 The applicant is seeking to combine
multiple lots, in order to demolish the
existing structure and construct a new
commercial facility.

 Plat will establish establish Lot 9, Block 1,
CB 4050 of the Madeline Terrace
Subdivision.
 Lot 9 is a 0.346 acre lot and will have 89.49’
of frontage along Broadway.
 Waiting for approval from CPS Energy.
 Any required easements for utilities will need
to be added to the plat prior to recording.

 The following conditions must be satisfied
prior to the recording of the plat:
 Add the following plat note:
1. New construction shall adhere to the
regulations found in the City’s
adopted zoning code, at the time of
permitting.

 Change title to read “REPLAT
ESTABLISHING LOT 9, BLOCK 1, OF
THE MADELINE TERRACE
SUBDIVISION”
 Match all references to the
subdivision name to the title.

 The following conditions must be satisfied prior to
the recording of the plat:
 Provide approval letters from CPS Energy.
 Any required easements for utilities will need to
be added to the plat prior to recording.
 Remove the topo/contour information from the
plat.
 The replat meets all requirements of Chapter 17 of
the Subdivision Code.

PLANNING & ZONING RECOMMENDATION
 Held a public hearing on November 7,
2017.
 Approved the replat with conditions listed
by City Staff.

PUBLIC NOTIFICATION
 Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website, and a legal notice was printed in
the official newspaper of the City of Alamo
Heights.
