This document discusses vision and mission statements for organizations. It provides definitions of vision and mission statements, comparing their differences. The document also analyzes examples of vision and mission statements from companies like PepsiCo and Coca-Cola, noting weaknesses in their statements. It suggests ways the statements could be improved by making them more concise, clear, and relevant to employees. The document argues that while guidelines like vision and mission statements can help or hinder organizations, there is no single right way to write them.

Introduction about sri lankan tourism industrySwan Tours
The principal endeavor to create tourism in Sri Lanka was made by the frontier government preceding WWII with the establishment of the Government Tourist Bureau in 1937. While global tourism was still obscure, the bureau gave offices and administrations to travelers going between the West and East through Colombo. After WWII, the new Sri Lankan government reestablished the Tourist Bureau to advance traveler exercises by giving meeting and welcoming offices and creating visitor offices. Throughout the following decades, the bureau worked to create the tourism industry in Sri Lanka through limited time abroad and creating visitor offices, while private travel administrators additionally gave administrations to travelers.
The Lau Gek Poh Foundation donated two Toyota Hiace vans to Roti 1Malaysia, a non-profit organization that distributes surplus bread and pastries from hotels and bakeries to charity organizations. The vans will help transport the food items as well as disadvantaged individuals. Roti 1Malaysia has received support from several five-star hotels in Malaysia and aims to benefit the community. The Foundation was established to support education, science, and charity.

