1. The key function of the maintenance department is to restore and retain plant equipment to ensure
the safety, availability and reliability of all plants and equipment through a well-designed system
categorized as routine, preventive and predictive maintenance along their life cycle.
Develops and executes a program of comprehensive maintenance planning and estimating (spars,
equipment, tools, etc.) for preventive maintenance, repair, minor construction and renovation, and
equipment upgrading/revision.
Recommends/ initiates materials requisitions, prepares sketches, identifies safety and special
coordination requirements, etc. special to ensure successful work execution.
Creates control procedures to regulate WO planning and scheduling activities within the
maintenance department.
Implements and monitors compliance with security, safety, fire drill and other similar directives
and regulations.
Creates internal unit control procedures used to ensure provision of the following maintenance
services: a) Carpentry b) Painting c) Masonry d) Plumbing e) Aluminum Fitting f) Air conditioning.
Plans work orders, including support materials, drawings, work directions, bills of materials, safety
requirements, crafts needed.
Develops and implements maintenance control systems.
Develops and maintains master equipment listings, spares to equipment cross references,
standard job plans, materials/spares nomenclature, etc. all basic CMMS databases.
Posts pertinent data from completed work orders to equipment records.
Prepares reports within the scope of the work execution data.
