1. Leasing and rent arrangement throughout the country

Lease:Lease meansa contractual agreementwhere assetschange itsownershiptemporarilyfor
productive andunproductive purpose on the basisof installmentorpaymentforacertainperiodat
once.
Rent:rentingisan agreementwhere apaymentisdone forthe temporaryuse of a good,service or
propertyownedbyanother.
Some local leasingandrentingterm:There are some locallyusedtermfordifferentkindsof leasingand
rentingarrangement.Thistermsare introducedanddiscussed below:-
“Bandhak”This isa kindof leasingarrangementusedinagricultural production.Itisusedforagricultural
land,animal,pondandso on.It has some criteria,these criteriaare discussedbelow: -
i. Ownergetsfixedamountof moneyata fixedtime once.
ii. Ownerhasto repay the moneytoregainhisland
iii. Durationminimumone year
iv. Contracts are writtenor unwritten
Leasingor rentingforagricultural land:
InMymensinghagricultural landsare leasedorrentedinthree ways.Theyare discussedbelow:
a. Bandhak:Ownerisgivencertainamountof moneybyfarmerwhichthe ownerhas to repay
to regainhisland.The amountof moneyforbandhakisincreasingwithtime.
b. Khuraki:
- Paymentisnotregained
- Writtenrules
- Withinthe contractedtime ownercannotclaimhisland
- Aftercontractedtime ownereasilygetsbackhisownership
c. Baghi:
- It isassociatedwithproduction
- Ownercan getfiftypercentof yieldafterproduction
- 50% of seedcost,insecticide cost,powertillercosthasto be sharedwithfarmer
- It has nowrittendeed,ownercanclaimhislandanytime he wants
There isa special kindof Baghi calledChukti Baghi
- Certainamountof yieldis giventothe owner
- Ownerdoesn’tshare anycost of production
2. Leasingor rentingof pond:
i. Certainamountof moneypaidto the owner
ii. No repaymentneeded
iii. Writtencontract
iv. Contract forcertainperiodof time
v. Withinthistime ownercannotclaimhispond,he can againclaimhisownershipafter
the contract ends
vi. Done for longerperiodlike1-10 years
Leasingor rentingof animals:
Animal leasingsystemisknownasBaghi.
- Ownerpaysthe price of animal
- Ownersharesfiftypercentof rearingandmedicine cost
- Whenthe animal issold,ownertakesthe equivalentof principal costandprofitis
distributedequally
Bari vara or residentialrent:
- Renterhasto pay specificamountof moneywhichcalledadvance.Advance isequal
to rentof 3-4 months
- Renterhasto notice ownerat least3 monthsbefore movingout
- No writtendeedsusually
- It can be leasedtoo,thenownerhastopay one time certainfixedamount
- Certaintime periodwillbe fixedinthe deed
Gari vara ( car rent) :
- Cars busesor truckscan be rentedfor short periodof time
- Paidon dailybasis
Some otherrentingterms:
Khuraki:
- Done for one season
- Ownergetscertainamountof money
- Writtencontract
- No repaymentneeded
Dokanvara:
- Certainamountof moneycalledbaynaor advance ispaidto the ownerand rentis
paidmonthly
- Writtencontract
- Aftercontract isexpiredthe ownerhastogive back the advance money
