Global warming, pollution and land degradation should be of a concern to all of us as we only
have one planet to live on. Mankind has been destroying the Earth to obtain its natural resources
for centuries and now at an ever increasing rate as the world's population grows.
We have already brought to extinction countless species of animals and destroyed 90% of the

carbon emissions into our atmosphere and decrease the total amount of raw materials used in
construction.

Any construction method utilizing innovative technology and products that can deliver
structurally superior, faster build, environmentally friendly materials combined with substantial
savings on building costs into one total package has to be taken seriously.
UBS Advanced Technologies has developed a exceptional building solution system that combat
environmental issues associated with in the construction Industry.
UBS has addressed the issues of both manufacturing building materials and how these materials
are used within the construction process itself.
Our new advanced building system is not only superior, reducing build times by up to 70%, it's
also extremely cost effective, with savings on construction starting at around 30% to 50% below
normal conventional building costs.

technology as its internal structure works on the principals of column and beam construction.

System Overview
Universal Building Solutions technology comprises of a rigid cellular fire retardant high quality
insulation material designed to act as a integrated form-work. (EPS) Our advanced technology
includes, columns and beams, flooring, wall, ceiling, and roofing systems. (a total building
system)
UBS combines normal engineering practices within a new superior construction method know as
a Integrated Building System (IBS).
IBS provides greater flexibility in all aspects of construction enabling Architects and Engineers
to design lightweight yet structurally stronger Eco friendly energy efficient buildings.
Engineered originally for Green energy efficient Eco friendly housing construction, UBS
advanced production manufacturing processes can now provide products to suit all construction
requirements.
The system can be engineered specifically for earthquake and cyclone regions with ease.
Our Technology is based on normal column and beam engineering principals that now enables
construction companies to complete projects up to 70% faster, structurally superior and less
expensive buildings.
Base materials used in the UBS Construction system
What is EPS
Expanded Polystyrene insulation is a lightweight, rigid, closed cell insulation. EPS is available in
several compressive strengths to withstand load and back-fill forces. This closed-cell structure
provides minimal water absorption and low vapor permanence.
Commonly used as insulation for walls, foundations and roofing, there are many benefits to
selecting EPS products:
• Long-term R-Value (“R” is the resistance to heat flow)
• Energy efficiency
• Constant thermal resistance
• Measurable energy savings
• Strength
• Sustainability
• No growth of bacteria, nor will it decay over time
• Dimensional stability
• Chemical inertness
• Low cost
EPS Insulation is composed of organic elements – carbon, hydrogen and oxygen – and does not
contain chlorofluorocarbons (CFCs) or hydro chlorofluorocarbons (HCFCs).
What is MgO
Magnesium oxide or MgO is used as a basic refractory material for crucibles and as a principal
fireproofing ingredient in construction materials.
As a construction material, magnesium oxide cements have several attractive characteristics: fire
resistance, moisture resistance, mold and mildew resistance, and strength.
Before the widespread 20th century use of Portland cement magnesium oxide and magnesium
chloride based cements were numbered amongst the world’s popular cement products. Once the
introduction of Portland cement essentially cornered the market in the latter part of the 19th
century, serious public health issues began to be quietly recognized, documented, and
scientifically verified as being directly linked to the use of limestone/gypsum based cement and
concrete products. In contrast to this sobering reality magnesium cements have consistently
proven to be superior in strength, versatility, and environmental integrity
Availability and Benefits of Magnesium/Phosphate based cements:
Magnesium deposits exist in abundance in every corner of the earth and cover roughly 8% of the
world’s surface. Depending upon where they are mined, magnesium oxide and magnesium
oxide/magnesium chloride cements require only 20%-40% of the energy required to produce
Portland cement. Phosphates are available from many sources ranging from phosphoric rock to
animal wastes and fermented plants, which historically were used to “react” with various oxides
to produce these environmentally friendly, non-toxic cements
Engineering
The UBS system combines new technology and methods with well known engineering practices,
by combining proven construction materials in a way that is easier to handle and faster to use
There is nothing new about column and beam construction. (been used for hundred it not
thousands of years)
Nothing new about concrete and reinforcing steel. (been used since 1853)
Reinforced Concrete-Steel Detailing, Coignet System -1855 -1860
Nothing new about EPS as an Installation material . (been used since 1908)
EPS R - Value (the capacity of an insulating material to resist heat flow, the higher the R -
Value the grater the insulation Factor)
Nothing new about the use of Magnesium Oxide cement. (MgO) (used in construction for more
than 2715 years)
MgO cement use to construct the Great Wall of China ( The Chinese started Building the great
wall in 700 BC)
MgO coatings and boards are now becoming popular as a fire proofing material within
construction throughout the world
.
