University briefings

Editor's Notes

  1. Launched in 2002, the GBCA is a national, member based, not-for-profit organisation. We are committed to developing buildings, cities and communities that are healthy, livable, productive, resilient and sustainable. We are also a founding member of the World Green Building Council. The green building movement first gained momentum after the 2000 Sydney Olympics received worldwide recognition as the ‘Green Games’.Sydney’s Olympic venues and facilities established new benchmarks in design excellence and best practice in sustainability, and demonstrated to the world that green buildings were achievable and practicable. But at this time the worldwide green building movement was still in its infancy. The industry had no agreed metrics or methodology to measure green building practices. There was no organised approach to knowledge-sharing or collaboration. And there was no way for the industry to promote or profit from sustainable building leadership. In 2002, a group of building pioneers recognised the need for an independent organisation to develop a sustainable property industry in Australia. The Green Building Council of Australia had arrived.
  2. The GBCA has three key core activities: We Rate, Educate and Advocate. Rate- We operate Australia’s only national voluntary holistic rating system for sustainable buildings and communities– Green Star. You will learn more about Green-Star in the upcoming slides. Advocate - We engage with government and industry decision-makers to promote sustainable development and support the industry's transition to greener buildings, cities and communities.Educate - We are a leading provider of sustainable building education. We run courses and events throughout Australia to expand industry knowledge about Green Star and green building practices.
  3. We have come a long way on our journey in our ten yearsAustralia now has a mature green building marketwith more than 7 million square metres of certified green building space.
  4. There are 55 + Staff which are located at The GreenHouseKey PointsFitout is located within an existing building (ca. 1980s). Tenancy space is leased.Fitout includes the following initiatives:Retrofitted raised-floor displacement ventilation systemRetrofitted grey water treatment plantDesign methodology based on dematerialisationRe-used furnitureRecycled materials (including raised floor sourced from demolition of another tenancy)Dual function (task and general) lighting systemPolished concrete floors
  5. across 44 GBCs600 staff 30,000 volunteersMore than 22,000 members (and that’s only half of our network!)
  6. In July 2003, Green Star was launched. This rating tool provided a guiding framework to measure buildings against a range of criteria, – from materials selection to indoor environment quality, water efficiency, waste avoidance, re-use and recycling. The Green Star rating system assesses the sustainability of projects at all stages of the built environment lifecycle. Green Star is a rating system developed for the property industry, by the property industry. It sets a common standard of measurement that promotes integrated holistic design; and raises awareness of the benefits of sustainable design and construction practices.
  7. Green Star ratings can now be awarded for the different phases of a project's life cycle, including planning or design, construction or delivery and performance or operations. With the exception of the Green Star – Performance rating tool, all green Star rating tools allow projects to be rewarded with a 4 Star – ‘Best Practice’, 5 Star – ‘Australian Excellence’, or 6 Star – ‘World Leadership’ certified rating.
  8. Our story begins with the first Green Star building 8 Brindabella Circuit5 STAR GREEN STAR RATINGWe have come a long way on our journey in our ten years, Australia now has a mature green building marketwith more than 7 million square metres of certified green building space. Green Star is not just about offices. We now have more than 120 education facilities either certified or registered to achieve Green Star certification. The work of GBCA is now more than just buildings ,We are about communities, cities, infrastructure,Cover social, economic as well as environmentWe are also focused on adaptation and resiliencebuilding liveable, prosperous and sustainable places for everyonewe cover all building typesWe have Custom rating tools for fire stations retirement villages supermarkets hotels and McDonald’s restaurants.
  9. Green Star - Design & Green Star As Built, assesses the environmental impacts from the design and construction of buildings, such as greenhouse gas emissions, materials and resource use, indoor environment quality, and land use and ecology. Two types of ratings can be achieved under Green Star - Design & As Built. A four, five, or six Star 'Design' rating can be awarded to the design of a building prior to it being built.  A four, five, or six Star 'As Built' rating can be awarded within two years after the building has been constructed. There are a number of sector specific Green Star - Design & As Built rating tools. For example, you might hear of Green Star - Office, Green Star - Healthcare, Green Star - Public Building, and even Green Star - Custom. These are all rating tools developed for a specific project or sector, and they all award a Design, or As Built rating.
