The Longcross Group quickly evolved to embrace
construction and fit-out work on a range of
projects, culminating in the formation of
separate operating divisions, which now work
independently and collaboratively on a varied
portfolio of projects throughout the UK. Our core
operating units are: Construction, Engineering and
Security.
What we do
We are a dynamic and innovative main contractor
which employs nearly 400 staff and offers a full
range of services for projects throughout the UK.
We work in the commercial, industrial, health,
education, residential and retail sectors delivering
excellence and expertise and executing highly
complex jobs in live working environments.
Our experience encompasses all stages, from
initial site identification through to design
completion. We proactively engage in the
management of the whole design process,
working with our own design teams and with
novated design teams, depending on the
preference of our customer.

Longcross have recently handed over the graduate accommodation for our long term customers the
University of Oxford. The Castle Mill scheme is made up of eight main accommodation blocks of 4 & 5
storeys along with three smaller 2 & 3 storey gatehouse buildings. These buildings contain a total of 312
living space units split across single, double and two bed units.
The project also includes a number of sustainable technologies and is therefore designed to achieve
‘BREEAM Excellent’ status.

3. Changing the fabric of the buildings
from Nudura to Fusion build system
Additionally the client delayed the start
on-site and we are still working to the
original completion date.
INNOVATION
Following in-depth research Longcross
was effectively able to rework the original
build model and present the client with a
more cost effective and environmentally
sensitive build solution without
compromising their original vision.
We were able to replace the original
concrete frame solution with an
innovative modular building system
which combines a pre-insulated,
light gauge steel external wall system
with internal load-bearing walls and
a range of flooring options, enabling
the creation of residential structures
of up to ten-storeys high. This Fusion
frame system has meant that we will
be able to complete the scheme more
efficiently and to a higher standard than
previously planned.
LOGISTICAL CHALLENGES
Longcross has considerable experience
of working within restricted site areas
so was ideally positioned to take on the
logistical demands of the long, narrow,
400m by 25m site which directly
borders Network Rail lines. Access is
via a single track road passing Oxford
station and a children’s nursery, so
open lines of communication with local
residents and businesses are essential.
Use of innovative off-site construction
methods is minimising disruption to the
community and we are limiting traffic
flow and our carbon footprint by using
bicycles to and from site.

Extension, refurbishment & refitting of the East Block of
the Summertown House student accommodation facility.
The work will include the complete strip out of existing
building back to its shell including the removal and
replacement of existing external façade and roof
finishes. Internally the building will undergo a complete
refurbishment including M&E services, bathrooms and
kitchens whilst a new lift will be installed. Summertown
House will also external receive hard and soft
landscaping.
This project will present a number of logistical challenges
as it is taking place whilst the rest of the Summertown
House site remains in occupation

The works comprised the demolition of an existing
commercial (car sales) unit and the new construction
of a new five-storey 76-bed student accommodation
with associated facilities. The development also
includes the construction of a new food retail unit
and restaurant at ground floor level
The building is accessed at ground level with student
bedroom accommodation located on floors 1 - 4
inclusive. The additional student accommodation
facilities at ground floor level comprise laundry,
garden room, access staircases, bin store, cinema,
gym, plant room, office communications room / IT
hub, lift access and disabled WC.
The works also include all associated external works,
landscaping, drainage, incoming main services and
associated infrastructure works. The scheme includes
a number of sustainable features in order to achieve
a BREEAM rating of ‘Very Good’.

This project was a complete office
refurbishment to an empty commercial
premises with the purpose of creating a
new Head Office for the National Union
of Students.
The scheme comprised the complete
strip out and fit-out of the existing
basement, ground, 1st, 2nd, 3rd and
4th floor. The project was devised with
split occupancy strategy in mind for the
building which has the NUS occupying
the basement 1st & 2nd floor whilst the
ground, 3rd & 4th floors were also be
refurbished with the purpose of letting
these floors to a third party tenant.
The project was located in a logistically
challenging location within central
London with issues including Grays Inn
Road being a Red Route whilst a bus
stop was located directly outside the
building entrance. This made deliveries
and movement of materials particularly
difficult with close liaison with TfL
required. Also a majority of the materials
had to be manually handled through
the building whist only a limited amount
storage space was available.
Through Longcross’s involvement in
design development on this project we
were able to raise the final BREEAM
rating from the projected ‘Very Good’ to
‘Excellent’.

