Established in 2006, Clean Management Solutions (CMS) was the result of a corporate restructure
between European manufacturing division, LadderFree and its cleaning division, Clean Management.

Recent Projects undertaken by Clean Management Solution have included;
1. The design and supply of Public space restorations. 2010-2013 CMS has carried out Concrete
Restorations for The Gold Coasts’ premium City Centres and Public spaces throughout
Southport, Surfers Paradise, Broadbeach and Labrador. This project included pre-
commencement audits on trip/slip hazards, designing a suitable hard scape outcome and
installing a safe non-slip and visually appealing space within a budget.
2. Disaster Support Contractor to the State Government during Brisbane’s flood recovery in
2011&2013. CMS supplied and managed crews for the State Government Arts and
Entertainment precinct in Southbank during these floods. CMS provided over 80 personnel and
specialised equipment to clean up and restore the seven major public arts buildings and car parks
within the cultural centre precinct. During this project CMS worked directly with the state
governments emergency facilities coordinator to deliver a safe and inhabitable environment for
the staff and public to return to the area.
3. Restoration contractor to the State Government’s Arts restoration project. CMS was the
successful tenderer to the State Governments four hundred and eighty thousand dollar Arts
Precinct building restoration in 2013. CMS out of twelve companies were successful in gaining
the tender and carrier out various works, Height safety wash downs, Restoration of external
surfaces and sealing to Queensland Performing Arts Centre (QPAC), Queensland Museum and
The State Library. This project included the auditing of the current safety systems and the
manufacture and installation of new Safe access ladders, Anchor points and fall arrest systems
prior to our crews beginning the restoration works.
4. Painting contractor to Archerfield Airport in 2013. CMS provided cleaning and painting
services to hangars. This project entailed strict access guidelines as we used EWP to access the
building exterior and supervisors had to directly converse with airport coordinators due to airside
working at heights restrictions.
5. Height Safety service provider to Brisbane Airport Corporation 2009-2013. Since 2009,
CMS has been providing solutions to schedule and maintain various BAC managed assets. This
service has seen systems such as the Eco68 and the LadderFREE system used to ensure safe
working protocols have been maintained throughout all works.
6. Environmental Hard surfaces maintenance provider to Gold Coast City Council. Since
2008 (& currently), CMS has provided contract and post event services to all Gold Coast assets
and Public Hard surfaces. Over this time we have developed solutions which have gained the
attention of the industry by developing Australia’s first industrial “fully electric, silenced” steam
cleaner the Eco68 for ongoing maintenance cleaning of city centre hard surfaces. This initiative
has won the loyalty of our clients. It is an environmental breakthrough offering all full wash
down services without the need for harmful chemicals or noise pollution.
7. The CMS LadderFREE System. CMS’s LadderFREE System was one of the companies’
premier introductions into the Australian facility maintenance market. The LadderFREE brand at
its core was our founding European partners manufacturing business. CMS launched this safe
high access cleaning system into the Australian market in late 2005. This system today as much
as it was back then, is our flagship solution to working safe at heights. The LadderFREE system
allows workers to clean multiple surfaces up to 5 storeys high from the safety of the ground. The
carbon fibre telescopic poles are super lightweight and durable. This system is currently being
used at the Brisbane Airport for its Windows, Alucobond panels, architectural sunshades and
structure cleaning applications. As an added benefit the system not only keeps our workers off
dangerous ladders at height, but also uses one tenth of the water of an average pressure cleaner
and there is no fuel, carbon or noise pollution.

At CMS we have invested heavily into systems, branding and technology. Our mission is to lead the
industry in the development of new and greener technologies and to constantly develop our brand and
street appearance.
Here are some of the developed products that set CMS apart from our competitors.
The 2008 developed CMS8000, is a custom built tanker system with a triple stage 200 degree steam
system. The steam cleaner is coupled with 250M of lead hose for the ultimate extended working
capability. The system allows the crew to effectively transit and clean safely around car parks, mall
areas and footpaths without the restriction of having to refill at short intervals. The custom set also saves
water compared to the industry standard pressure cleaning units with steam using 45-60% less water
during its cleaning operation. The system also allows for water re-capture with the vacuum system
(pictured below centre) collecting 98% of overflow water.

