1. TIME AT LARGE
- GONDOLA BROKEN, RESTRICTION DURING COVID-19, RESTRICTION BY SDMC FOR
SPECIALIST MAINTENANCE TEAM FROM KL TO ENTER SARAWAK.
2. LATE ACTION FROM CLIENT(SEDC,SEJADU,KUCHING HOTEL,SUSB) TO OVERCOME THE
ISSUE.
SOLUTION:
1. Certificate of Sectional Completion to be issued to Contractor for SEDC Plaza, Sarawak Plaza,
Grand Margherita Hotel and Riverside Shopping Complex once all defects at these buildings
been rectified;
2. Proportionate Liquidated Ascertained Damages (LAD) will be imposed to Contractor until the
final date of performance bond; and
3. Once the gondola has been fixed, Contractor will come back and continue to finish up the
remaining cleaning and painting works at the curved section before issuing Certificate of
Practical Completion (CPC) for the Riverside Majestic Hotel curved section.
LESSON LEARNT: TO CLOSELY MONITOR AND FOLLOW THROUGH THE PROGRESS OF WORKS ACCORDING TO
THE WORK PROGRAMME AND TO OBLIGE WITH THE CONDITION OF CONTRACT.

8. PIBU BELAGA
LOCATION FACTOR DURING ESTIMATION
ISSUE : ESTIMATION DOES NOT INCLUDE LOCATION FACTOR (BELAGA) DURING
ESTIMATION AND THE TENDER HAVE BEEN RETENDERED BECAUSE OF CONTRACTOR’S
TENDER PRICE IS HIGHER THAN DIVISION COST’S ESTIMATION
SOLUTION: INCLUDE LOCATION FACTOR DURING RETENDER ESTIMATION
LESSON LEARNT: BE AWARE ON LOCATION OF THE PROJECT AND MAKE SURE THE
LOCATION FACTOR IS TO BE INCLUDED DURING ESTIMATION

REGISTRATION OF CLASS,HEAD AND SUBHEAD
ISSUE : THE REGISTRATION OF CLASS, HEAD AND SUBHEAD IS TOO SPECIFIC THUS
THERE ARE NO SUFFICIENT CONTRACTOR ATTENDED THE TENDER BRIEFING AND THE
WORKS TO BE RETENDER.
SOLUTION: THE REGISTRATION OF CLASS,HEAD AND SUBHEAD TO BE ADJUSTED TO
SUFFICE THE REQUIREMENT ONLY.
LESSON LEARNT: TO CAREFULLY CLASSIFY THE REGISTRATION BASED ON THE SCOPE
OF WORK.