(Taipei 101 used MgO panels on all 101 floors internally and externally)
What is new is how all these elements of construction are brought together to provide a
faster ,stronger, money saving , Greener and far superior construction system
Products
UBS has developed a manufacturing system to produce a wide range of building materials from
the one fully adjustable versatile plant.
1) Wall block and Construction panel systems
2) Fence panels – including LED lighting where required (panels only 40mm thick)
3) Flooring panels – suspended slab integrated form-work where the underside becomes the
ceiling of the room below.
4) Roofing panels - that can become the ceiling of the room below.
5 )Columns and Beams - sizes as required
6) Under slab pod system – which reduce the amount of concrete used.
7) Magnesium Oxide board (MgO) wall board and MgO structural flooring boards
A large number of additional products can be manufactured if required, for example:
1) Interior wall insulation
2) Roofing insulation
3) Foundation insulation
These additional products can be manufactured out of recycled materials with are produced from
normal operational procedures within the factory (Waist product from cutting mother blocks into
blocks and panels and the EPS left over once the structural core holes have been cut)
Total versatility and flexibility with simple adjustments to the machines.
Materials used to manufacture UBS products
Expanded Polystyrene foam is a versatile plastic insulation product offering excellent insulation
properties at a low cost.
Available in a wide range of densities for residential commercial and industrial applications such
as foundations ,walls, ceilings and roofing materials.
UBS standard block system has a R-Value of 7.4 and is available in custom blocks and panels
that are designed to make all forms of construction easier.
EPS Contains no CFC’s, HCFC’s, HFC’s or formaldehyde . It is inert non-nutritive and highly
stable , and therefore will not decompose , decay or produce undesirable gases or leachates.
EPS is 100% recyclable so there is no wasted materials within the manufacturing process .
UBS specially formulated Magnesium Oxide coating (MgO) applied to the EPS system has been
specifically designed to make a positive impact on the environment. Known as MgO it is a
GREEN building product that is used as a -

Foundations
There are a number of ways to prepare foundations and slabs for a new building.
One new and effective method is known as a Pod or Raft slab system . The raft system comprises
of a number of EPS pods being placed on a prepared site after all ground work and plumbing has
been installed. Plastic sheeting is set down on the site after white ant treatment has been
completed. Pods are then place in a way that they form horizontal beams running perpendicular
throughout the slab. Re-bar is placed within these beams as well as the starter bars for the UBS
wall system. This type of slab system saves cost in concrete and footings.
The entire system is easy to set up and dramatically reduces the amount of concrete needed. The
slab has a series of horizontal beams running perpendicular providing strength and stability while
a bond beam or footing is formed around the external edge of the slab.
External footing for the Raft slab are easily formed, once the re-bar is in place starter bars are
tied into the footings steel work left protruding 300mm above the completed slab height. Starter
bars are easily positioned correctly using a flexible template. External form-work is put into
place before the concrete is poured.
Walls
UBS wall block are designed to replace the time consuming and rigorous task of laying hundreds
of bricks / blocks, installing insulation then rendering a wall, simply by installing one lightweight
block that provides everything
.
Blocks take only minutes to install, completing work that would take a tradesmen many hours if
not days to complete. Because our blocks are machine finished walls are perfectly true and
depending upon the finish required may only need a quick skim coat before painting.
Wall blocks are positioned over the starter bars and joined to the foundation in a similar method
to laying bricks or blocks using MgO cement. Reinforcing steel and services such as electrical
conduits and water pipes are run through core holes within the wall block as each level of blocks
are installed. All Core holes are then filled with concrete.