Centre Point tower

Built in 1964, Centre Point is an iconic 32-storey Grade II listed office building in the heart of London.
Longcross were initially employed to refurbish five floors of this 33 floor tower. Due to the success of this
work the scope extended to the refurbishment and fit out of over 20 floors of office space along with the
construction of a brand new entrance and the fit out of an exclusive private members club with a 360°
champagne bar on the top floor.

Fast track refurbishment and fit out of an existing 4
storey office block for F&F; the Tesco clothing brand.
The project required demolition of internal partitions
and walls as well as the installation of new ceilings,
flooring and finishes. All electrical, mechanical and IT
systems were upgraded and new plant installed.
Externally new building signage was installed whilst
some minor landscaping also took place.
The building is located within Hatfield Business Park
with a number of occupied adjacent properties
which shared parking and delivery facilities. Careful
arrangements were therefore required to ensure our
activities did not impact the buildings neighbours.

savills branch fit-out
Rollout of several new Savills estate agents branches throughout London and the south. Work included the
strip out of existing units and the full fit-out to a very high standard to meet client corporate requirements.
The works comprised new mechanical and electrical installation including fire alarms, security and data
services. Externally a new shopfront will be established on the external façade.
In addition to the creation of new stores we have also refurbished existing branches and corrected defects
from other contractors.

Our partnership with the University of Oxford began in 2005. Since then we have
completed over 40 individual projects of growing size and complexity. We have been
tasked with a variety of new-builds and refurbishments with values from £100,000
to £20m, and in response have created exceptional accommodation, state-of-the-art
laboratories, lecture theatres, research facilities and teaching spaces.
Project Description
Biochemistry The decant of two existing buildings in preparation for demolition.
Personnel and their belongings were decanted into seven refurbished
buildings, including new temporary research labs and office space.
Physics The installation of a complete new process-chilled water system for
laser technology equipment housed within the laboratories.

Technologies Building’ was built as an ‘infill’ building
which provides workshop and classroom space for all
aspects of the curriculum associated with sustainability
and renewable energy. The building includes a number
of sustainable technologies such as photovoltaic panels,
solar hot water, natural lighting and ventilation and as a
result received a BREEAM Very Good rating

The Jubilee Building project required an the
construction of a new extension to the existing college
building to create new workshops, a learning resource
centre, internal retail units and office space. The
structure is a steel frame with brickwork elevations. The
project achieved BREEAM ‘Excellent’ rating. All works
were carried out whilst the College remained fully
operational and careful programming was implemented
to ensure that any areas close to or adjacent were not
affected by the works.

Value: £3m
Duration: 16 weeks
During the works to complete the Jubilee building
Longcross were also asked to undertake the
refurbishment of the existing Block A which directly
adjoins the new extension. This three storey building
required extensive asbestos removal followed by internal
demolitions and strip out. The building received extensive
M&E upgrades and a complete internal remodel.

and construction block within the existing college
grounds.
The new three storey building will include a range of
teaching spaces and workshop facilities associated
with the construction, engineering and motor vehicle
curriculum taught at the college.
The building is a steel framed structure with masonry
block infill. The project includes a full fit-out including
all services as well as revised car parking, landscaping
and external services.
Throughout the construction period the college will
remain fully operational and with the new building
adjoining the existing occupied facilities careful
consideration is required to ensure the works do not
impact on the day-to-day running of the college.
The new building will have a number of sustainable
features to allow it to achieve a rating of BREEAM

This scheme involved the construction of a new
engineering facility comprising a single two-storey
block, with roof tower structure, together with
associated plant area, external works, landscaping
and drainage.
The engineering block provides a range of spaces
from motor workshops to standard teaching spaces
and lecture theatres. Catering and social spaces are
also provided
This project was carried out on a live campus in the
centre of the site disrupting existing communication
routes. Longcross worked closely with the college to
manage these issues
Environmental initiatives included a sedum roof and
biomass boilers and resulted in a BREEAM ‘Very
Good’ rating.

