I decided that even though I am a degree
holder architect, I should learn something new from the
experience of all my contractors who are non-degree
holders. And my approach to learning has been very useful
to me going forward.”
He got PR of Canada in 2005, but in his hometown, where
he built his career and where he was working in various
fields of architecture, he gave priority to the country in the

Founded in 2000, the firm Shayona Consultant today is one

the adoption of modern technologies like AI and ML is

and how is your firm adapting to the change?
After the advancement in computing systems and artificial
intelligence since the 1990s, this smart tech has impacted
and revolutionized countless industries out of which
Architecture too is a part of them.
AI and ML have both pluses and minuses but my opinion
leans towards the positives of AI. AI has the potential to
make architecture easier, more efficient and way more
secure.
To err is human. But this error can be avoided by the use of
AI and different software available. Considering the aspect
of client satisfaction, showcasing the walkthroughs of the
model to the client has been incorporated into our system.
In addition to that, keeping the budget in mind various
automation options for the project are presented to the
client for better decision making which can ease their life.
Considering the current pandemic, what initial
challenges did you face and how did you drive your firm
to sustain operations while ensuring the safety of your
employees at the same time?
At Shayona Consultant, it is our practice to transform
challenges into opportunities. Few important restrictions
were levied for the safety during pandemic like not meeting
the company employees and on-site workers, not visiting
the site, etc.
This was a challenge for the firm to design and execute
projects in a given time frame. However, these challenges
were transformed to be opportunities by developing a new
in-house system for obtaining effective and productive
work and that too without manipulating the govt.
guidelines.
We were unable to visit the sites at remote places as well as
abroad due to banned flights. But to keep the project
ongoing and coordinating effectively, we started taking
updates for the sites on mails and what’s app groups
through images from the contractors.
Along with that, we started solving their queries about
what’s the app itself. This saved a huge amount of our time
and was able to monitor the projects with a reduced no of
site visits compared to the pre-pandemic era. As a result,
we can mention that pandemics increased our capability of
handling multiple projects at a single time and even
completing them in a given time frame. Currently, we are
managing 70 projects at a time with the smart working
system developed during the pandemic.
What would be your advice to budding entrepreneurs
who aspire to venture into the Architectural Designing
Solution space?
A message for the entrepreneurs who aspire to venture into
the Architectural Designing Solution space:
“For Architects, learning is an endless process, which
continues till the last breath. So, an architect should be
practical, creative, and delivering functional designs
throughout his career.
Every day, there will be new challenges in the field and
new products in the market. So, one should be aware of all
of them. One needs to sharpen his edges, get aware of the
latest technologies, and make new experiments in his
practice to give something better to society.
In other words, it is a way of your brain cutting through the
clutter and noise of everyday life to make sense of what is
important to you and what is not!”
How do you envision scaling your firm’s operations and
offerings in 2022 and beyond?
Due to our firm’s style and system of working, with the
help of our team of architects and interior designers as well
as 800 skilled workers, currently, we are able to monitor
and manage more than 60 projects of varied categories at a
time. Not only that but this management system is capable
enough to handle far more no of projects than we handle at
present.
Regardless of the size of the project, small or huge, for us,
it has its own importance and uniqueness. So, our effort
always remains the same for each and every project scaling
from 5000 sq. ft. to 3.5 lakh sq. ft.
Our keen focus for any project in future would be that it
symbolizes our USPs, Aspects, Expertise and Experience.

The Inception of the Changing Constant
The husband-wife duo of Prashant and Pratishtha have
completed their Bachelor’s in Architecture from Delhi.
They started their career working for one of the oldest firms
in the country for almost half a decade before plunging to
start their own practice. With their experience working on
projects like a nuclear power plant and being a part of
magnificent institutions like IITs and IIMs, they decided to
put these learnings into their firm, where all projects dealt
with the same vivacity to introduce innovative building and
design solutions.
Prashant says, “Our company believes that ‘the only
constant is change.” It’s true of history; it’s true of events,
of architecture, of design, of everything. Everything in life.
“This motto has helped our company to evolve and adapt to
the changing times and technology, allowing us to create a
niche in different architectural walks. The introduction of
BIM, Project management tools etc., for suitable projects
and keeping ourselves up to date with the ever-changing
market has been the biggest challenge for us, like all
professionals,” reveals Pratishtha.
Enveloping Tech-Centric Times
As they move towards a fast-paced, technology-centric
world, MSAP is moving with the times and creating a
format that envelopes the day’s needs. Whether designing,
communication or purely logistical avenues, they are
revamping their approach to meet the needs of MSAPs
clients. Prashant says, “We have worked over a million
square feet of area that have continuously taught us to
deliver to the inhabitants and their needs are self-evolving
and challenging.”

approach manifolds. It is truly an exciting time to be an
architect, and we are looking forward to leading and paving

Prashant and Pratishtha, have been actively involved in
creating a niche for themselves in the field of architecture
under their partnership firm.
Pratishtha says, “At MSAP, we believe that ideas flow more
freely when architects and engineers work together and
contribute to a project right from the inception of an idea.”
By doing so, they combine their knowledge and learn from
one another, to devise sustainable and fully integrated
design solutions. Alongside the architects and engineers are
the many specialist teams whose expertise underpins the

a user-friendly experience. Prashant reveals, “Our
philosophy is linked to what Philippe Daverio once said,
‘We’re all victims of the architect. Architecture is the only
art that you can’t help but feel. You can avoid paintings, you
can avoid music, and you can even avoid history. But good
luck getting away from architecture.”

