The maturity of the Spanish
market is confirmed by its level
of investment, the prevailing
interest of the end-user in data
analytics,themoving towards
the IoT and smart cities.Clearly,
the IoT is penetrating the
market and top projects,
particularly connected or built

objects added in the smart
cities,areoptimizingthe
adoption of advanced products
and solutions.
The degree of innovation is very
high and the market players
optimisetheir portfolio to fulfil
the market demands. Despite
some sensitivity to pricethe
legislation,thegovernment
incentives and the end-user
demand, drivethe BACS market
to an upper level.
Siemens BuildingTechnologies
is the market leader in
products,solutions,services&
maintenance. In the products
market segment, captured and
analysed in detailsin this
report, the competition is very
strong between SBT, HBS and
SE.
The most important route to
market for SBT is the in-house
solutions,representing57% of
the business sales in 2019.The
resellers,wholesalersand
distributors arethethird-party
channel more importantfor
SBT, representing 55% of the
total volume of sales made
through third-party channel.
The System Integrator route is

Dynamic
Players
And Channels
The Spanish BACS market has
shown importantgrowth
figures in the recent years
across segments.2019 was a
slowdown year consistingof a
more mature phaseof the
expansion cycle.From 2020
onwards,the growth is
estimated to increaseagain.
This is dueto the expected
political stability and the public
investment announced but not
yet materialized.A significant
volume of this public
investment relates local
municipalities and smartcities.
For privateinvestment, it is
believed that it continues to
grow thanks to the reasonably
good prospects for new
construction demand and the
accommodativefinancial
environment. International
commitments in climate
change will drivethe BACS
market upwards.

Convergence
The stand-aloneHVAC solution remains
very important in retrofit and
refurbishment. It is due to the volume of
projects requiringonly the products
replacement. The installed baseof BACS
in Spain is very significant,makingthese
categories the most important in the total
volume of BACS products sold.In the new
construction,the number of projects that
involveonly stand-aloneHVAC is very
small and has been shrinkingsignificantly
in recent years.
The physical security solutionshavea
higher degree of convergence than
energy.
In the category Other, itis importantto
highlightsmoke, fireand safety solutions
increasingin the new construction.
Additional in Other products category
acoustics,IPTVand room booking also
have a significantdegree of integration.
Withingthe refurbishment and retrofit,
the level of convergence with Other
products is very small compared to new
construction due to the technical
difficulties and costto converge new
systems with the existingones.

Convergence and integration per vertical market
► The levels of integration in the Spanish BACS
market mirror to a certain extent, the lack of
qualification observed among the building
consultants.
► Within the insights collected for this report,
BSRIA researchers found that the levels of
integration and convergence are not as
developed as expected for this market. When
confronted with this fact, manufacturers blame
the building consultants for not proposing
integratedsolutions to the investors.
► The market is technically ready for integration at
all levels, but the degree of integration and
convergence depends on the positioning of the
constructor/investor.
► In many investments across sectors, the
integration is required by the solutions architect
because of the end-user demand. Data centres
and Life science and hospitals are the most
important verticals, where the convergence sets
as must. It is expected for the level of
convergence to improve in light commercial and
education.
► The Sports stadiums and sports facilities
refurbishment and retrofit are always an
opportunity for integrated BACS systems in
Spain.

Controllers
A controller is a generic name
given to any device that controls
the operation of one or more
elements of a system. Controllers
are essentially small,purpose-built,
computers with input and output
capabilities.Inputs fromsensors
allowa controller to read
temperature, humidity,pressure,
current flow, air flow,etc. The
outputs allowthe controller to, for
example, send command and
control signals to actuators.Inputs
and outputs can be either digital or
analogue.
The study will segment the
controllers into:
• Digital data control (DDC).
Buildingcontroller also called
advanced DDC or outstation
and Advanced Application
controller.Digital data control
(DDC) is the automated control
of a condition or process by a
digital device(computer). DDC
takes a centralised network-
oriented approach.
• Programmablelogic controller
(PLC). These are controllers that
were originally developed to
manage industrial processes.
They have been introduced into
the BACS environment chiefly
by suppliers who arealready
established in industrial
controls and who aredeploying
the same basetechnology in
the buildingautomation
market.
• Field equipment controllers or
asset-application specific
controllers.Small controllers
intended to control individual
items are referred to as
asset/unitary/field/ terminal
unitcontrollers.The controller
is often build in and supplied
with the product.
• Room controller/room
automation is an application-
specific function for individual
or singlezone room control.It
includes communication
functions,monitoring and
control.

  • 11. Building automation andcontrols systems 2020 –Spain Summary 100627/5 Edition 2 -BSRIA© 11 Convergence and integration per vertical market ► The levels of integration in the Spanish BACS market mirror to a certain extent, the lack of qualification observed among the building consultants. ► Within the insights collected for this report, BSRIA researchers found that the levels of integration and convergence are not as developed as expected for this market. When confronted with this fact, manufacturers blame the building consultants for not proposing integratedsolutions to the investors. ► The market is technically ready for integration at all levels, but the degree of integration and convergence depends on the positioning of the constructor/investor. ► In many investments across sectors, the integration is required by the solutions architect because of the end-user demand. Data centres and Life science and hospitals are the most important verticals, where the convergence sets as must. It is expected for the level of convergence to improve in light commercial and education. ► The Sports stadiums and sports facilities refurbishment and retrofit are always an opportunity for integrated BACS systems in Spain. Controllers A controller is a generic name given to any device that controls the operation of one or more elements of a system. Controllers are essentially small,purpose-built, computers with input and output capabilities.Inputs fromsensors allowa controller to read temperature, humidity, pressure, current flow, air flow, etc. The outputs allowthe controller to, for example, send command and control signals to actuators.Inputs and outputs can be either digital or analogue. The study will segment the controllers into: • Digital data control (DDC). Buildingcontroller also called advanced DDC or outstation and Advanced Application controller.Digital data control (DDC) is the automated control of a condition or process by a digital device(computer). DDC takes a centralised network- oriented approach. • Programmablelogic controller (PLC). These are controllers that were originally developed to manage industrial processes. They have been introduced into the BACS environment chiefly by suppliers who arealready established in industrial controls and who aredeploying the same basetechnology in the buildingautomation market. • Field equipment controllers or asset-application specific controllers.Small controllers intended to control individual items are referred to as asset/unitary/field/ terminal unitcontrollers. The controller is often build in and supplied with the product. • Room controller/room automation is an application- specific function for individual or singlezone room control. It includes communication functions, monitoring and control. 17
