OBJECTIVE
The Police Youth Centre located at the southeast corner of Hog’s Back Road and
Prince of Wales Drive, at 1463 Prince of Wales Drive has been sold to a
developer to be developed as a condominium building. The existing building will
be demolished and a new 12-storey reinforced concrete condominium building
is planned. There already exists a number of mid to high-rise condominium buildings
in the area, raising concerns over adversely affecting the traffic flow. Its location
being near Mooney’s Bay and parks and green lands also raises concerns over the
environmental impact of the development.

As per the city of Ottawa
By-laws, a traffic brief is
required for a residential
construction which would
create between 76 and
150 new vehicle trips per
hour.

Environmental assessment is an established part of
the planning process in the project. A technical and
robust approach is essential to ensure a cost-
effective outcome. The conducted investigations and
studies include :
• Environmental Site
Assessment
• Waste Management
• Noise Study
• Storm Water Management
The sustainability analysis covered
energy conservation concepts:
• Optimum use of daylight,
• Green materials,
• Optimum heating and water
usage.
The following are the categories
that were focused on in the design:
• Sustainable Sites
• Energy and Atmosphere
• Water Efficiency
• Materials and Resources
• Indoor environment Quality
• Innovation in Design