Project 2: Documentation of a Medium-Sized Projectkimberleyee95
The document is a project management report for an Artscape Healing Center to be built in Kuala Lumpur, Malaysia. It includes an introduction to the project, client, objectives and proposed programs. It also includes an analysis of the site through SWOT, PESTLE and site context diagrams. The report outlines the project viability through objectives, goals, success criteria and stakeholders. It discusses the design suitability through key features, schedule of accommodation and program relationships. The project aims to create an "urban escape" through the incorporation of arts, culture, and nature to promote relaxation and tackle urban stress.
This document provides information about a proposed project to develop a three-story car park with a convenience store at Taylor's University Lakeside Campus. The project aims to address parking issues on campus and provide students with cheaper shopping options. If approved, the client will build the car park and 99 Speedmart franchise on land rented from the university for RM15,000 per month over 20 years. The development is expected to benefit students socially and financially, while complying with Malaysian education policies.
The document outlines a construction project schedule with 16 activities including obtaining city and building permits, site work like excavation and piling, and structure work like foundations and concrete. The activities have assigned durations and indicate dependencies between tasks. For example, building permits takes 21 days and depends on obtaining city permits first. The schedule is to be completed after the project start date of May 19, 2017 while adhering to assumptions like working Saturdays and allowing concrete work on Sundays.
Project control involves managing cost, time, and quality. This project prioritizes time and cost control given the building's nature. Various methods will be used to control time, including focusing on fast materials and analyzing worker productivity. Cost control will involve detailed planning, budgeting, and controlling by a specialized team. Quality control uses a six sigma approach to define standards and requirements, measure performance, analyze issues, improve processes, and continuously control quality through the DMAIC cycle. The goal is satisfying needs while meeting standards.
This document is a student dissertation that examines the competencies of quantity surveying students in Malaysia's construction industry. Specifically, it investigates the expectations of employers regarding the competencies of new graduates and compares this to the educational framework provided by universities. The dissertation was submitted in fulfillment of a Bachelor's degree in Quantity Surveying at Taylor's University in Malaysia. It includes a literature review on competencies, employer expectations, and the Malaysian education system. The student conducted surveys of graduates and interviews with employers and lecturers to understand competency gaps. The research aims to establish solutions to conflicts between employer needs and the competencies developed through university education.
The document discusses laws relating to payment in construction contracts, including the nature and operation of interim and final payment certificates, the certification process, the certifier's role and responsibilities, and challenges that can be made to certificates. Interim certificates provide temporary finality and entitle contractors to immediate payment, while final certificates are intended to be the conclusive statement of any outstanding amounts due. Contractors have remedies such as arbitration if certificates are wrongfully withheld or issued.
This document provides an analysis and professional advice for Smart Builder Construction regarding issues that arose on a construction project. It analyzes the issues based on the FIDIC Red Book 1999 and the PAM Contract 2006. Key issues included delayed site handover, non-payment of certificates, design changes incurring extra costs, and disputes over testing and defects. Advice is provided on the contractor's responsibilities, payment conditions, contractual programming, and dispute resolution methods. The contractor is advised to claim interest on late payments under the FIDIC Red Book and consider statutory adjudication for faster resolution of non-payment issues.
1. The document reports on a value management case study conducted for Straits International School in Rawang, Selangor, Malaysia.
2. The study identified several issues with the school's design including noise pollution from sports activities, an unsuitable space for badminton, and duplicate functions for a playground and playroom.
3. Alternative solutions were proposed using techniques like fast diagrams, value trees, and creativity methods. An action plan was developed to address the issues and improve the design's value.
Remove the playground area on the ground floor and increase the size of the playroom. Acoustic wall panels will be added to classrooms on the second floor to reduce noise pollution. The four badminton courts on the third floor will be changed to two tennis courts under a new roof structure to protect the playing surface from weather and allow play that is not impacted by wind. The changes were recommended to increase value by removing unnecessary spaces, improving the learning environment, and replacing a space with a more suitable outdoor activity.
The document proposes developing a plot of land measuring 435,600 square feet into commercial and residential units. It outlines plans for 18 double-storey shop/office lots of 2,080 square feet each, accounting for 15% of the development area. It also details plans for 83 double-storey terrace houses of 1,650 square feet each, taking up 55% of the area, and distributed across 7 blocks. Finally, it proposes developing 64 low-cost houses of 1,200 square feet each, using 30% of the area spread over 5 blocks.
The document analyzes the viability of a project based on its net present value (NPV). NPV is the difference between the present value of cash inflows and outflows of a project. The document shows the quarterly cash flows in a table for 12 years, calculating the net cash flow and discounted cash flow for each period using a 12% discount rate. It determines that the NPV of the project in 2013 is RM 8,429,105.25 and the NPV in 2010 is RM 11,842,285.98, indicating the project is profitable.
This document provides a quarterly cash flow analysis for a development project from 2010 to 2017. It shows cash inflows from property sales projections and cash outflows for items like construction costs, land costs, financing costs, fees, and administrative expenses. For each quarter, it calculates the net cash flow, cumulative cash flow, and cumulative cash inflow and outflow. The total projected sales are RM60,961,770 and total cash outflow is RM44,656,657.56, resulting in a positive cumulative cash flow of RM16,305,112.44 by the end of 2017.
This document provides a projected cash outflow schedule for a construction project from 2013 to 2016. It outlines the construction costs by item and month, showing the monthly and quarterly cash outflows. The total construction cost is $19,265,375 and will be paid in two moieties, with the second half paid in 2016. Retention amounts are deducted from the monthly outflows.
The document outlines the projected cash flow for a property development project from 2013-2016. It is divided into three sections: cash inflow, cash outflow, and quarterly cashflow. The cash inflow section projects the monthly and quarterly sales percentages and amounts for different property types over several quarters. It also outlines the payment schedule for purchasers upon taking possession, with installments due at 8 months, 24 months, and upon receiving title documents. The total projected quarterly and annual cash inflows are provided.
This section provides a financial appraisal of a proposed property development using the residue method of valuation. It details the gross development value, land and construction costs, administrative costs including fees and financing, and contingencies to calculate the total gross development cost. The gross development profit is then determined by taking the difference between the gross development value and cost, which in this case is RM16,305,112.44 or 29.94% of the gross development value.
This document is a research proposal submitted by a student named Liew Yong Sheng exploring the competencies of quantity surveying students in Malaysia's construction industry. The proposal includes an introduction providing background on quantity surveyors and defining their competencies. It identifies the problem that universities may not be adequately preparing students for the skills employers require. The research questions whether students' competencies match employer expectations. The objectives are to identify employer expectations, understand how universities develop competencies, and establish solutions to differences. The research design involves questionnaires, interviews and literature review. The findings could help reduce graduate unemployment by better aligning education with industry needs.
This document is a literature review by student Liew Yong Sheng exploring the competencies of quantity surveying students in the Malaysian construction industry. It discusses various models and frameworks for defining key competencies from organizations like RICS, AIQS, and BQSM. Soft skills are also examined as an important complement to technical skills. The review finds some differences in how competencies are categorized between models but also agreements on core skills like construction technology, cost estimation, and management abilities. Employers are expected to demand both technical and soft skills as the construction industry grows in Malaysia. The literature review aims to identify competency gaps between employer demands and current education frameworks.

The Importance of Black Women Understanding the Chemicals in Their Personal C...bkling
Certain chemicals, such as phthalates and parabens, can disrupt the body's hormones and have significant effects on health. According to data, hormone-related health issues such as uterine fibroids, infertility, early puberty and more aggressive forms of breast and endometrial cancers disproportionately affect Black women. Our guest speaker, Jasmine A. McDonald, PhD, an Assistant Professor in the Department of Epidemiology at Columbia University in New York City, discusses the scientific reasons why Black women should pay attention to specific chemicals in their personal care products, like hair care, and ways to minimize their exposure.