“An architect not only designs spaces but creates
experiences that mould us, the cities we build and the urban
fabric of our surroundings. We believe that buildings are
living organisms and should be dealt with accordingly. We
have always known that architecture is the mother of all
arts. And being architects, we feel responsible to uphold our
responsibilities,” expresses Pratishtha.

for us is not a new term or technology. It doesn’t have to be
expensive products but rather be rooted in our history and
practical use of climatology. This inherent critical thinking
has made our projects speak volumes of their character and
integrity,” feels Pratishtha.
Aesthetic Amalgamation of Heritage
MSAP also has a distinct skill set abundantly evident by its
wing that deals with all projects in the exclusive Lutyens’
Zone in Delhi. With MSAPs’ expertise in the interior
collation and aesthetic amalgamation with the city building
and development controls, both Prashant and Pratishtha, as
consultants, have worked on specific parameters for several
projects in Central Delhi. Various government agencies like
the NDMC (New Delhi Municipal Council), HCC (Heritage
Conservation Committee) and DUAC (Delhi Urban Art
Commission) are presented with proposals for any work in
this sacred zone for sanctions which are highly sensitive
owing to the nature and vicinity of the subject matter.
MSAP has successfully firmed their feet in this
authorisation exercise that these conservation zones call for.
The company intends to repossess all avenues that require
architectural expertise. The firm’s latest offering in this
specialized assistance is securing the necessary
authorisation to install the statue of Netaji Subhas Chandra
Bose at the Canopy Behind India Gate. MSAP worked with
the NBCC for the same, and Honourable Prime Minister
Narendra Modi inaugurated the same on 8th September
2022. “It was truly an honour for us to be a part of the
project that will be embedded in history,’ says Prashant.

According to Prashant and Pratishtha, the pandemic was a
teacher to all businesses, and as architects, they were no
different. With site work coming to a halt, they shifted their
abilities to use that time to create a more effective
actionable business strategy and the capabilities they need
to support that strategy.

Their employees were directed to work from home and all
their work, like the rest of the world, shifted to online
meeting platforms.
However, architecture practices mainly depend on
networking, interaction, coordination and site work.
Prashant shares that as they are still recovering from the
pandemic, their complete work model is now based on the

work has allowed them to maximize resource utilization.

Prashant and Pratishtha’s advice to budding entrepreneurs
Solution space is humbly full of sheer daring. Pratishtha
says, “Although we feel that there is still so much out there
for us to learn, the one advice we will give the designer
starting out is don’t be scared.”
Don’t be scared to ask, don’t be scared to question, don’t be
scared to innovate and don’t be scared to speak out your
mind. You will make mistakes, but you will learn.
Architecture is all about experience and observations.
While Prashant suggests, “For anybody who is starting out
or questioning themselves, I will only say this; people may
make fun of you or your ideas but remember that those who
were seen dancing were thought to be insane by those who
could not hear the music.” So don’t be scared. Give it your
best shot, and this community will accept you with open
arms for you and your ideas.

VDC excels in its work, and its strong foundation has a
major share of its Founder Vasant Malunjkar.
Coming from a humble background, he was a young boy
working through jobs in his 20s with a dream of uplifting
the rural masses through his work. Initially working for a
Construction firm in Pune to owning a company with its
first office in Indapur that made a revolution largely for the
masses that had intent but not the direction, he decided to
show his willingness to go around tough situations and put
the firm at the place for what it is now.
Adding a boost to its success, the son Rohan Malunjkar
followed the path laid down, completing education at a
renowned college in Mumbai, Sir JJ College of
Architecture, eventually joined the firm in 2016, taking the
reins for the design department bringing the modern
approach towards project creating the niche intended.
Having an experienced background, it was yet a
challenging task to blend the modern aspects.
the adoption of modern technologies like AI and ML is
impacting the Architectural Designing Solution space
and how is VD Consultants adapting to the change.
The change is always baffling at first, more puzzling like
walking into the unknown. We always need to work around
it to get it right. As the head of the organization, we needed
to go through it first to make the others comfortable with it.
The impact of technologies has revolutionized the game;
numerous applications, more options, and faster output are
just a handful of its contributions giving end consumers a
more realistic view of the future project, ultimately making
it easy for clients and for us to interpret our vision clearly.
Considering the current pandemic, what initial
challenges did you face, and how did you drive VD
Consultants to sustain operations while ensuring the
safety of your employees at the same time?
Initially, challenges for us were obviously our employees'
safety. Our team has been very careful towards the work
carried out. They did help us at the back end to keep our
operations functioning. Working in shifts and from home
was a viable option for us then; handling both offices in
these situations was a task. But our team is determined to
help, support at every end, and share an impeccable bond.
The site visits were mainly handled by us personally,
keeping our staff safe as possible. It was a demanding
circumstance that we all managed bravely.
What would be your advice to budding entrepreneurs
Solution space?
Being in this business thought us to have a distinctive
perspective on the way this sector functions. Our advice
would to the upcoming generations is to stick to the basics
and never compromise on your ideas or dream to have a
better future.
Also, to keep an insight for coming generations, they would
have a better world to live in. it shouldn't be about what you
have now; it should always be about what we leave behind.
How do you envision scaling VD Consultants'
operations and offerings in 2022 and beyond?
We are always open to a venture in the upcoming stages.
Scaling a particular organization will need a strong setup
and full cooperation of the team, which we are absolutely
positive about. We are surely concentrating on the suitable
systems, funding, technology, and potential partners to help
us scale up. We are connecting with our clients adequately
and building the brand. With the scaling up, we are cautious
about the output, which will remain cost-effective and
reasonable, so that scope of operations remains in check
without taking the substantial cost and yet offering the new,
