When you list a house it becomes a product. Just like other commodities for sale, your house must be seen
in order for it to SELL. And to sell quickly and for the most possible money it needs to stand out from similar

Let’s take your car as an example. When you prepare to sell it what do you do?! That’s right, most people
empty it of all personal belongings and have it detailed. The goal is to make it look as close to showroom
condition as possible.

Their Realtor doesn’t know how about the benefits of Home Staging and doesn’t suggest it. This is really

Today's buyers are interested in moving into homes that don't require 'move-in repairs'. They don't want to
paint, patch and remodel…they are usually busy, two income, and needing to quickly get on with their lives.
Smart buyers look for a house that is 'move-in ready' in all aspects; and a 'Staged Home' is just that. Staging
the house creates a series of great impressions, motivating a buyer to linger; making them want to move in
and not move on!
What is the ultimate goal of Staging? Why is it important to Stage both inside and outside the home?
Because the ultimate goal of Staging is to sell the property at the best possible price, in the least amount of
time and with the least amount of disruption (drama) to the seller.
3. A Staged home is not a decorated home. It is de-personalized and de-cluttered. It is clean, bright, inviting,
fresh and has a 'wow' factor that unstated homes just don't have. It removes the homeowners 'stuff' so the
best view of each room the best traffic pattern and the best curb appeal is presented.
Any Realtor will tell you they have had potential buyers who will not even get out of the car just because of
the impression made from the outside. Staging includes curb appeal recommendations. The buyer needs to
feel she is AT HOME, not in YOUR home.
An Accredited Staging Professional has the best interest of the homeowner in mind, wanting to have the
home showcase at its best.
Now that you understand what Staging is and what it can do for you, we want to take a minute and tell you
about us and how we work. It’s important that you see that what we do as your Stager will help you get top
dollar for your home in the shortest amount of time possible.
We work entirely different from most Stagers in that we work in steps because that is the way to provide you
with the best possible service and results.
First, we meet you and come see your home. That way we get to know each other better and can find out
all about your home. We’ll take detailed notes and with your permission we will take digital photos of your
home inside and out as well.
We’ll also provide you with some background about us and our company, my training and experience in
staging, our professional policies, some testimonials about the work we've provided for other clients and other
information we think is useful. Our past sellers have told us how much they appreciate learning this.
Next, we go back our office and prepare our Staging Bid for you. When we get together again we’ll go
through that with you and share with you all the wonderful ideas we have to Stage your home and help you
maximize your equity!
4. Once it's ready, we will present the results of our consultation with you. We will need some time alone to go
back through your property room by room to fully formulate and re-verify the plan and write it down. Once
we’re through we’ll sit down with you and go over our written, detailed strategy.
Here is what you can expect from our consultation:
A written proposal for all the work we will do including dates for the installation and the items we will be
bringing into your home.
An estimate of the time it will take to complete the staging when we begin... usually anywhere from 2-4
hours. Larger homes and/or empty properties require more time and furnishings.
A detailed list of preparation needed to be completed by you before we begin the actual staging and this
includes: de-cluttering and organizing: closets to be emptied and organized, cupboards to be cleaned and
arranged, painting and repairs to be completed, a thorough house cleaning before we begin.
A request of a copy of your Property Disclosure Statement for our files. It is important to understand, ASP
Staging is never about concealing defects or damage to any property. It is about fully showing the features of
a property, including defects, never hiding them.
A firm bid price for the work and services we recommend including the options available for payment. We
can do everything for one price, just some things for another and even less for less.