This can be completed at each block level or at plate height. These core holes once filled with
concrete and steel re-bar to form the structural skeleton of the building.
UBS method of construction is designed to make every stage of construction easy reducing costs
and accelerating construction build times.
Services are run within the wall blocks and panels core holes prior to the concrete being poured.
(Eliminates cutting and chasing walls)
Insulation is already situated within the block, our design eliminates thermal bridging throughout
walls, flooring and ceilings. (energy efficient)
Fully traffic-able steel reinforced flooring and ceiling system. (Reduced scaffold and supports
needed on site)
Machined finished blocks that eliminate the need to screed walls before tiling.
Externally block are joined in a similar fashion to laying bricks or masonry blocks however MgO
cement is used in place of standard cement.
Internally within the wall block they are joined together with steel connection bars, inserted
between the structural core holes of each block.
This procedure of connecting each block ties not only the blocks together, its also ties the
internal columns together (once concrete has been poured into the core holes) creating a concrete
and steel reinforced connection.
Structural Skeleton of the building (core holes)
UBS has developed technology where it can cut the structural core holes within its wall block
system, any size and spaced apart as specified by an engineer.
The core hole cutting process is undertaken after the surface coating procedure has been
completed.
This flexibility allows engineers to specify exactly how many core holes at what spacing's are
required to provide the structural skeleton of the building.
Building can be engineered to suit such requirements as soil and ground conditions or
Earthquake and Cyclonic regions
EPS as a sound barrier and insulator
EPS applications are especially beneficial in diminishing noise transmission in structures such as
hotels, condos, multi-family buildings, theaters and structures built near airports and busy roads.
EPS insulation will greatly reduce both heating and cooling costs of your building, there is no
better insulation than EPS, unlike other insulation materials EPS will not lose any of its qualities
over time.
Finishing Products
UBS blocks can be finished with virtually any type of finishing product required. Tiles can be
applied directly to the machine finished blocks with a normal tile adhesives, very little
preparation is needed to apply a painted finishes.
If a flat painted finish is required its recommended that the wall are skim coated , to ensure all
block joints are concealed prior to painting the wall surface.
Heavy texture spray finishes may be applied directly to the block surfaces, in some instances
prior preparation work may be required which will be dependent upon the product application
guidelines to obtain the desired finish.
Windows and Doors
UBS construction system can accommodate both conventional window and door frames as well
as utilizing its own specially designed window and door system.
Core holes adjacent to window or door frames have concrete and re-bar placed within them to
completely encase the frame with concrete. This forms concrete & re-bar reinforced lintels and
columns around the frames to further strengthen the structure. UBS specially designed window
and door frames act as form-work for the concrete.
Second floor and roof systems
Second floor and roof systems are also tied into the wall system by using steel and concrete,
(fittings are concreted into the bond beam formed around the entire wall structure) UBS is a
integrated form-work system (IBS) comprising coated blocks and panels. Its internal core holes
and channels provide form-work that is the filled with concrete and reinforcing steel to form the
structural skeleton of a building.
UBS construction panel can be used for ceilings roofing, additional floors and decking, its fully
traffic able and can support the weight of workers with ease.
Floor & roof panel average weight is 57 – 60kg making them easy to handle and install. (heavy
lifting machinery is not required)
Ceiling and flooring systems
Construction panels are internally reinforced with steel tubes and externally reinforced with
fiberglass mesh and our special MgO coating covering both sides of the panel. Steel tubes are
used to tie the panels into the structure – run electrical cables through .
Depending on the configuration of the project (how many levels ) this then determines which
panel is used . There are 2 types of pre finished panels (1) load bearing ceiling and roofing panel
(2) load bearing ceiling and flooring Panel
Bond Beams and Columns
The buildings walls internal columns are tied together using a bond beam system around the
entire structure. Windows and doors have a complete reinforced concrete surround that
encapsulates the entire frame. The bond beam system is used to secure additional levels or the
roofing system by securing steel connection fitting to the bond beams re-bar before the concrete
is poured.