The 2011 developed ECO68 is the first of its kind in Australia. The system design utilises full sine-
wave electronic operation with the cleaning system being driven without the need of industry standard
diesel or petrol engines. As standard the ECO68 now comes with two triple stage (200 degC) steam
systems plus the ability to run the system hot or cold for varying surface types. Over and above the
standard features of steam cleaning, chemical feeders, extended work ranges and 6000L onboard water
storage, the ECO68 has several other major industry leading benefits. One of the greatest achievements
with producing the ECO68 was it being a silenced unit. The system has been silenced down to 68Db(A)
through design, as well as a series of sound barriers within the enclosed unit. At 68Db(A) the audible
output is no more than the average roadside traffic noise or a domestic vacuum cleaner compared to
95Db(A) on our standard fleet.
The ECO68 system also boasts a substantial drop in our carbon footprint with cleaner energy being
utilised with three less petrol driven engines per working unit. Other state of the art additions include,
Electric reels for better control and work speed, improved LED lighting for safety and visibility,
Improved work space access, Improved mobility with work space cameras, onboard computer terminal
and ergonomic design to reduce crew fatigue. The ECO68 is our answer to the industry problems such
as noise pollution, water restrictions, onsite mobility, fuel consumption, and crew fatigue. All of which
we have faced as contractors over the past 7 years.

Kevah is a powerful software solution that aids in managing sites and their assets by completing reports
with a handheld PDA on site. This information is synchronised to a PC and server where distribution of
such data in the form of reports provides managers with an objective tool to measure cleaning
performance. Kevah provides CMS and its clients regular, consistent and accurate inspection and
reporting, precisely summarising the performance and condition of sites. The combination of forms and
reports, such as damage reports, asset surveys, incident reporting and WHS inspection reports, provide
an easy, fast and complete cleaning management tool that allows clients to track the cleanliness of the
site and the performance of cleaners.
From the Kevah Desktop, CMS can view reports and export them to MS Word or MS Excel, providing
individual reports complete with photos and signatures and summary reports of inspections, ready to
total up, sort or filter for analysis and planning. Information back to clients is clearer and more accurate.
The unique patented process of Kevah allows CMS to capture data on the move while providing a time-
date stamp on all records, offering an audit trail and verification of reports. Kevah has proved to be very
valuable for both CMS and its clients. The accurate reporting of events, the proof of vital information
and the time-saving in report writing have been the main benefits of implementing such a useful site
management system.

innovation approach to cleaning and maintenance tasks. With this progressive approach, CMS remains
the market leader with its trademark LadderFree “cleaning at heights” system and its newest pressure
washing system, The CMS8000 (wash recycle and reuse). With our environmental management plan
and ecofriendly equipment within the fleet, CMS is proud to showcase that we are committed to being
an environmentally responsible company to all of our clients and the industry as a whole.
An integral part of our staff training focuses on environmental sustainability, staff are trained to carry
out there duties efficiently and effectively with the minimum use of environmental consumables such as
on site water and power. Staff and Client safety is of paramount importance. During our cleaning
activities we aim to only use non-toxic, biodegradable cleaning chemicals to greatly reduce the risk of
injury and sickness as well as reducing the environmental impact of these activities.
Across all of CMS services we are continually researching Greener initiatives as well as developing
greener, more efficient equipment. Where possible throughout our processes, from our own offices to
on site situations biodegradable products are used.
On site processes to reduce waste include the effective use of refillable bottles for cleaning products.
CMS uses chemical suppliers who have a policy of collecting and reusing bulk containers when ever
