3. Dear reader,
Our vision is a world where everyone has a decent
place to live. We, at Habitat for Humanity Armenia,
fully acknowledge and act gratefully to have that
World. That is why every year brings more families
the happiness of having a safe and secure shelter.
Armenia should become a country where everyone
has a decent home.
By reading Habitat Armenia's Fiscal Year 2018 plans
you will learn not only about our projects and
planned activities but the main achievements for
Fiscal Year 2017 as well. Thus, I am delighted to
share that in FY 2017 our partner families, internatio-
nal and local volunteers, partner financial organiza-
tions and other supporters joined efforts and helped
us serve 870 low- and middle-income families, host 7
Global Village teams, provide housing support
services to 1,013 families and diversify available
projects. However, the main achievement is the start
of Restoring living conditions in Armenia project.
With that project Habitat Armenia aims to establish a
Restore Resource Hub.
We will continue our efforts towards achieving
Habitat vision with your valuable support. Together
we can make a difference!

AboutHabitatforHumanityArmenia
Habitat for Humanity Armenia (Habitat Armenia) is the national office of Habitat for
Humanity International founded on the conviction that everyone should have a
decent place to live.
Since 2000, through the work of Habitat Armenia, more than 6,000 low- and middle-
income families have found new hope in the form of affordable housing. More
recently Habitat Armenia has increased their stake in affordable housing by helping
to institutionalize energy efficiency in the country. By partnering with financial
institutions, local municipalities, as well as international organizations, homeowner
associations and tenants of residential buildings, Habitat Armenia initiates
substantial sustainable energy projects in residential sector.
Through financial support, volunteering or adding a voice to support affordable
housing, everyone can help families achieve the strength, stability and self-reliance
they need to build better lives for themselves. Through shelter, we empower. To learn

5. HousingMicrofinance
In partnership with Universal Credit Organizations, Habitat Armenia implements Housing
Microfinance projects that help low- and middle-income families receive loans from financial
institutions. These families use the much-needed loans to renovate and repair their homes,
improve energy efficiency, water and sanitation conditions, and create access to renewable
energy. These microloans give families a chance to enhance their living conditions. The projects
also aim to revitalize war-affected urban and rural communities. Since its inception in 2000 until
June 30, 2017, Habitat Armenia has served 4,453 families within its Housing Microfinance
Projects.
The main housing problems that low- and middle- income households face are poor condition of
gas supply, water and sewage systems, insufficient or absence of thermal insulation and
unhygienic conditions of bathrooms and kitchens. Poor condition of windows is also a major
problem in all regions. In some regions many families still do not have a proper heating system
and heat their houses with wood or dung which adversely affects their health, as well as
imposes negative impact on the environment.
Within the scope of the Housing Microfinance projects, Habitat Armenia also provides
technical assistance to families and partner financial institutions through training programs,
construction technical advice and informational brochures. The projects also allow
volunteers to help families with construction.

Armenia's 2,500 sunny hours per year creates a good opportunity for families to harness the
sun's power for solar energy. This project aims to give low- and middle-income families access
to loans for purchasing and installing solar energy systems at the household level. The newly
installed solar energy systems will provide families with reliable water heating and electricity
supply for most of the year while phasing out increasingly more expensive energy options.
Over the last decade, the price of natural gas more than doubled in Armenia. This drastic price
increase adversely impacted the heating conditions of low- and middle-income families. Thus,
successful implementation of an alternative energy source through this project will significantly
combat the constantly rising energy prices, as well as improve the social well-being of the
population at large. Habitat Armenia also raises awareness for solar technologies and its
benefits through training programs for partner families and financial institutions.

Residential Buildingsโ Renovation and Energy Upgrade
Homeowner Associationsโ Capacity Building
ResidentialBuildings'Maintenance&EnergyEfficiency(EE)
In Armenia, nearly half of the population lives in apartment buildings (around 19,000 buildings
and 435,350 apartments). A significant part of the housing stock is in poor condition and
continues to deteriorate because of lack of adequate maintenance and management systems.
Additionally, these old buildings were constructed before modern energy efficiency standards
were introduced and they lack proper energy insulation.
In order to address these issues, Habitat Armenia launched projects seeking to renovate shared
facilities of residential buildings and improve energy efficiency. Within the scope of these
projects, Habitat Armenia collaborates with municipalities, which provide subsidies, and
financial institutions which provide loans. So far, Habitat Armenia has collaborated with the
municipalities of Vayk and Spitak, as well as the municipalities of Yerevan and Vanadzor which
provided up to 40% subsidies to homeowner associations participating in the project. The
projects have provided renovations and energy upgrades to 1,601 families in 37 buildings as of
June 30, 2017. 18 renovated and energy upgraded buildings served 552 families in FY 2017
alone.
Subsequent survey analysis of the participating homeowner associations showed that
residential comfort levels have increased, energy efficiency has improved in buildings where
doors and windows were installed, and trust levels between tenants and homeowner
associations has strengthened as a result of the project.