The photo below is a section of wall block that has had one side of the block removed to revel
the structural advantages of an IBS construction system.
Walls are tied into the sub-structure of a building by steel re-bar and concrete.
The entire structure is then tied together by a series of columns' which are then connected by a
bond beam surrounding the entire building.
Within the bond beam steel fittings are used to attach the second floor or roofing system.
Flexibility
Fully adjustable thickness of coating to the EPS depending on the application products are being
used for range between 3mm to 20mm.
Technology and Structural Advantages
In addition to the many benefits this building system delivers, the coating that's applied to the
EPS panels has been,
 Fiberglass mesh reinforced (this preventing any cracking of the walls and ceiling
coatings)
 The EPS is specially prepared prior to coating (to minimize the chance of lamination
separation)
 Which means a lot less maintenance to our building structures in the future

  • 3. System Overview Universal Building Solutions technology comprises of a rigid cellular fire retardant high quality insulation material designed to act as a integrated form-work. (EPS) Our advanced technology includes, columns and beams, flooring, wall, ceiling, and roofing systems. (a total building system) UBS combines normal engineering practices within a new superior construction method know as a Integrated Building System (IBS). IBS provides greater flexibility in all aspects of construction enabling Architects and Engineers to design lightweight yet structurally stronger Eco friendly energy efficient buildings. Engineered originally for Green energy efficient Eco friendly housing construction, UBS advanced production manufacturing processes can now provide products to suit all construction requirements. The system can be engineered specifically for earthquake and cyclone regions with ease. Our Technology is based on normal column and beam engineering principals that now enables construction companies to complete projects up to 70% faster, structurally superior and less expensive buildings. Base materials used in the UBS Construction system What is EPS Expanded Polystyrene insulation is a lightweight, rigid, closed cell insulation. EPS is available in several compressive strengths to withstand load and back-fill forces. This closed-cell structure provides minimal water absorption and low vapor permanence. Commonly used as insulation for walls, foundations and roofing, there are many benefits to selecting EPS products: • Long-term R-Value (“R” is the resistance to heat flow) • Energy efficiency • Constant thermal resistance • Measurable energy savings • Strength • Sustainability • No growth of bacteria, nor will it decay over time • Dimensional stability • Chemical inertness • Low cost EPS Insulation is composed of organic elements – carbon, hydrogen and oxygen – and does not contain chlorofluorocarbons (CFCs) or hydro chlorofluorocarbons (HCFCs).
  • 4. What is MgO Magnesium oxide or MgO is used as a basic refractory material for crucibles and as a principal fireproofing ingredient in construction materials. As a construction material, magnesium oxide cements have several attractive characteristics: fire resistance, moisture resistance, mold and mildew resistance, and strength. Before the widespread 20th century use of Portland cement magnesium oxide and magnesium chloride based cements were numbered amongst the world’s popular cement products. Once the introduction of Portland cement essentially cornered the market in the latter part of the 19th century, serious public health issues began to be quietly recognized, documented, and scientifically verified as being directly linked to the use of limestone/gypsum based cement and concrete products. In contrast to this sobering reality magnesium cements have consistently proven to be superior in strength, versatility, and environmental integrity Availability and Benefits of Magnesium/Phosphate based cements: Magnesium deposits exist in abundance in every corner of the earth and cover roughly 8% of the world’s surface. Depending upon where they are mined, magnesium oxide and magnesium oxide/magnesium chloride cements require only 20%-40% of the energy required to produce Portland cement. Phosphates are available from many sources ranging from phosphoric rock to animal wastes and fermented plants, which historically were used to “react” with various oxides to produce these environmentally friendly, non-toxic cements Engineering The UBS system combines new technology and methods with well known engineering practices, by combining proven construction materials in a way that is easier to handle and faster to use There is nothing new about column and beam construction. (MgO) (used in construction for more than 2715 years) MgO cement use to construct the Great Wall of China ( The Chinese started Building the great wall in 700 BC) MgO coatings and boards are now becoming popular as a fire proofing material within construction throughout the world . (Taipei 101 used MgO panels on all 101 floors internally and externally)