  10. The next step for Green Star is to release a single, streamlined Design & As Built rating tool that can assess buildings across a range of sectors.
  11. A single, streamlined rating tool for design and construction that can assess buildings across a range of sectors and will make certification simple, straightforward and cost-effective, no matter the building type.
  12. The second rating tool type is Green Star - Interiors. This rating tool assesses the environmental and comfort impacts of any interior fitout .It looks at impacts from the perspective of the fitout owner and occupant, including ergonomics, green leases, and the furniture and joinery.Green Star - Interiors awards a 4, 5, or 6 star 'Interiors' rating for the construction of a fitout. It does not rate operational performance, or the design of a fitout prior to it being built.
  13. It is a universal tool – it could be for an office or a retail fitout, a healthcare facility, a hotel or restaurant, a school or a research facility.
  14. Benefits
  15. We know that access to daylight can increase retail sales by up to 40%.
  16. Aim is this Green Star - Interiors tool will make sustainable buildings accessible to many more people.
  17. 3rd rating tool is GSP
  18. Green Star - Performance was released in October 2013 and rates the operational management of existing buildings.  Green Star - Performance addresses the same impact categories as Green Star - Design & As Built, but from the perspective of facilities managers, building operators, and building managers. Unlike other Green Star rating tools, Green Star - Performance awards ratings from 0 Star through to 6 Stars. It also requires that a building report its performance every three years in order to maintain or improve its rating.
  19. Green Star – Performance measures both the operational practices and the performance benchmark. Operational practices are defined as procedures or strategies, and are used to inform the more qualitative aspects of building operations.Performance benchmarks are the quantitative aspects of buildings: energy use, water use, waste. Green Star – Performance will ‘close the loop’ on the design, construction and management of buildings.
  20. The objectives of the Green Star – Communities rating tool is to:Establish a common language for the planning, design and construction of sustainable communitiesPromote integrated thinkingRecognise sustainability leadershipRaise awareness about sustainable communitiesPromote more liveable, propserous, environmentally responsible communities that are underpinned by integrated design and strong governance
  21. Some governments are already taking a lead. Parramatta City Council was the first local government in Australia to seek a Green Star – Communities rating for its Parramatta Square development. The $1.6 billion, three hectare, mixed use project will target 5 Star Green Star ratings for all buildings across six stages of the development, as well as a Green Star – Communities rating. “Green Star certification sends a clear message to our community that we are committed to building long-term assets that are sustainable, productive and fiscally responsible,” Lord Mayor of Parramatta, Cr John Chedid, has said.
  22. At the state level, the South Australian Government has been first from the starting blocks, committing to achieve Green Star – Communities ratings for two renewal projects: Tonsley and Bowden redevelopments. Tonsley, the former Mitsubishi site in Adelaide, is being redeveloped as a high-value, collaborative manufacturing centre, which will bring together industry, education and retail activity, as well as homes for 1,500 residents. Bowden and Tonsley [will] deliver more efficient, economical and sustainable urban form through innovative design excellence, engagement and partnershipHon Tom KoutsantonisMinister for Housing and Urban Development, South Australia
  23. The environmental benefits of this dramatic transformation of our built environment are self-evident. The many other benefits of Green Star buildings are just as clear.
  24. Absenteeism has fallen by 42 per cent since Fujitsu moved its staff into Green Star-rated headquarters in Melbourne. “
  25. Perceived productivity has shot up by 15 per cent for some groups of staff (those combining the move to a Green Star office with a move to activity based working) at Macquarie Bank’s 6 Star Green Star One Shelley Street in Sydney.
  26. We also know that Green Star-rated buildings can boost student performance, reduce teacher sick leave, reduce average length of stay and infection rates in hospitals
  27. And Westfield Sydney has increased visitor traffic by 20 per cent – to more than 22 million a year – and annual sales have doubled since its Green Star makeover.
  28. Before it had even opened its doors, Peregian Spring State School had recorded the highest ever enrolment in Queensland.Principal Gwen Sands says that “it is a pleasure to work in a school which has been built to the highest environmental standards. Studying and working in this facility encourages both our staff and students to act in a more sustainable manner and will help improve learning outcomes for our students.”
  29. You would have noticed from one of the categories across all four rating tools is Innovation. In recent years we have done much to improve how Innovation is assessed and rewarded in Green Star.So why are we making changes to the Innovation category?