The fit out of a 10,581 sqft developers shell, within the ground
floor of a new residential development, to form a new medical
centre. The facility comprises a GP surgery, a minor surgery

ENVIRONMENTAL INITIATIVES
BREEAM Excellent was achieved and the building
has the following sustainable features:
- PV cells on roof
- Heat - airsource heat pumps
- Natural ventilation
- Rainwater harvesting
High acoustic requirement met with each
window louvre having an acoustically attenuated
box which gives a high sound reduction but still
allows natural ventilation.
CHALLENGES
Rebuilding and repairing the old wall at the front
of the building, caused both a logistical and
historical challenge - overcome by liasing with
local authority and residents. This project was
built on a large old site in an historical location
which had been previously demolished. We had
to have a number of archeological surveys to
ensure no artefacts were found.
An architecturally innovative
building consisting of three floors
built around a central light well
which is glazed brick clad. The
ground floor houses three GP
surgeries, Health Visitors and District
Nurses. The 1st and 2nd floors are
occupied by the Oxford University
Press and a primary care research
faculty respectively.
The circular reception area is the
hub of the building and is naturally
lit by circular roof lights. The
construction is a reinforced concrete
frame, with a timber frame infill.

The works within the Fulham Wing of Royal
Brompton Hospital involved a rolling series of
upgrade and improvement works throughout the
building. This included upgrades to the fire alarm
systems, installation of dry risers, lift car upgrades
and the forming of new fire rated compartments in
the lift lobbies and adjacent live wards.
Key to the success of this project was the extensive
forward planning of each stage of the works. This
included attending user group meetings to fully
understand the day-to-day operations of each area
within the hospital. This knowledge allowed us to
utilise any quiet times to gain access to particular
areas, this could be on audit days or clinical
governance days.
All materials required for works had to be
distributed accordingly throughout the hospital and
all transit routes has to be planned in advance and
incorporated in to the programme of works. The
effective management of this has been achieved by
having a storage area off-site with a dedicated team
responsible for distributing materials as and when
required. This team were fully trained on all aspects
of infection control measures and attended weekly
meetings and specific tool box talks to ensure a
thorough understanding of the forthcoming works
and adapt their procedures as required.
All materials and tools are transported throughout
the hospital in large wheeled containers which are
cleaned and washed daily within the site compound
and wiped down with clinical wipes both pre and
post transit.
All quiet and protected times had to be strictly
adhered to and all operatives were fully briefed
on emergency procedures that could possibly
arise during works. In some emergency cases the
result will be that we will have to stop work in
that particular area of the hospital; we therefore
included in our programme of works a number of
alternative locations we are able to move to within
the hospital in order to maintain productivity.

Our involvement with St Mary’s Hospital has included a range of works to the 1st, 4th, 5th, 8th, 9th and
10th floors.
Projects include transforming the A&E department into a 21st Century trauma status department with work
taking place whilst the hospital remaining live throughout.
The work required the amalgamation of the Fracture Clinic, Clinical Decisions Unit, Rapid Assessment,
Douglas Observation and Joseph Toynbee Wards into a new Acute Assessment & Admission Unit, and the
fit-out of the existing Manvers Ward, Zachary Cope Ward and Crawford Adam Ward to accommodate the
new ITU Facility layout.

SainsBURY’S Bognor Regis
This project involved the demolition
of an existing building followed by
the design and construction of a new
75,000sqft Sainsbury’s store.
The scheme also included associated
external works, car parking, petrol filling
station and S278 highway works to
create a new junction and access road on
the A29.
At the Considerate Constructors Awards
2013 this project received the prestigious
‘Most Considerate Site’ award

“Real and sustainable support for the locality was
strongly demonstrated by this enthusiastic site
team. An open event was held for local businesses
to showcase their services, resulting in the inclusion
of both small and medium sized companies on
the project. Additionally, a defined section of the
project was set aside for local companies and
tradesmen only, and all of the employed companies
also qualified for inclusion on both Longcross and
Sainsbury's supply chains for future projects.
Support for the remainder of the community was
equally exemplary, with 14 separate initiatives
identified and supported, and with the progress
of each plotted on a dedicated site community
notice board. This also provided an opportunity
for community groups and businesses to advertise
their services directly to the workforce.
Links with the local college provided access to
literacy and numeracy courses for the workforce,
and a scheme was set up where the college
sourced skilled and qualified staff to work within
the supply chain constructing the new store. Most
significantly, support was also given to Bognor
Regis Community Network to maintain all these
initiatives into the future.
With further community initiatives too numerous
to list, excellent staff facilities and training, high
environmental scores and superb presentation, this
site achieved the very highest levels of considerate
site practices and acted as a beacon of what can be
achieved through considerate construction.”

SAINSBURY’S Ely

50,000sqft new build store on stilts with carpark
underneath. The store footprint is based on a
brownfield site and includes a remediation package,
elevated concrete service yard and ramp and major
278 highway works included in the scope of the
project.