What is new is how all these elements of construction are brought together to provide a faster ,stronger, money saving , Greener and far superior construction system Products UBS has developed a manufacturing system to produce a wide range of building materials from the one fully adjustable versatile plant. 1) Wall block and Construction panel systems 2) Fence panels – including LED lighting where required (panels only 40mm thick) 3) Flooring panels – suspended slab integrated form-work where the underside becomes the ceiling of the room below. 4) Roofing panels - that can become the ceiling of the room below. 5 )Columns and Beams - sizes as required 6) Under slab pod system – which reduce the amount of concrete used. 7) Magnesium Oxide board (MgO) wall board and MgO structural flooring boards A large number of additional products can be manufactured if required, for example: 1) Interior wall insulation 2) Roofing insulation 3) Foundation insulation These additional products can be manufactured out of recycled materials with are produced from normal operational procedures within the factory (Waist product from cutting mother blocks into blocks and panels and the EPS left over once the structural core holes have been cut) Total versatility and flexibility with simple adjustments to the machines. Materials used to manufacture UBS products Expanded Polystyrene foam is a versatile plastic insulation product offering excellent insulation properties at a low cost. Available in a wide range of densities for residential commercial and industrial applications such as foundations ,walls, ceilings and roofing materials. UBS standard block system has a R-Value of 7.4 and is available in custom blocks and panels that are designed to make all forms of construction easier. EPS Contains no CFC’s, HCFC’s, HFC’s or formaldehyde . It is inert non-nutritive and highly stable , and therefore will not decompose , decay or produce undesirable gases or leachates. EPS is 100% recyclable so there is no wasted materials within the manufacturing process .
  • 8. UBS specially formulated Magnesium Oxide coating (MgO) applied to the EPS system has been specifically designed to make a positive impact on the environment. Known as MgO it is a GREEN building product that is used as a - Fireproofing additive Alternative to Gypsum board Alternative to plywood Alternative to cement and plaster Coating used on our products has benefits such as  Fireproofing  Waterproof, and impact resistant  Insect and rodent resistant, Environmentally friendly Foundations There are a number of ways to prepare foundations and slabs for a new building. One new and effective method is known as a Pod or Raft slab system . The raft system comprises of a number of EPS pods being placed on a prepared site after all ground work and plumbing has been installed. Plastic sheeting is set down on the site after white ant treatment has been completed. Pods are then place in a way that they form horizontal beams running perpendicular throughout the slab. Re-bar is placed within these beams as well as the starter bars for the UBS wall system. This type of slab system saves cost in concrete and footings. The entire system is easy to set up and dramatically reduces the amount of concrete needed. The slab has a series of horizontal beams running perpendicular providing strength and stability while a bond beam or footing is formed around the external edge of the slab. External footing for the Raft slab are easily formed, once the re-bar is in place starter bars are tied into the footings steel work left protruding 300mm above the completed slab height. Starter bars are easily positioned correctly using a flexible template. External form-work is put into place before the concrete is poured.

Walls UBS wall block are designed to replace the time consuming and rigorous task of laying hundreds of bricks / blocks, installing insulation then rendering a wall, simply by installing one lightweight block that provides everything . Blocks take only minutes to install, completing work that would take a tradesmen many hours if not days to complete. Because our blocks are machine finished walls are perfectly true and depending upon the finish required may only need a quick skim coat before painting. Wall blocks are positioned over the starter bars and joined to the foundation in a similar method to laying bricks or blocks using MgO cement. Reinforcing steel and services such as electrical conduits and water pipes are run through core holes within the wall block as each level of blocks are installed. All Core holes are then filled with concrete. This can be completed at each block level or at plate height. These core holes once filled with concrete and steel re-bar to form the structural skeleton of the building.
