• Las Vegas Towers (LVT) was planned as a 5-star hotel-casino development in Las Vegas, NV, of ap-
proximately 10 Million SF. IDM Properties, LP had full development responsibility for organization
and documentation of all equity and debt finance, and the management of the design, engineering,
entitlement, marketing, sales, legal, construction, and other processes / teams. The Design was led
by SOM, RTKL and SP. Primary legal services are provided by KKBR&F and PWSP, among others. It
was in Pre-Construction when halted due to the economy in 2008. Ms. Möller’s firm was responsible
to manage design and construction professionals, achieve the intended 5-Star design, maintain qual-
ity, protect the owner’s financial position and complete on schedule.

• The Renaissance Grand Hotel project was a year into its 2-year construction schedule when Ms. Möller was
engaged as the Historic Restoration, Inc.’s (HRI) Sr. Vice President, Design & Construction. As the Owner’s
representative, she assumed responsibility for managing the project’s timely completion within budget. The
design/build Guaranteed Maximum Price (GMP) project faced $20 million in cost overruns due to inadequate
documentation and unfavorable shifts in the bidding climate. Ms. Möller’s objective was to achieve the intended
4-Star design, maintain quality and protect the owner’s financial position while assisting the general contractor
in remedying design issues, mitigating the GC’s $20 Million cost overruns and completing on schedule.

• Ms.Möller,as Sr.Vice President,Capital Projects,with The Griffin Group,was responsible for developing master
plans for all the Merv Griffin Hotels’ properties. Foremost among them was the Beverly Hilton. A Physical
Assessment Analysis of the existing asset was prepared under her direction and a master plan established for
improvements to the property. In conjunction with Mr. Griffin and the Hotel’s General Manager & Executive
staff, a matrix of renovations was developed, budgeted and scheduled. The 36 Cabana Suites, a low-rise hotel
wing adjacent to the pool, became the primary focus for immediate renovation. In addition, construction of a
bridge connecting the International Ballroom (IBR) to the Cabana Suites was approved to facilitate use of the
Suites as green rooms during major events held annually at the Beverly Hilton. Ms. Möller was responsible
for establishing the owner’s program, developing scope, schedule and budget, assuring that Hilton’s 4-Star
design standards were achieved, maintaining quality and protecting the owner’s financial position while as-
sisting the architect and general contractor in addressing design solutions, mitigating costs and meeting a
very constrained schedule.

• Ms Möller brought leadership and direction to the project, which enabled the team to move from design
development drawings to a completed project in 5 months. The initial $2.6 Million budget was met, on
schedule in five (5) months in time for use during the Golden Globe Awards.

• Ms. Möller joined The Griffin Group as Sr.Vice President,Capital Projects,just as Merv Griffin’s Scottsdale
Hilton renovation project was entering its sixth month of design, with a GC providing pre-construction
services and abatement in progress. The Hotel Project, originally budgeted at $14 Million, was ap-
proaching $21 Million based on design development documents pricing but lacked a final program
defining scope. Ms. Möller was responsible for establishing the owner’s program, revising scope,
assuring that Hilton’s 4-Star design standards were achieved, maintaining quality and protecting the
owner’s financial position while simultaneously assisting the architect and general contractor in ad-
dressing design solutions, mitigating costs and meeting a constrained schedule.
Value Added:
• Ms Möller brought leadership and direction to the project, which enabled the team to move from
design development drawings requiring major value engineering to a completed project in 12 months.
The initial $7 Million overrun was reduced to a $4 Million increase based upon quantifiable owner
program requirements. Phase 2, the Fitness Center, a design/build GMP, was completed within
budget and on schedule in 10 months. Bo Calbert, President of McCarthy Building Companies,
wrote that “Ms Möller’s total commitment, her integrity and her passion for success carried us all to
the finish line. Failure was not an option for Ms Möller.”

• Riverport Casino Center, a joint venture development between Players International and Harrah’s, consists
of land-based retail and boat-in-a-moat gaming. The Players Island Casinos, themed as Caribbean islands,
include a 5,000 gallon saltwater aquarium, waterfalls, rockscape and palm trees. The Island Terrace, Play-
ers’ signature restaurant, with seating for 140, continues this theme. Ms Möller was engaged as a Sr. Vice
President by Players International to institute a construction and development department, to oversee
Players’ JV interests in the project, manage the design and construction of the casinos and assure its
completion within budget and on schedule. The project was under construction when Ms Möller joined
Players International.

• Ms Möller was responsible for managing the development of Hawaii’s tallest building, First Hawaiian
Center, home of First Hawaiian Bank’s corporate headquarters, its Main Branch and the Contemporary
Art Museum’s downtown gallery. The structure occupies an entire block within the heart of Honolulu’s
financial district. As Vice President with The Myers Corporation, her responsibilities included overall
management of the development, interfacing with the bank’s chairman and senior executives, prepar-
ing proforma, scheduling, budgeting, the selection and coordination of 23 design and engineering
professionals, development of bid packages and construction management.
Value Added:
• Ms Möller’s training as an architect enabled her to effectively evaluate the design with respect to maxi-
mizing the value of each design decision and the return to the client. She maintained fiscal control of
the project’s soft and hard costs. Keen attention to detail and an ability to determine equitable solutions

