Considerations in using the CM/MC Project Management or Principal Contracting methods:
When R&M Developments propose a scheme to work with Arcadis on; It maybe that the schemes cashflow maybe outside R&M’s
capacity. Our partnership allows us to offer the professional experiences off Arcadis/R&M who work together on each other’s projects.
This CM option allows R&M to be able to work within large and more, complex projects bringing 37 years of trading history as Building &
Civil engineering Specialists who specialise in MMC/OSC / Hybrid construction/ Affordable Homes/ sympathetic Construction & Lifetime
Poverty tackling via innovation in the Home.
For suitably qualified developers, funding partners and registered providers can rely on Arcadis to hire and manage the design team with
Principal Contractor (R&M). This team will be specialists at their own trade and the markets best off the best only.
In the construction management process the CM can be interfaced at different points throughout the design process. To clarify Arcadis will
WRAP all collateral warranties under their Professional Indemnity insurances for all designs and installations on site. Arcadis Will also be
responsible for the projects cash flow responsibilities liaising with the funders monitoring agent directly on all matters. Providing security for
everyone involved within the project’s construction period. The CM is often involved in the pre and post stages of the design phase.
It is advantageous for the CM to be involved in the early stages to review the design, provide value engineering solutions, make
Arcadis/R&M recommendations and offer budgetary assistance.
Construction Management has gained favour in the private sector and often-times replaces the traditional concept of a lump sum contract
between the owner and the contractor. Construction management allows the owner to hire an architect and construction manager (“CM”) at
the same time with no competitive bidding by contractors. The owner, architect, and the CM are a “team” who work together to design a
project, and once a project is designed, the CM is the actual contractor for the project.

Results in time savings from utilizing a team approach by retaining an architect and a CM at the outset of the project where the owner, architect, and the CM make
decisions together
Receives more accurate estimates and pricing due to the CM participating in the pre-construction process and providing real-time feedback on costs, features,
specifications and materials of the project
Access to all construction costs, an “open book” process
Allows the owner to select the CM on qualifications rather than on price
Reduced change orders due to the CM being involved early in the project
Fast tracked schedules by bidding portions of the work at different times to keep the project moving forward
Cost and cash flow assurances for the project during the construction process.
In-house specialist experiences in all disciplines from design, Structural, MEP, piling, Civils to project delivery on-site inline with all H&S, CDM and Legislative actions
required.

Overview of the Proposition Considerations in using the CM/MC Project Management or Principal Contracting methods: When R&M Developments propose a scheme to work with Arcadis on; It maybe that the schemes cashflow maybe outside R&M’s capacity. Our partnership allows us to offer the professional experiences off Arcadis/R&M who work together on each other’s projects. This CM option allows R&M to be able to work within large and more, complex projects bringing 37 years of trading history as Building & Civil engineering Specialists who specialise in MMC/OSC / Hybrid construction/ Affordable Homes/ sympathetic Construction & Lifetime Poverty tackling via innovation in the Home. For suitably qualified developers, funding partners and registered providers can rely on Arcadis to hire and manage the design team with Principal Contractor (R&M). This team will be specialists at their own trade and the markets best off the best only. In the construction management process the CM can be interfaced at different points throughout the design process. To clarify Arcadis will WRAP all collateral warranties under their Professional Indemnity insurances for all designs and installations on site. Arcadis Will also be responsible for the projects cash flow responsibilities liaising with the funders monitoring agent directly on all matters. Providing security for everyone involved within the project’s construction period. The CM is often involved in the pre and post stages of the design phase. It is advantageous for the CM to be involved in the early stages to review the design, provide value engineering solutions, make Arcadis/R&M recommendations and offer budgetary assistance. Construction Management has gained favour in the private sector and often-times replaces the traditional concept of a lump sum contract between the owner and the contractor. Construction management allows the owner to hire an architect and construction manager (“CM”) at the same time with no competitive bidding by contractors. The owner, architect, and the CM are a “team” who work together to design a project, and once a project is designed, the CM is the actual contractor for the project.

Provide cost effective document controls of all project participants to ensure correctness. Protect the Owner from unnecessary liability. Provide management expertise, applying resources wherever needed. Provides the owner a guaranteed maximum price (“GMP”) Results in time savings from utilizing a team approach by retaining an architect and a CM at the outset of the project where the owner, architect, and the CM make decisions together Receives more accurate estimates and pricing due to the CM participating in the pre-construction process and providing real-time feedback on costs, features, specifications and materials of the project Access to all construction costs, an “open book” process Allows the owner to select the CM on qualifications rather than on price Reduced change orders due to the CM being involved early in the project Fast tracked schedules by bidding portions of the work at different times to keep the project moving forward Cost and cash flow assurances for the project during the construction process. In-house specialist experiences in all disciplines from design, Structural, MEP, piling, Civils to project delivery on-site inline with all H&S, CDM and Legislative actions required.
