It has over 10 years of experience in the industry and currently manages over 2000 units across 13 different properties. The company aims to provide high quality services at a competitive cost while maintaining strong safety and customer service standards. It employs building managers, cleaners, gardeners and supervisors to deliver cleaning, gardening, waste removal and other property maintenance services.

DD Facilitators Pty Limited was established in 2012 and has been actively serving building
Maintenance, Residential and commercial maintenance requirements.
We strive to provide the best possible quality at a very competitive cost. Like many other industries,
cleaning requires rigorous skills, sound knowledge and professional practice to maintain the highest
possible standard to meet clients’ needs. DD Facilitators Pty Limited closely follows the industrial rules
and standards and has polished and improved its operational system in the past few years, to ensure

BUILDING MANAGER RESPONSIBILITIES
1. Assist the Owners Corporation keep the Common Property in a clean and tidy condition.
2. Assist the Strata managers and the Owners Corporation to keep the Common Property and all
plant and equipment used in connection with the Common Property maintained in a good state
of repair. Including:
Ensuring all lighting in the Common Property Is operating and arranging at the expense
of the Owners Corporation for the maintenance of the same by a duly qualified person
Arranging access for the inspection of-fire-fighting -equipment from time to time by an
appropriately qualified person to ensure It complies with all relevant statutory
requirements

4. Ensuring all equipment located in the gym (if any) is operational and where appropriate,
is maintained regularly by a suitably qualified person
Ensuring contractors have access to clear all gutters and down pipes and all drains
running from or servicing the Common Property are functioning efficiently
Arranging access for contractor for the control or eradication of vermin, pests, insects
and noxious weeds by a certified contractor and that the Owners Corporation effects
and keeps current as required a suitable maintenance contract
At the direction of the strata management and expense of the Owners Corporation
liaising with the Owners Corporation for the establishment with suitably qualified
contractors of contracts for the maintenance of the Owners Corporation’s machinery,
plant and equipment
At the direction of the strata management and expense of the Owners Corporation
arranging for the repair of the Owners Corporation’s machinery, plant and equipment
with suitably qualified contractors
Facilitating access for contractors that are attending the Building for maintenance and
repair and overseeing the performance of the contractor’s personnel.
3. Report promptly to the Owners Corporation on any apparent breach or non-compliance with the
By-laws by owner’s occupiers, visitors, licensee’s invitees, trespassers and all other persons who
may enter the Strata Parcel that comes to the attention of the Building Manager.
4. Inform the Owners Corporation strata managers of any actual knowledge that it has concerning
the need for repair or maintenance of Common Property, including any machinery, plant or
equipment.
5. At the direction and expense of the Owners Corporation supply and erect such signs and notices
on Common Property for the proper and efficient control, management, use and enjoyment of
Common Property and in particular car parking signs and notices.
6. Comply with all written directions of the Owners Corporation regarding policies or procedures to
be observed by the Building Manager in carrying out its duties.
7. Assist the Owners Corporation regulate the use of security keys or cards for car park access
8. Keep a log of all security keys and cards and issue security keys and cards in accordance with the
policies prescribed by the Owners Corporation.
9. Arrange for the collection and removal of all garbage, rubbish, refuse, or waste from Common
Property.

application of OH&S policies.
It is standard procedure to perform risk assessments prior to starting of any work to ensure
the safety of our Clients, Employees and the General Public.
After an initial site assessment, we perform a free initial cleaning of the site to establish a
standard for the site, allowing our performance to be evaluated, in conjunction with our
intention to meet our client’s expectations.
A daily cleaning check list is supplied to the individual cleaners to ensure the quality of the
work performed and to enable the performance of all the work in the time frame provided.
Staff are provided site specific and OH&S inductions, ensuring cleaner’s room and chemicals
meet the minimum requirements as per the MSDS specifications
Operational manuals, MSDS sheets and required forms will be placed in the cleaner’s room
along with the emergency contact details.
All equipment’s and chemicals will be delivered prior to commencement of works and
adequate onsite training will be conducted.
It is staff policy to be dressed in the company’s uniform whilst at the workplace. Staffs are
required to act professionally towards all aspects of their work and provide customer service
etiquette at all times.
10. Arrange access for regular inspections set up by the strata managers of any electric or electronic
security or other service systems on the Common Property including security intercoms for Lots
and the security system regulating car park access.
11. Regulate and control the entry of persons and goods into the Building when owners or occupiers
of any Lot are moving into or vacating a Lot.
6. Provision of a weekly meeting with the supervisor who will then provide a regular monthly
report, with all the preventative maintenance and site inspections conducted in that month,
to our area managers.
Periodical works as per contract (e.g. high pressure cleaning, high dusting, strip and seal etc)
conducted in a timely manner as per schedule and full report submitted to the client.
Area managers constantly update staff with information on the latest cleaning products and
equipment, ensure provision of training, and induct all the staff and monitor performance of
individual members of the team.
Staff reviews of individual’s performance occur on a yearly basis and provide for individuals
to receive incentives ensuring future growth of the company.
Our aim is to provide our clients with the highest standard of cleaning with minimal
disruption. To ensure this outcome our staffs are individually selected based on the nature
of the work.
Staffs maintain pride in all work undertaken and constantly provide that “a little bit extra”,
setting us apart from the competition.
OH&S Policy
DD Facilitators Pty Ltd recognizes its moral and legal responsibility, in particular to the Occupational
Health and Safety Act 2000, to provide a safe and healthy work environment for employees,
contractors, customers and visitors.
This commitment extends to ensuring the organization’s operations do not place the local community
at risk of injury or illness. DD has designed a safety program to mitigate, wherever possible, the risk of
injury to all employees.

OHS management system (OHSMS).
Our OHS management system promotes the general growth of awareness regarding OHS matters.
The OHS management system incorporates measures to foster sustained OHS improvements. It is
purely designed to promote safe workplaces through health and safety management, to re-enforce
best practices and focus for improvement.
Occupational Health & Safety working conditions are the responsibility of all staff members, at all
levels of authority.
