50/50 split of previous Landlord / accidental Landlords
Hard to treat homes – Solid stone/hard to treat cavity/no mains gas
25 homes to refurbish in 2 ½ year plan. Average £10,500 per property
Keyhouse to purchase 8 homes, 17 to secure via Lease (5-10 years)
5. Difficult Points……
Unrealistic owners / rent levels / property prices
Multiple trades persons – onsite and office management
Increase in finance office workload
Greater pre-onsite planning would be beneficial
New scheme of Private rentals in contrast to supported tenancies
Different tenancy agreements/Allocations procedures/Duties
ECO funding – 25 properties may hinder
Increasing the EPC at low spend levels
Worst Empties too expensive
‘there may be a small hole in the dorma roof’

Interest from Empty Homes launch event – Council Support & Media
Securing Leases with private owners. 60/40 rent split levels
Using Local non VAT registered trades aiding spend levels
Using Local suppliers - no problems with lead times and keeping money in
the locality
Donation of ceramic tiles from Empty Homes (4 tonnes worth)
Finding free gas main installation through Northern Gas Networks