Longcross have recently completed a new
42,000sqft Sainsbury’s store which will form
an integral part of the Weymouth Gateway
development.
The project included the provision of a new
petrol station along with 519-space car park
will be built on land previously occupied by
offices, a distribution centre and warehouses.
The superstructure build features a Glulam
frame integrated with traditional steel work.
Externally the store is uplifted through
the introduction of Portland Stone to the
elevations. Due to Longcross’ expertise in
glulaminated construction we have adopted a
timber frame and cassette system, continuing
our innovative approach to construction and
our developments.
The store will include sustainable features
such as a biomass boiler which will provide
a minimum 25% of the store’s energy and
reduce its carbon footprint. In addition to
this 70% of the water demand of store (all
non-drinking water) will be met through
rainwater harvesting and other water efficient
infrastructure.
SAINSBURY’S Weymouth

72,000sqft new build store in the heart of King’s
Lynn incorporating many environmental initiatives
and new innovations.
The store itself was built using a unique timber
SIPS frame that eradicated the need for perimeter
columns to the building. The super efficient SIPS
panels allowed greatly improved U values and
air tightness to be achieved, and due to their
engineering could span up to 24m in places. The off-
site nature of the SIPS construction also improved
quality and on site H&S.

SAINSBURY’S Leicester
Construction of new hybrid store, comprising a 86,426 sq ft sales floor. The shell construction is a hybrid
system being a timber frame across the sales area and steel frame to back of house.
The project also includes roof top plant, service yard and external ground level customer parking as well as
all mains service connections, landscaping and s.278 works to provide a new signalled junction for entrance
and exit to the store from Melton Road.

Longcross introduced the UK’s first
frameless retail store through the
introduction of a glulam SIPS timber frame
building system. The 25,000sqft store had
only 4 visible columns on the shopfloor,
with no perimeter columns at all. The extra
amount of retail space maximised the
tradable footprint of the building for Tesco.
Additionally, the innovative building solution
meant that Longcross were able to be
practically weathertight within 4.5 weeks,
compared to 12 weeks should we have built
in a more traditional method.
Longcross also maximised off site
construction methods with all panels
coming to site pre finished internally and
externally. Additionally, we were able to
factory fit sunpipes, rooflights and the
roofing membranes which meant minimal
work at height and thus greatly improved
H&S.
The project was ‘zero carbon’ and also
included an innovative CHP (Combined
Heat and Power) system that ensures the
store creates more energy than it uses, thus
making it a carbon neutral store.
Tesco, Cefn mawr

This project comprised of the demolition
of the existing buildings on the site and the
construction of a new Format 40 store. The
project boasts a new hybrid timber / steel
framed superstructure comprising timber
cladding, composite metal wall cladding
and glazed curtain walling also bespoke
high specification customer café
An innovative high specification block
paved car parking and a four pump petrol
filling station complete the site.
This is one of our first projects with
Austrian frame supplier Wiehag, as we
search the market for new and innovate
glulam solutions.

tesco, Ystradgynlais
The works at Tesco, Ystradgynlais involved the
complete demolition of a range of industrial
buildings, with the break up and crushing of
vast areas of concrete surfacing to provide an
economical ground solution, to give the client the
optimum re-use of existing material and minimal
offsite disposal. We profiled the site with Cut and
Fill technology to get levels set at the optimum
requirement.
The Store itself took the form of a Environmental
Format store with Timber front of House and Steel
frame to the back of house. The scheme included
a number of Environmental initiatives and was
delivered to time frames required even with design
updates and changes.
Linked to the building works was the construction of
a PFS filling station, 278 works which involved major
negotiations with Local council and also originally,
had the development of retail units, however this
part of the scheme was shelved half way through
the development.
The Ystradgynlais project won the Best Large
Commercial Building category and Best Sustainable
Project category at the Powys Local Authority
Building Control Awards. The project has also been
recognised at the South Wales Building Excellence
Awards.

This project included a four sided extension
of the store footprint as well as a new service
yard and loading bay, new TfL Bus interchange
and extensive 278 highway works to the A222.
The construction of a deck car park next to the
railway lines aimed to alleviate the pressure
in the limited car park facilities previously
available and this was supplemented by the
construction of a new bus interchange next to
the existing railway station.
The 24hr store remained ‘live’ throughout
the entire duration of the project and was
particularly tight with works taking place on
all four corners of the site as well as extenting
every elevation of the store. Meticulous
planning and phasing was involved to ensure
that the project progressed without interuption
to normal store operations. All works to the
western side of the store had to be agreed
through Network Rail due to the adjacent
running tracks. This liaison with Network Rail
was on a daily basis and included a full itinerary
of all crane lifts etc.

