Designation: Foreclosure Consultant for Mortgage lender servicer (Default Servicing-Support Operations)
Roles & responsibilities:
 Loan level review.
 Aligned directly with Attorney facing roles and Attorney Firms
 Responsible for resolving workflows and To Do follow ups.
 Partner with the Attorney Manager to review loan status’s in an effort to identify backlog
reasons and provide resolution (e.g. Work with Firm and Attorney POC to provide Demand
Letters required to move the file forward).
 Attend and contribute to regular meetings with the Attorney Firms.
 Building a strong relationship with the attorneys, paralegals and operations staff within the
firm.
 Regular review of events in order to limit target re-projections and taking proactive measures to
ensure event readiness.
 All the discrepancies in the system updates completed by the attorney firm should be reported
to the Attorney Management in real time.
Below tasks are performed by support operations team in a timely manner
1. Daily task.
 Execute critical workflows which have a TAT of 24 hrs (Sale Postponements, Updating sale
results, etc).
 Review Milestone Ageing Report to categorize and discuss with attorney severely delinquent
loans in foreclosure.
 Monitor Workflow Report in order to ensure workflow completions within TAT.
 Monitor the To-Do updates on REALResolution™by attorney firm.
 Review Target Re-projection Report to identify and take necessary steps to avoid further re-
projections.

2.  Ensure all critical reporting is accounted for as per Investor requirements (for e.g. daily sale
reporting of Freddie & Fannie to Investor Reporting team).
 Respond to emails from attorneys / internal departments.
 Daily review of critical reports such as 90+ delinquencies to identify outliers and take
appropriate action.
 Review the New Event Start Report and ensure firm has all necessary documents required to
complete that particular event.
2. Weekly task.
 Weekly call with the attorneys / paralegals to discuss aged loans in portfolio.
 Review weekly reports such as Affidavit Rejections, Charge-Off reports, Hold Inventory in order
to analyze and take appropriate action.
 Have weekly discussions with internal departments (Vault, Contract, Correspondence, etc) to
discuss escalated matters pertaining to foreclosure.
 Have weekly discussions with the Compliance, Attorney management groups to understand
state changes, new/revised foreclosure laws, etc.
3. Monthly task.
 Conduct a monthly review of assigned portfolio to gauge sales, event movement, delinquency
statuses, sale postponements, etc.
 Monthly call with the senior management team of the firm to discuss performance, highly
delinquent loans, issues, etc.
 Timeline performance reporting of ARM’s portfolio to senior management.
