Green logistics, in the context of humanitarian logistics encourages all stakeholders to consider the impact of their actions on the environment. The main objective of Green logistics is to coordinate the activities within a supply chain in such a way that beneficiary needs are met at "least cost" to the environment. It is a principle component of reverse logistics. In the past “cost” has been defined in purely monetary terms, whereas "cost" can now also be understood as the external costs of logistics associated with: climate change, air pollution, dumping waste (including packaging waste), soil degradation, noise, vibration and accidents.
Green logistics describes all attempts to measure and minimize the ecological impact of logistics activities. This includes all activities of the forward and reverse flows of products, information and services between the point of origin and the point of consumption.
Defective supply chains are costing companies billions every year in lost revenue and create significant negative environmental impact.
Warehouses can play an important role in mitigating the environmental impacts of logistics activities through green initiatives.
Logistics centres being an integral part of manufacturing, the concept of green warehousing is going to be an operational norm, and should attract investment from both MNC’s and SME’s.
MNCs having aggressive targets of reducing carbon emissions from both mobile infrastructure and immobile infrastructure in the entire supply chain, are likely to be the prime investors in this segment.

The decline of environmental sustainability is undoubtedly one of the biggest problems if not the most
severe one that threatens our planet. In the last decade, to overcome this global issue, industries were
regulated, events and conferences were organized, objectives have been made, but the high cost of green
practices, the fierce competition among firms, and the massive increase rate of production made all these
efforts insufficient, in the other hand, the fourth industrial revolution could potentially provide suitable
solutions to achieve high environmental sustainability. The present research contributes to the
environmental sustainability literature by studying the vision that companies in Europe have on Industry
4.0 and the main objectives that they want to achieve from this transformation. Furthermore, relying on a
statistical study, the research identifies the differences between large companies and SMEs in Europe when
it comes to the incorporation of environmental sustainability objectives within their Industry 4.0 strategies

1. Individual Project:
The final project will be due on November 22th, before the Thanksgiving break on Blackboard.
You have to choose one among the following types of CMBS securities:
• Sequential Pay with three tranches
• Sequential Pay with three tranches with a Z-bond
• Floater / Inverse Floater
• PAC + Support Tranche
• TAC + Support Tranche
After that, build an excel model that will compute cash flows towards each tranche. The model will feature the following:
a) Customizable inputs for the following:
• Initial principal in each tranche (summing to total principal on the underlying mortgages)
• Maturity of the underlying loans in months
• Interest rate of the underlying loans
• Interest rate to investors in each tranche
• Servicing fee paid by the investors (same for each tranche)
• Prepayment assumption (PSA or constant CPR)
• Current market rate
b) User will input all the criteria in a) and be able to see the following update automatically:
• Amortization table for the underlying pool (initial principle, scheduled payments, prepayments, scheduled principal, interest)
• Servicing fee of each tranche
• Cash flow of each tranche
• Investor valuation for the security
c) An additional tab should include the following, fully annotated graphs (title + labeled axis)
• Initial principal of each tranche over time
• Total payments to each tranche
The grades will be awarded based on the following criteria:
· Accuracy: the spreadsheet should compute accurate cash flows for any inputs of the parameters above. The spreadsheets must necessarily be dynamic.
· User-Friendliness: it should be obvious where one should enter the parameters above and where to look for cash flows towards each tranche. Clearly state what type of security you chose.
Note: This is an individual project and intended for you to learn how to build a spreadsheet yourself from scratch. The use of a pre-made template or collaboration of any kind is strictly prohibited. It would be treated as plagiarism and duly measures would be taken against that.

You can also restrict inputs to only predetermined values (e.g. a drop-down menu with a specific list).
2. CONDITIONAL FORMATTING: Conditional Formatting allows you to create a custom look for certain cells (or the entire model) based on user inputs.

2. • There is a need to increase sustainability, transparency, and
digitalization in the sourcing process.
• It is in the interests of all businesses to make their sourcing
operations as modern, ethical, and open as possible.
• Sustainability shouldn’t be viewed as a buzzword or public
relations tool to satisfy the perceived social leanings of
millennial consumers.
3. • Crafting a more sustainable supply chain will enable a company
to save both time and money.
• In the global sense, companies in the garment industry have a
responsibility to streamline operations due to the large
amount of waste and pollution they produce.
• Production of a cotton t-shirt requires 2,700 liters of water.
• Textile industry accounts for 17-20% of industrial water
pollution.
4. • There is evidence that cutting water usage can lead to savings.
• Reducing power and water consumption, shrinking the gaps
between factory floor and retail space is simply more cost
effective.
• The apparel and textiles industry alone accounts for 2% of
global carbon production.
• If current consumption patterns remain unchanged, that figure
could skyrocket to a staggering 26% of global carbon
production over the next thirty years.
5. • Climate change has already extracted economic costs across
the world with abnormal rains, flooding, and droughts.
• In a 2017 study, Tufts University cited data projecting that if
global pollution rates remain unchanged it could ultimately
cost the world around “11-14% of global GDP annually.”
• If we focus those effects specifically on the apparel industry, it
is projected that companies could lose 3% of earnings unless
substantial changes are made.
6. • Companies such as H&M and Inditex, as well as Nestlé and
Unilever, have embarked on expansive transparency programs
in an attempt to set standards across their respective
industries.
• Some consumers report being willing to pay more for a brand
that is transparent or even switch to a more transparent brand.
• Outside of the purely economic payoffs, engaging in a
transparent supply chain also helps companies reduce risks
and improve conditions.
7. • Consumers largely hold brands responsible for any issues or
incidents that occur within the supply chain, like pollution,
poor working conditions, or risks to the lives and health of
workers.
• The destruction of marine and plant life, as well as an increase
in cancer rates reportedly caused by water pollution from the
Sateri Chemical Fiber Co., Ltd. in Jiangxi, China, is an example
of the damaging risks.
8. • A factor that could help in both of the previous areas is increased
digitalization.
• Adopting digital technologies could add an estimated $4.8
trillion in value for the consumer industries while increasing
productivity three fold.
• 14 industries saw more than $363 billion in returns from 2015-
2016 with digitalization.
• Digitalization could generate roughly “$100 trillion in value to