ลธ Target for FY 2018: 216 families, 6 buildings
ลธ Average loan amount per building: $3,160
ลธ Project donors: USAID, co-funded by Habitat Armenia
ลธ Project partners: Yerevan Municipality, HOAs, Inecobank CJSC
This project aims to improve residential energy efficiency while lowering energy consumption
and costs for low-income households. Since the launch of the project, 10 buildings were energy
upgraded and 488 families were served. The energy efficiency improvement works in the
buildings included installment and/or energy insulation of windows and entrance doors,
upgrade of lighting system and insulation of basements.
Within the scope of REELIH project Habitat Armenia actively works with local authorities,
financial institutions, HOAs, tenants and other key stakeholders in order to promote and
improve energy efficiency in residential buildings. The project activities include implementation
of energy upgrades of residential buildings, enhancing institutional capacities of HOAs, raising
awareness of tenants and HOAs about the multiple benefits of EE measures implementation in
the buildings, advocating to implement institutional and legislative reforms that will contribute to
efficient management and maintenance of residential housing stock in the country and
stimulate energy efficient investments in residential sector.

Many residential buildings are in deplorable conditions and the mandatory fees collected from
tenants are too low to support repairs in the buildings. This project introduced a comprehensive
financial model through combination of loan and subsidy mechanisms that provide HOAs with
adequate funding to renovate common facilities in residential buildings. Since the launch of the
project 18 buildings were renovated and 878 families served.
Habitat Armenia foresees the creation of a Guarantee Fund to facilitate the lending process and
help to engage new financial institutions in the project. Meanwhile, the HOAs will become more
experienced working with financial institutions and start building credit history, which will in turn
create a sustainable partnership.

Disaster Risk Reduction and Response
Habitat Armenia is a member of the Disaster Management Country Team (DMCT) and DRR
National Platform (ARNAP). In this capacity, Habitat Armenia will get involved in joint actions in
case of major emergencies and support the Armenian Government's efforts in saving lives and
minimizing material losses.
The main DRR & R activities include Mitigation, Preparedness and Response. Habitat Armenia's
Disaster Preparedness and Response Strategy program defines the basic principles and
standards, as well as the developmental and collaborative framework implemented in its
disaster response program.
Habitat Armenia has formulated a DR Operational Plan specific to Armenia. This plan provides a
response timeline, generic assessment forms, standard communications materials, sample
budgets, and technical solutions. The plan will be activated upon the onset of a disaster.
Habitat Armenia has developed the brochure โHow to Become Resilient to Earthquakes.โ It
gives clear instructions for how to prepare for earthquake emergencies and what to do when an
earthquake hits.
In FY 2017 Habitat Armenia distributed 228 of these brochures through set partnership
agreements. During FY 2018, Habitat Armenia is planning to distribute about 1,000 brochures,
targeting vulnerable groups.

The Global Village program welcomes volunteers from every corner of the world to Armenia to
work first-hand on short-term mission trips while also exploring a new culture.
In Armenia, Global Village volunteers work alongside families and members of the host
community, creating friendships and establishing lasting bonds. Together they renovate homes
and improve housing conditions of low-income families.
Volunteers are the engine that drives Habitat Armenia's mission; their work advances the
wellbeing of Armenians unable to garner the sweat equity necessary for large-scale projects,
like plastering an entire home or digging a trench deep enough to hold a septic tank. The work
Global Village volunteers do in a week surpasses the work a single family can complete in
several months.
15
16. In the past years, microfinance banks provided families with loans in order to procure the
equipment necessary for a Global Village team to assist them. Habitat Armenia, however, has
established a new partnership with The United Methodist Committee on Relief (UMCOR), which
will fund renovation costs for selected families. UMCOR and Habitat Armenia are piloting this
partnership with three teams. If the pilot is successful, then the proposal will be developed for a
sustainable long-term partnership, which would ease the financial burden of those families
receiving help.
In FY17, Habitat Armenia's 89 volunteers from different countries logged 3,618 hours working to
eliminate the burden of shanty living conditions. In FY17, Habitat Armenia welcomed 7 Global
Village teams from countries including Canada, Ireland, Hong Kong and the United States.

17. OneDayBuild
Habitat Armenia invites businesses, corporate groups, organizations and any group of people
eager to support low-income families seeking more adequate housing to the One Day Build
Program. Irrespective of construction skills and strength, assemble a team, grab a hard hat and
help an Armenian family escape substandard living conditions.
Participating in a One Day Build also presents companies and organizations with an effective
and unique team-building and development retreat. Not only will teams directly see the impact
their work has on the family they are assisting, but they will also build leadership and teamwork
skills that will likely translate back to the office.

18. ChangingLives
This house, located in the Sers village in Vayots Dzor region, has been with my
family since the late 1960s. Since acquiring the house, my wife, Lida, and I, Smbat,
have worked hard to develop it from a one-room home to a multi-room home
equipped with a kitchen and a bathroom. Despite these improvements, there was
still a lot of unfinished work. My son Gaspar (20) is doing his service in the army
and my two daughters, Hamest (17) and Hasmik (14), help as much as they can, but
the workload was too overwhelming for just a few people. It also takes a lot of time
and patience to save up enough money from our agricultural job to invest in home
improvements.
I'm so happy I was introduced to Habitat for Humanity Armenia to address our
housing needs. An American team came all the way to Armenia to help my family
finish some of the rooms. I still cannot believe that people would travel all that
distance to help someone they do not know; it's remarkable. The Global Village
team was a huge help, and our house is so much closer to being completed. We
cannot thank you enough!
