Benefit of Offering Health Services at Community Centers
• When all residents are provided accessible and affordable health care, it not only
improves the health of individuals, but also the health of the entire community.
• When all residents have access to preventive and primary care it reduces the
community health care costs by eliminating the need for individuals to seek out
more costly care at emergency rooms.
• Co-location of services provides us with the opportunity to collaboratively serve
individuals and collectively provide greater impact than if we are in separate
places
supports cost effective use of resources, evaluation of programs, and effective
development of new resources

New Site Deeded to County per 2015 Proffer Commitment for the 67 Ac. Mixed Use Timber Ridge Development Project.
2015 Feasibility Study identified from an initial longer list-- 3 potential sites to be further evaluated. And it was the Timber Ridge/Dulles site that was the selected to move forward.
Site Plan:
Coordinating with the Park Authority to make the connection from the park.
Site Plan:
Entry from wall road remain
the inner parcel connection remains, we’re currently coordinating with the Park Authority
Added health suite
Rotated the building to accommodate the addition and ensure the building footprint work well with grading
5. Although the facility has grown from 32,000 to 36,000 sft, it did not exceed the original proposal of 60,000 sft building. We confirmed with FCDOT that CH 870 traffic impact analysis is not required.
Site Plan:
Stormwater – address PC hearing comment, can grad father but go beyond: underground SW enhancement chamber and recessed amended soil.
Building Plan (Program):
Based on NCS programmatic needs and Community input from survey released late last year—we needed to provide a flexible design that would both accommodate current and allow for future community needs
Based on the survey, the programs were put together (help guide develop the framework) and found the need of 2nd gym
Found the partnership (PA) to fund the second gym (based on the need from community)
(3) Multi-purpose rooms
(2) Gyms – additional gym was in need based on the community survey
