FACILITIES MAINTENANCE COORDINATOR
SUMMARY DESCRIPTION To coordinate the maintenance and care of Agency facilities and
equipment; to inspect Agency facilities for repair and maintenance needs, security and environmenta
conditions; and to coordinate and develop outside Agency contracts related to the maintenance of
the Agency facilities.
DISTINGUISHING CHARACTERISTICS
This class is a journey level technical classification. Employees at this level receive only occasional
instruction or assistance as new, unusual or unique situations arise and are fully aware of the
operating procedures and policies within the work unit.
SUPERVISION RECEIVED AND EXERCISED
Receives general direction from the Deputy Director of Customer Services.
May exercise technical and functional supervision over technical and clerical
staff.
EXAMPLES OF DUTIES
The following duties are typical for this classification. Incumbents may not perform all of the
listed duties and/or may be required to perform additional or different duties from those set
forth below to address business needs and changing business practices.
• Observe, regulate and address access card and alarm deactivation activity to control and
protect Agency assets.
• Respond to intrusion and fire alarm system emergencies and proximity access issues and
maintain various records, reports and logs regarding access to Agency facilities.
• Inspect multiple and varied Agency facilities and sites for safety and security conditions,
environmental conditions and the maintenance and repair of the Life Safety System.
• Respond to and resolve urgent request regarding issues with malfunctioning equipment
related to plumbing, HVAC, mechanical and structural failures at Agency facilities and sites.
• Coordinate and assist in the development of contracts related to facility maintenance and
repair, including elevator maintenance.
• Maintain and coordinate pest control activities for the Agency.
• Coordinate the quarterly and annual fire suppression equipment inspections, test and retain
appropriate documentations per required regulation and coordinate the servicing of Agency
fire extinguishers.
• Repair, fixe, change or replace inoperative equipment, tools, and equipment.
• Serve as liaison for the janitorial service contract, landscape maintenance contract, and
service contracts for heating and air conditioning.
• Assign, direct and review the work of staff involved in the maintenance of the Agency’s
facilities and grounds.
• Obtain proposals and quotes from potential vendors for services.
• Perform minor interior and exterior building maintenance and repairs such as cleaning,
Rekeying, painting, floor covering, plumbing, carpentry, mechanical, small construction,
cement work, and window and screen replacement.
• Lock and unlock facilities as needed.
• Keep records of work to be done and work completed.
• Attend to hazardous material disposal as needed.
• Order and maintain supplies and stock as need for facilities.
• Attend vendor meetings as needed.
• Operate, maintain and repair hand and power tools.
• Make routine repairs to electrical wiring, switches, plugs and outle
Qualifications
Knowledge of:
• Methods, materials, standards and equipment used in building construction and repair.
• Operation, maintenance and repair of a variety of power tools, appliances and equipment.
• Basic carpentry, plumbing, painting, electrical maintenance and repair.
• Regulations and procedures of safe working practices with power tools and equipment.
• Basic record keeping.
• Hazmat spill response procedures and MSDS.
• Applicable Federal, State, and local rules, laws and regulations.
• Rules and regulations regarding disposal of common hazardous materials.
• Maintenance and operation of fire and irrigation sprinkler systems and air conditioning and
heating systems.
• Basic arithmetic.
• Modern office equipment including word processing, database and spread sheet
applications.
• Principles and practices of customer service.
• Build and maintain positive working relationships with co-workers, other Agency employees
and the public using principles of good customer service.
• Perform related duties as assigned

WORKING CONDITIONS:
• Work is generally carried out in an outside environment with exposure to various weather
conditions and chemicals with occasional work in an office environment.

• Frequently push, pull, grasp and carry while walking.
• Work on various types of terrain and footing which may be slippery.
