INITIAL STAGE 
70% of dwellers from Cooperative Housing Society 
Appointment of Chief Promoter / Opening of Bank 
Account 
Documents (land Title...etc) collected / Plot measured / 
structures demarcated 
Structures survey & no./Table of house no. prepared. 
Developer appointed / Developers appoints architects, 
surveyor, engineer etc. 
Developers enter into individual agreements with 
dwellers. 
Proposal with Plans, annexure & documents submitted 
to SRA
Vacating Property for Rehab 
To provide the members with deposit 
amount and rent incase of not providing 
alternate accomodation by the developer. 
Preparation of List of Allottees / Allotment of 
tenements is made in joint name. 
To sign individual agreement with members 
Vacating Property
SECOND STAGE 
Scrutiny by Sub-Engineer /Scrutiny Fee calculated 
Scrutiny fee paid by the Developer 
Annexure II submitted for Certification/Annexure III 
submitted to finance Dept 
Annexure I scrutinised by Engineer Dept 
Annexure II & III certified by respective authorities 
LOI, Layout, IOA, CC will be issued
THIRD STAGE 
Lots of Allotment of tenements to Participating members / 
subsequently for non-participants 
Developers arrange for transit accommodation .either on-site or off-site 
Draw of lots for allotment of transit tenements 
Slum Dwellers shifted to transit camps & slums hutments 
demolished /Non-participants issued notice 
If non- participants do not agree within 15 days, they are physically 
evicted from slum site 
All structures demolished and work upto plinth level is completed 
After verifying Plinth dimensions, SRA grants permission to 
construct beyond Plinth level
FOURTH STAGE 
Plan for further rehabilitation & free sale buildings approved 
Building permission for free sale building given in proportion of 
rehabilitation 
Rehabilitation buildings completed 
Lists of allotees prepared / Allotment of tenements is made in joint 
name 
Building completion Certificate submitted by architect 
Building & compliance with IOA conditions, verified/Occupation 
permitted /possession as per allotement 
SRA issued identity cards to Slum dwellers
FIFTH STAGE 
Construction of remaining buildings 
commenced 
Further building permissions/Occupation 
permissions granted in due course 
Separate property cards for rehabilitants 
plot, free sale plot & reservation plots 
prepared
OTHER Activity

Slum Rehab Housing Scheme Stages Mumbai

  • 1. SLUM REHABITILATION HOUSING SCHEME IN MUMBAI INDIA ASIA
  • 2. INITIAL STAGE 70% of dwellers from Cooperative Housing Society Appointment of Chief Promoter / Opening of Bank Account Documents (land Title...etc) collected / Plot measured / structures demarcated Structures survey & no./Table of house no. prepared. Developer appointed / Developers appoints architects, surveyor, engineer etc. Developers enter into individual agreements with dwellers. Proposal with Plans, annexure & documents submitted to SRA
  • 3. Vacating Property for Rehab To provide the members with deposit amount and rent incase of not providing alternate accomodation by the developer. Preparation of List of Allottees / Allotment of tenements is made in joint name. To sign individual agreement with members Vacating Property
  • 4. SECOND STAGE Scrutiny by Sub-Engineer /Scrutiny Fee calculated Scrutiny fee paid by the Developer Annexure II submitted for Certification/Annexure III submitted to finance Dept Annexure I scrutinised by Engineer Dept Annexure II & III certified by respective authorities LOI, Layout, IOA, CC will be issued
  • 5. THIRD STAGE Lots of Allotment of tenements to Participating members / subsequently for non-participants Developers arrange for transit accommodation .either on-site or off-site Draw of lots for allotment of transit tenements Slum Dwellers shifted to transit camps & slums hutments demolished /Non-participants issued notice If non- participants do not agree within 15 days, they are physically evicted from slum site All structures demolished and work upto plinth level is completed After verifying Plinth dimensions, SRA grants permission to construct beyond Plinth level
  • 6. FOURTH STAGE Plan for further rehabilitation & free sale buildings approved Building permission for free sale building given in proportion of rehabilitation Rehabilitation buildings completed Lists of allotees prepared / Allotment of tenements is made in joint name Building completion Certificate submitted by architect Building & compliance with IOA conditions, verified/Occupation permitted /possession as per allotement SRA issued identity cards to Slum dwellers
  • 7. FIFTH STAGE Construction of remaining buildings commenced Further building permissions/Occupation permissions granted in due course Separate property cards for rehabilitants plot, free sale plot & reservation plots prepared
  • 8. OTHER Activity • Scrutinizing the planning of Slum Rehab Scheme & Approval to the same - issuing Letter of Intent, layout approval & apprvoal of Building Plans - IOA, Commecment Certificate at various stages of construction, occupation certificate Approval of TDR recommendation proposal Planning & Designing of various amenties in implemented Slum Rehabilitation schemes Suggestion the specification regarding elevation ……… Site visit to various Court matters….

Start construction activity • Approval to start Construction Property Tax Assessment NOC Hydraulic Engineer No Objection Certificate Strom water Drainage No Objection Certificate Sewarage No Objection Certificate Traffic Deptt.
