• PLN 260m acquisition of the Euro Styl S.A. Capital Group
– approx. 10% of the Tri-City market
• Record scale of activity after Euro Styl acquisition:
• Almost 4,000 units sold and nearly 3,000 delivered in 2017
• Commencement of 29 projects with over 3,700 units
• All 23 projects finished in 2017 with approx. 3,000 units met timely completion
• Maintained attractive land bank
– 16 new plots for 4,200 units, PLN 351m spent
• Significant progress in the Group’s expansion in the Wroclaw market

• Gearing as of 31.12.2017: 6.4 %

• Strong sales with increasing sales prices
• Favorable macroeconomic factors supported demand, including low interest rates,
low unemployment, decent GDP growth and strong wage growth
• Diminishing supply of new flats led to reduction in market offer
• High share of cash buyers – approx. 40% of overall transactions at Dom Development
• Very high competition in the land market
• Construction industry problems with liquidity and workforce shortage
result in construction costs increases and completion delays

Capital Group – approx. 10% of the Tri-City market • Record scale of activity after Euro Styl acquisition: • Almost 4,000 units sold and nearly 3,000 delivered in 2017 • Commencement of 29 projects with over 3,700 units • All 23 projects finished in 2017 with approx. 3,000 units met timely completion • Maintained attractive land bank – 16 new plots for 4,200 units, PLN 351m spent • Significant progress in the Group’s expansion in the Wroclaw market 2
