• Growth Area III
– Character – Area intended to be rural in nature with low
intensity development
• Service Limitations
– Sewer Capacity – no existing mains available
• Dependent upon construction of Lakeway Drive and another Property
Owner development agreement, timing undetermined
• Over 1.5 mile in distance, approximately $1 million
– Fire Service
• Fire Flow – Served by Wellborn Special Utility District which does not have
capacity fire flow
– Discussion that City can provide in event of fire flow event
• Not within the Fire Department desired 4.5 minute response time
– Limited connectivity and capacity for current and future
planned thoroughfare connectivity
• Carters Creek and existing platted lots prevent additional thoroughfare
planning
