Executive Overview
In recent years the Brazilian
market contractedsubstantially.
From 2015 onwards lack of
public investment produceda
huge shock wave to the BACS
market. At the same time
private investment contracted
significantlyalsodue to political
uncertaintyandlack of
confidence frominternational
investors.
Afterthe goldenyears of2013-
2014, manybusinesses within
the buildingautomationsector
went bust and layoffs are
reportedfrom large players.
Currentlyexpectationis growing
amongst manufacturers and
systemintegrators. Nonetheless,
the U turn is not expectedto
happenbefore 2021.
The fastest growing product
segment is software. The
strongest profit centre is service
& maintenance.
The BrazilianBACS market hasa
long wayto go to reach
maturity. It is possible to identify
two layers within thismarket:
the major international players
compete on toplevel projects,
and tropicalizedbusinesses
dominate the medium and lower
level of automation.
Innovation is verylow andthere
is a clear lack ofinterest from
major players to addproducts,
available inother westernised
markets, to their portfolios.
The market is veryprice
sensitive and energyefficiencyis
not a major market driver for
two reasons :
1) Energyis not expensive.
2) The climate is mildall year
in most parts of the
country.
JohnsonControls International
is the biggest player inthis
market. Despite losing ground
to theircompetitors inrecent
years, JCI remains the market
leader. Over 90% of JCI sales
are through the direct
channel. Amongst the big4
market players, JCI has the
strongest direct channel.
Honeywell alsohasa building
solutions channel, howeverit
is muchsmaller than JCI.
The systemintegrator’s
favourite, due to relationship,
price andquality, is Schneider
Electrics. At the lower end, the
local Mercato Automação,
plays a major competitive role.

The market in 2019
• 2019 was the low pointfor the
construction industry in Brazil.
The market players expect the
country to recover from the long
lastinglack of investment, both
public and private.The current
government has been pavingthe
way to recovery, but reforms are
slowand difficultto implement.
Some analysts arereluctantto
indicatea turningpoint, but
many market participants point
out 2021 will bethe decisive
year for the country’s economic
recovery.
• Similarly,systemintegrators,
solution architects and
contractors agree that 2021 will
be the return to significantprofit
for BACS players.
The trends
• Brazil has a recognised huge
potential for organic growth in
many industries,including
buildingautomation.At the
same time itis acknowledged
that Brazil has been unableto
remain stable,both economically
and politically.This instability isa
permanent threat for investors,
particularly international ones.
• In actuality the market is very
pricesensitive.Itis hard to find
end-users that regard building
automation as addingvalueto
their investment. With the
exception of worldwide
corporations thatbuild or adapt
their offices to international
standards,major investmentto
improve buildingperformanceis
rare.
• In linewith this scenario,large
hotels can be seen operating
with VRFs, for example. Instead
of a sustainableautomated
solution,they opt for the
cheapest solution,despitethis
being highly discouraged.The
energy efficiency of a buildingis
not seen as a sourceof savings
but as a cost with no clear ROI in
adoptingsuch a system.
Drivers
• The main driver segment of this
market is HVAC. With the
exception of ventilation (mainly
natural ventilation),theheating
and air conditioningmarkets do
not have great potential.The
country’s climateis definitely not
favourableto BACS. With the
exception of relatively cold areas
in the south and very hot parts in
the inner states, the most highly
populated areas arein mild
temperate latitudes.
• The lack of legislation in
buildingsefficiency and
operability isalso an obstacleto
market growth. Whilein the
westernised economies
legislation concerningenergy
efficiency is widely adopted, in
Brazil itdoesn’t existand it is not
seen as a priority by the
government.
• The most important driver,in
the BSRIA analystview,is the
willingness of solution architects
and system integrators to adopt
international standards.They will
push for BACS product adoption.
Another driver is BACS
convergence of security and fire.
Currently, the security and
access control markets arevery
‘tropicalised’.Meaningthat they
are dominated by local and
regional manufacturers.
Nonetheless, the potential for
convergence with BACS is huge.
Similarly,thefire market is of
huge importancein Brazil.
Specific legislation isapplied to
firein multiplestates. Despite
the fact that, in the current
scenario,these markets arestill
very independent, the potential
to converge is significant.

• Convergence is definitely the
way to go. Multiple
manufacturers have a limited
portfolio when compared to
other markets. It is importantto
consider the purchasingpower
of the end user, priceis a huge
problem for this market. BACS
products are very expensive and
the market does not have the
capacity to widely adopt BACS.

Retrofit and Refurbishment) the HVAC
solution prevails.Itis more evident in the
retrofit segment.
• Due to the country’s social characteristics,
security solutionsareto some degree
converged with BACS. More recently fire
safety solutionsarealso increasingly
driven by legislation.Among other
products and systems beyond Fire, the
most relevant are audio visual and room
booking.
• Within refurbishmentand retrofit,
independent solutions arevery common,
particularly in thelightcommercial and
lower level markets.
• The highest level of integration is seen in
the upper layer of the new build
construction market. The manufacturers
that have their own buildingautomation
solutions departments lead this market,
together with a few system integrators.

A controller is a generic name
given to any device that controls