  30. We believe that innovation is the key to transforming our built environment to be more sustainable, so we see the increasing the number of points available for project Innovation as an important step that will spark the innovation cycle and create new opportunities for industry-leading ideas, processes and technologies to be recognised and rewarded.
  31. We want innovation to be embedded from the beginning of projects. By increasing the amount of points available and reducing the risk associated with targeting innovation points.
  32. We hope that innovation will become part of the DNA of projects, rather than an afterthought.
  33. We believe that innovation should go beyond a purely environmental conception of sustainability. We want to reward projects that are investing in social and economic sustainability; projects that enhance the quality of life for workers, that improve the urban fabric, and that consult with communities to provide them with facilities that they need. The innovation category has therefore been expanded to reward social and economic impacts as well as the environmental ones.
  34. Finally, we want to challenge the industry to be innovative, and we want the industry to challenge us in our definitions and conceptions of what is innovative in the context of Green Star. ‘Innovation Challenges’ are a new initiative that will help encourage and direct investment in solutions that address a wide range of social, economic and environmental sustainability issues.
  35. 4 Star Green Star – Custom Design PILOT rating, representing ‘best practice’ in environmentally sustainable design First Green Star-certified restaurant in Australia First Green Star – Custom-certified project in the country. Energy efficiency was a key area of focus for the development of the McDonald’s Green Star – Custom rating tool, with the restaurant incorporating a number of features to maximise the efficiency of equipment and reduce peak demand.Water - The installation of water-efficienttapware and fixtures within the kitchen areas and bathrooms of McDonald’s Kilsyth South is significantly reducing the amount of potable water consumed by the building. Overall, water-efficient design initiatives have the capacity to reduce the restaurant’s potable water consumption by up to 595 kilolitres per year - that’s 66 per cent less than a comparable standard practice building.IEQ - McDonald’s was determined that its commitment to sustainability should not come at the cost of its employees’ health and comfort. The innovative kitchen ventilation boost system that was developed and installed strikes the right balance between comfort, sustainability and cost, using jet nozzles to direct air into hot areas, providing cooling to staff without affecting the cooking process.
  36. Redfern Housing Redevelopment’s design cuts energy consumption by 74 per cent when compared with standard residential buildings of similar size. energy efficiency measures are predicted to save around $26,000 across the entire development in energy consumption each year alone.
  37. Bio-laboratories are traditionally heavy users of electricity and water“A sustainable laboratory may seem at odds with the principles of safe laboratory practices, especially in energy reduction, where use can be 5-10 times higher than office buildings,”The savings are the result of a combination of active and passive design featuresincluding a co-generation plant high-performance glazing and the incorporation of a timber curtain wall system
  38. Lend Lease’s Barangaroo South project is part of the $6 billion Barangaroo urban regeneration development on Sydney Harbour. Lend Lease wants Barangaroo South to be Australia’s first large-scale carbon neutral community. Ultra energy-efficient buildings and precinct infrastructure, on and offsite low carbon and renewable energy, teamed with zero carbon waste treatment and commuter carbon emission offsets will result in a net carbon neutral outcome in operation for the precinct. Commercial towers are being designed to achieve 6 Star Green Star Design and As Built ratings, and residential developments to achieve 5 Star Green Star ratings (and will achieve points under the 'Green Buildings' credit within Green Star – Communities, which allocates up to four points based on the certified environmental performance of all occupied buildings). With a mix of uses, including commercial, residential, retail and dining, along with a new landmark hotel, on completion Barangaroo South will be home to around 1,200 residents, 23,000 office workers and more than 2.9 hectares of public space.
  39. In Melbourne, Monash University’s new residential digs, Briggs Hall and Jackomos Hall, consuming 45 per cent less energy than standard multi unit residential buildings of similar size.
  40. The GPT Group achieved a staggering 96 per cent recycling rate for its office interior retrofit by repurposing and reintegrated many items from the old fitout into the new space. Timber wall panels from the old office created new joinery, old office furniture was given a simple upholstery refresh, old floorboards from the halls of Kempsey High School now form a point of interest as wall panelling in the office’s reception area, while Coca-Cola bottles have been given a second life as a component of the Emeco Navy 111 chairs used in the kitchen.
