1 | Introduction
For this final project of Introduction to Construction Industry, students were grouped into a
group of 2 and were required to find a specific land within the campus to initiate a small
construction project. The size of the land could not exceed 30m x 30m.
This report focuses on constructing a new Food & Beverage (Dining area) in Taylors’s
University Lakeside Campus.

2 | Site Analysis
The Food & Beverage (Dining area) will be built on an existing parking space which is located
directly beside the Boardwalk / Syopz Mall.

As you can see, it is a very wide land that is able to receive enough sunlight without any
covering, a suitable place for plants. Suitable humidity and very windy, although someday the
temperature will slightly increase, affecting the humidity but that would not be a problem as
ventilation will be used. A green roof is also in consideration.
Besides that, the view of the land is not very appealing because of the uneven land without and
land covers and the lack of plantation but this would be improved throughout the construction of
the project. For the walkability and connectivity, the site is located just beside the Syopz Mall so
it is well connected to the campus and students. Also, it will only require about 5-10 minutes to
arrive.
However, there is only one way to enter the site. (Circulation)

3 | The Proposed Project
The Food & Beverage (Dining area) will be constructed as a Café on green platform, named
Lake Café.
A space of (25x25)M will be used from the site. That will be the elevated green platform base of
the Café structure. An octagonal glass house structure (Café) of measurements (15x15)M will be
allocated on the center of the green platform.
Reflective pools are suggested all along the green platform as a cooling system to cool down the
surrounding temperature during hot weathers. The whole structure will be overlooking the lake
and refreshing greenery as a short getaway paradise from the concrete jungle and hectic
university life.
The glass house cafe will provide coffee, cakes and pastry, sandwiches and a variety of spaghetti
and snacks.
The walls of the
structure would basically
look almost like this but
bigger in size of course.
Materials for the structure: Glass
(Recycled glass to save costing and
the environment), steel (black) &
wood

Types of Development
On-site development
Slum upgrading is a way of improving the physical environment and basic services in existing
communities, while preserving their location, character and social structures. Usually upgrading
means that the houses, lanes, roads and open spaces are improved, without changing the layout
or plot sizes.
On-site reblocking
Reblocking is a more systematic way of improving the infrastructure and physical conditions in
existing communities by making some adjustments to the layout of houses and roads to install
sewers, drains, walkways and roads, but doing so in ways which ensure the continuity of the

community. Communities can then develop their housing gradually, at their own pace. When
communities opt for reblocking, some houses usually have to be moved and partially or entirely
reconstructed to improve access.
On-site reconstruction
In this upgrading strategy, existing communities are totally demolished and rebuilt on the same
land, either under a long-term lease or after the people have negotiated to purchase the land. The
new security of land tenure on the already-occupied land often provides community people with
a very strong incentive to invest in their housing, through rebuilding or new construction.
Reconstruction also allows communities on low-lying land to first raise the level of the land
above flood lines before investing in proper housing.
Land sharing
Land-sharing is a housing and settlement improvement strategy which allows both the land-
owner and the community people living on that land to benefit. After a period of negotiation and
planning, an agreement is reached to “share” the land, where the settlement is divided into two
portions. The community is given, sold or leased one portion (usually the less commercially
attractive part of the site) for reconstructing their housing, and the rest of the land is returned to
the land-owner to develop.
Nearby or not-so-nearby relocation
The greatest advantage of the relocation strategy is that it usually comes with housing security,
through land use rights, outright ownership or some kind of long-term land lease. Relocation
sites can sometimes be far from existing communities, job opportunities, support structures and

schools. In these cases, community members who want to keep their old jobs or attend the same
schools must bear the burden of additional traveling time and expense and must adapt themselves
to a new environment.
The Building Plan Approval Process
The approval process will depend on whether you choose to use the Building Control services of
a Local Authority or an Approved Inspector.
If you use an Approved Inspector then you should jointly notify the Local Authority that the
Approved Inspector is carrying out the building control function for the work. This is called the
"Initial Notice".
If you use a Local Authority, the procedures are set out in the Building Regulations. Some of
them relate to pre-site procedures and others relate to procedures once work is underway on site.
On site approval
The Building Control Service will
make statutory and routine
inspections as the work progresses to
ensure compliance with the building
regulations and other allied
legislation.
Pre-site approval
If you choose to use a Local Authority
building control service, there are
three types of application for
approval you can make.