A 35,000 sq ft store with filling station and retail units involved relocating a car park and demolishing parts of
a factory. Once the site was vacant Longcross constructed the store and petrol station, making the necessary
alterations to the highways and building a link bridge across the road to the adjacent town centre.

VICTORIA RETAIL PARK (phase 1)
Nottingham
The redevelopment of Victoria Retail Park has
involved the construction of 6 very high specification
retail units within 3 separate buildings to house
a range of tenants including McDonalds, Costa,
Frankie & Bennys, Greggs, Carphone Warehouse
and Subway.
The work has been completed in 4 phases which
were carefully arranged to avoid peak times and
maintain full access to all other units. In particular
the new McDonalds unit had to be completed early
in order to demolish its existing unit to make way for
the rest of the new development.
In addition to the new retail units the scheme
includes a range of associated external works
including landscaping and car parking provision.
As the retail park was to remain operational
throughout regular meetings with all existing
tenants were essential in order to maintain
relationships and information flow.
Due to the success of this project the client has
decided negotiated a second phase of work with
us which is due to start later this year. This second
phase includes the construction of a further 3 units
for Halfords, TK Maxx and M&S.

Full strip-out, extension and alteration works to existing live retail units. Unit 4 occupied by Halfords was
extended and subdivided to form units 4a & 4b with Next taking occupation of the newly created second
unit. In the second phase of the project a former Comet store in Unit 6 was also subdivided into 2 units.
Works included strip-out of the existing unit, flood defence foundation and major drainage works,
subdivision works to create the new units, steel frame extensions (including mezzanine levels) and new
frontages including profiled cladding and terracotta tiles.

diversion of existing.

Mayflower Retail park

Multi phase project which has included a range of public
realm works and retail unit refurbishments.
The initial stage of the project involved refurbishing and
reconfiguration works to the car park. This included the
construction of new pedestrian footpaths running in
front of the retail units in the park. The existing car park
was reconfigured, resurfaced and white lined. There
will be new drainage works to accommodate the above
paving and car park works. There will be new lighting,
signage and hard and soft landscaping installed
This was followed by the design and construction works
to five units with works including the replacement of
front elevations, some strip out and power upgrades.
Works commenced with strip out works to take the
existing building back to its shell. Shell works included
new double height glazing and over cladding to the front
elevation Internally works were tailored to suit the new
tenants shell specification including a power supply
upgrade, new foul drainage and foundations for new lift
and escalators pits.

Longcross have been appointed by Giraffe to rollout
a number of new restaurants within Tesco stores
and premises.
Watford
This flagship restaurant is the first Giraffe outlet to
be housed within a Tesco store at the Tesco Extra in
Watford.
The new 3,400sqft restaurant is located in the
corner of the store in an area vacated by a Tesco
coffee shop and has its own separate entrance as
well as access from the store.
The restaurant required a high standard of finish in
line with its brand image. This included an extensive
range of bespoke joinery including natural finishes
such as maple and oak cladding and ceiling features.
This particular project was complicated by the
ongoing refesh of the Tesco store itself by another
contractor. This required co-ordination between
all parties to ensure the work being undertaken by
each contractor didn’t impact on scope of works of
the other contractor or the continued operation of
the Tesco store itself.
Following the success of this initial project we have
been commissioned to deliver 3 further stores
including:
Twickenham
Strip-out of existing Costa Coffee and
reconfiguration of internal space in order to create a
2,800 sqft restaurant. Duration: 5 weeks
Cheshunt
Strip-out of existing in store Tesco café and replace
with 5,200 sqft restaurant. Duration: 5 weeks
Aylesbury
Foundations and modular construction of a new
4,300 sqft restaurant within the car park of Tesco
Extra store in Aylesbury. The modular units will be
completed and fitted-out off-site and then delivered
and assembled on location. Duration: 6 weeks

shell to establish a new M&S Simply Food store
on a newly constructed retail park. The park
is located in a busy area of the city suburb of
Binley and work was undertaken whilst other
construction work being completed on the rest of
the retail park by the developer.
Community involvement included the donation of
debris netting and pallets to a local allotment.