  • 10. UBS method of construction is designed to make every stage of construction easy reducing costs and accelerating construction build times. Services are run within the wall blocks and panels core holes prior to the concrete being poured. (Eliminates cutting and chasing walls) Insulation is already situated within the block, our design eliminates thermal bridging throughout walls, flooring and ceilings. (energy efficient) Fully traffic-able steel reinforced flooring and ceiling system. (Reduced scaffold and supports needed on site) Machined finished blocks that eliminate the need to screed walls before tiling. Externally block are joined in a similar fashion to laying bricks or masonry blocks however MgO cement is used in place of standard cement. Internally within the wall block they are joined together with steel connection bars, inserted between the structural core holes of each block. This procedure of connecting each block ties not only the blocks together, its also ties the internal columns together (once concrete has been poured into the core holes) creating a concrete and steel reinforced connection. Structural Skeleton of the building (core holes) UBS has developed technology where it can cut the structural core holes within its wall block system, any size and spaced apart as specified by an engineer. The core hole cutting process is undertaken after the surface coating procedure has been completed. This flexibility allows engineers to specify exactly how many core holes at what spacing's are required to provide the structural skeleton of the building. Building can be engineered to suit such requirements as soil and ground conditions or Earthquake and Cyclonic regions
  • 11. EPS as a sound barrier and insulator EPS applications are especially beneficial in diminishing noise transmission in structures such as hotels, condos, multi-family buildings, theaters and structures built near airports and busy roads. EPS insulation will greatly reduce both heating and cooling costs of your building, there is no better insulation than EPS, unlike other insulation materials EPS will not lose any of its qualities over time. Finishing Products UBS blocks can be finished with virtually any type of finishing product required. Tiles can be applied directly to the machine finished blocks with a normal tile adhesives, very little preparation is needed to apply a painted finishes. If a flat painted finish is required its recommended that the wall are skim coated , to ensure all block joints are concealed prior to painting the wall surface. Heavy texture spray finishes may be applied directly to the block surfaces, in some instances prior preparation work may be required which will be dependent upon the product application guidelines to obtain the desired finish.
  • 12. Windows and Doors UBS construction system can accommodate both conventional window and door frames as well as utilizing its own specially designed window and door system. Core holes adjacent to window or door frames have concrete and re-bar placed within them to completely encase the frame with concrete. This forms concrete & re-bar reinforced lintels and columns around the frames to further strengthen the structure. UBS specially designed window and door frames act as form-work for the concrete. Second floor and roof systems Second floor and roof systems are also tied into the wall system by using steel and concrete, (fittings are concreted into the bond beam formed around the entire wall structure) UBS is a integrated form-work system (IBS) comprising coated blocks and panels. Its internal core holes and channels provide form-work that is the filled with concrete and reinforcing steel to form the structural skeleton of a building.
  • 13. UBS construction panel can be used for ceilings roofing, additional floors and decking, its fully traffic able and can support the weight of workers with ease. Floor & roof panel average weight is 57 – 60kg making them easy to handle and install. (heavy lifting machinery is not required) Ceiling and flooring systems Construction panels are internally reinforced with steel tubes and externally reinforced with fiberglass mesh and our special MgO coating covering both sides of the panel. Steel tubes are used to tie the panels into the structure – run electrical cables through . Depending on the configuration of the project (how many levels ) this then determines which panel is used . There are 2 types of pre finished panels (1) load bearing ceiling and roofing panel (2) load bearing ceiling and flooring Panel
  • 14. Bond Beams and Columns The buildings walls internal columns are tied together using a bond beam system around the entire structure. Windows and doors have a complete reinforced concrete surround that encapsulates the entire frame. The bond beam system is used to secure additional levels or the roofing system by securing steel connection fitting to the bond beams re-bar before the concrete is poured. The photo below is a section of wall block that has had one side of the block removed to revel the structural advantages of an IBS construction system. Walls are tied into the sub-structure of a building by steel re-bar and concrete. The entire structure is then tied together by a series of columns' which are then connected by a bond beam surrounding the entire building. Within the bond beam steel fittings are used to attach the second floor or roofing system.
  • 15. Flexibility Fully adjustable thickness of coating to the EPS depending on the application products are being used for range between 3mm to 20mm. Technology and Structural Advantages In addition to the many benefits this building system delivers, the coating that's applied to the EPS panels has been,  Fiberglass mesh reinforced (this preventing any cracking of the walls and ceiling coatings)  The EPS is specially prepared prior to coating (to minimize the chance of lamination separation)  Which means a lot less maintenance to our building structures in the future