First Hawaiian Bank’s Processing & Data Center

• Ms Möller was responsible for leading the development team for First Hawaiian Bank’s state-of-the-art
processing and data center, Kamehameha Industrial Center. Responsibilities included assisting the owner
in site selection and acquisition of the parcel, relocation of tenants and demolition of the existing struc-
tures. Analysis of development scenarios and assisting in preparation of the owner’s program occurred
simultaneously with the demolition. Selection and coordination of the specialty consultants for data &
communications, MEP, computer systems and equipment requirements was a primary focus during the
design phases. The bank required the facility to be completely redundant and the vault be designed
to serve as a ‘Federal Reserve’ depository for the Hawaiian islands. Parking is beneath the structure
and in a connected 3-story structure. Site access was constrained by a major highway and immediately
adjacent structures. Ms Möller interfaced with the bank’s chairman and senior executives, scheduling,
budgeting, managing selection and coordination of design and engineering professionals, development
of bid packages and construction management.
Value Added:
• Ms Möller’s architectural background allowed her to work closely with the Bank’s architect in analysis of
development scenarios, establishing the owner’s program and determining viable design and budgetary
solutions. Her ability to follow complex issues through to a successful conclusion enabled her to manage
and monitor the specialty consultants’ requirements throughout the design and construction phases.
Commitment and perseverance were instrumental in motivating the team and realizing the in-budget,

Aloha Tower Waterfront Proposal

• The Aloha Tower Waterfront RFP was a national competition to secure the development rights to
Honolulu’s waterfront under the control of the Aloha Tower Development Corporation, a Hawaii
State agency. Hemmeter Corporation’s response was conceived and executed in less than 6 months
and encompassed 3.8 MM SF of office, residential, sports arena, cruise port facilities, marina, cultural
center, commercial and retail space and 2.1 MM SF of parking. The submission included schematic
drawings of the primary elements - 20,000-seat Forum Sports Arena, 550,000 SF Office Tower, 395-
Unit Residential Tower, 449,000 SF Cruise Port Facilities, 9,000 SF Aloha Tower Restoration, 7,100
SF Harbor Fire Station, 425,000 Office & Retail and 1.4 MM SF of parking structures - and diagrams
of secondary components, complete financial proforma, transportation report and cruise/harbor
analysis. The proposal was presented as an 11x17, 310-page, offset print volume, an 11x17 20-
page color-plate volume and a 24’x24’, 40-scale model (photos above) showing the project area
and downtown Honolulu within a 1 mile radius of the waterfront. Schematic costs were prepared
by Tokyu Corporation which estimated the project at $1.3 Billion (1989).
Value Added:
• Ms Möller was introduced to the Project in the 4th
month of its 6 month duration. She was charged
with organization and coordination of the designers, engineers, consultants and Hemmeter and
Tokyu Corporations in developing the final financial analysis, solutions and determining the form of
the proposal submission. The scale model was underway, however no printed material had been
developed. “Her expertise in orchestrating large projects, . . . her ability to think on her feet and
make judgments,” as developer Christopher Hemmeter noted, resulted in coordination of the design
team, all consultants, community groups and vendors resulting in a cohesive presentation for the
proposal, in less than six weeks, and issuance of the final proposal.

• Located in Laguna Niguel, California, the site, with its existing executive golf course, was purchased by
Hemmeter Corporation in early 1988. Ms Möller, as the Project Manager/Architect, was responsible
to lead the design team, coordinate specialty consultants and secure governmental approvals. The
Monarch Beach Resort & Convention Center Hotel encompassed 850-rooms, 104,000 SF conference
facilities, 20,000 SF ice skating rink, 26,000 SF retail, 11,000 SF health spa, 10,000 SF golf clubhouse,
8 restaurants &lounges, a tram, 2.5 acres of formal gardens & lawn bowling greens, tropical pools,
lagoons and water slide, a 755,000 SF parking structure, 18,000 SF beach club with restaurant and
redesigned 18-hole golf course. It was estimated at $220 million in construction cost. The Regency
Club, a 276-room hotel with 10,000 SF spa, Chinese restaurant, formal and informal gardens and
private tram was estimated at $110 million construction cost. The projects were put on hold in mid-
1989 for re-evaluation by the owner and subsequently sold in August 1989.

• Ms Möller’s ability to orchestrate large projects and maintain the team’s focus on the owner’s design
and budgetary objectives were crucial in securing timely reviews and approvals for the project. Her
tenacity and tireless work effort in managing the team’s design efforts to achieve a design within the

HISTORIC 1926 YMCA CONVERSION TO HEMMETER CORPORATE OFFICES

• Located in Honolulu’s historic Capital District, the 1926 YMCA was purchased by Hemmeter Corporation
in 1987 and converted into its corporate headquarters. The restoration project was required to meet
the exacting standards of the National Park Service (NPS) for preservation. Ms Möller, as the Project
Architect/Manager, was responsible to lead the design team, coordinate consultants, secure governmen-
tal approvals, liaise with the Hawaii State Parks, Historic Sites Division, and the Department of Interior,
National Parks Service, Western Region, as well as monitor the general contractor for compliance with
the design documents and NPS approvals.
Value Added:
• Ms Möller’s ability to establish a trusting relationship with the NPS, and, as Chris Hemmeter noted,
her ability to “function within the diverse society and complex political situation existing in Hawaii”
was crucial to securing timely review and approvals for the project. Her tenacity and tireless work