Strategiesof Le Luxe in Gaining Competitive Advantage
There are a lotof resortsinMalaysiaand inthis sectionof the report,we will discussaboutthe
strategyto gainthe advantage and ultimatelydominatemarketshare aswell asincreasing
stakeholdervalue.
The firststrategyin the discussionwouldbe the strategyof differentiation.Foritisthe mainstrategy
we have investedontogaincompetitive advantageinthe industry. Asmentionedbefore,we are
proudto be the firstinMalaysiato use greenenergytosustaina resortthat is notonlyon seabut
alsounderthe sea.Not onlydoesthe use of greenenergyisa brilliantandinnovative ideato

Activitylike coral replantingisextraordinarytomostMalaysian. While itisnotexactlynew since itis
alreadyimplementedinotherresortcompaniessuchasLangkawi and Sabah.It still differentiates
froma numberof otherresortsbecause the numberof resortsthatperformssuchactivity istoo few.
While itisnot exactlyastrategy,we do intendtoimplementoperationaleffectivenessinourlistof
strategies.Michael Porterdefinedoperational effectivenessas;
“…meansperforming similaractivities better than rivals performthem.OperationalEffectiveness
includes butis not limited to efficiency. It refersto any numberof practices thatallow a company to
utilize its inputsby, forexample, reducing defectsin productsordeveloping betterproductfaster.”

We are aware that we are not the onlyresortthat doescoral replanting, onsearesort, andso on
that existsaroundMalaysia.However,we intendtoincrease ourinputtothese activitiestofurther
expandthe value of these servicestoitshighestvalue.Thiswouldinvolvethe use of latest
technology,humanresource managementandfacilitymanagement.While the costmaybe highbut
we believethatprovidingourcustomerthe bestvalue of whatwe dowill glorifythe reputationof Le
Luxe Resortand ultimatelyprovideaninformal advertisingthroughchit-chat.
Despite the factthat we couldeasilymanage the use of latesttechnologythroughthe use of money,
we findthe true challenge wouldbe creatingvaluethroughourworker’sperformance.Due tothis,
we intendtostudythe operationeffectivenessdone inJapan.InMichael Porterfoundoutthat
Japan,in the late 1970s, do not use anyform of strategy.Instead, majorityof Japan’scompanyfocus
on the use of operationperformance tooutperformtheirrivals. Japanhasbeenwell-knowntobe a
countrythat focuses onprovidingthe bestservice tocustomerbecause of theirculture of showing
respectto theircustomers. While thisstrategyisnottrulysignificant,we believe thathavingour
employeestosimplyactdifferentlyinarespectful andwelcomingwaywouldbe agoodstrategy
itself.AsmentionedbyMichael Porter,
“CompetitiveStrategy is aboutbeing different.Itmeansdeliberately choosing a differentset of
activities to deliver a uniquemix of value”
“Strategy in Business”by Porter.M
Withthisreasonalone,we believe thatitisreasonable totrainanddevelopouremployeesinJapan
because theyare more experiencedinthe artof operationeffectiveness.

As a responsible developerandinvestor,we needtocontrol andreduce the damagesthat could

Firstand foremost, here are some suggestionsonhow tominimize the impactdone tothe natural

Duringconstruction,preservationandprotectionof natural environmentwill be carriedout.The
siltationwouldcause damage toaquaticlife andultimatelyaffectingterrainwildlife aswell due to
the increase inwaterturbidityandlossof amenity.Due tothisreason, itis importantforthe site
managerto ensure thatthe siltis notdirectlyreleasedintowatercoursesandkeepall the activities
away fromriverandstream banks. The impactof root severingof plantscanbe minimisedby
avoidingconstructionduringhotanddryweatherwhile keepingtreeswell wateredbefore andafter
diggingandcoveringexposedrootswithsoil ormulchas soonas possible.Furthermore,we will not
allowequipment,vehicles,ormaterialstobe storedonthe boulevardtoavoiddamage tosoil.
Hence the site managershouldestablishaseparate stagingandparkingarea ona pavedareaaway

the constructionworksare finished, the nature environmentshouldalsobe preservedandprotected
to minimise the damage onit.Forexample, the sitemanagershouldmake afinal inspectionof the
site.Afterconstructionhasbeencompleted,site managerandthe workersshouldevaluate the
conditionof the remainingtreesandlookforindicationsof damage orstress.Althoughitmaytake
several yearsforsevere problemstoappear, the managerhasto carry out some careful monitoring
and preventive treatmentsuchaswateringwhichmayhelptominimize the damages.
Shouldthere be anydamage occurreddue to the construction, workershave torepairitas soonas
possible byinformingthe managerimmediately toavoidanyviolationsinthe landscape protection
contract and picture of the damage shall be taken. We wouldalsoinsistthatthe protective fences
remaininplace until all constructionworkersleftthe site.Lastly, whennatural vegetationand
topsoil are removedduringconstruction,the landbecomesvulnerableasthe enrichedorganiclayer
of the soil ismissingwhichcausedthe habitatof wildlife todisappear. Thusthe topsoil shouldbe
restoredtopreventerosionandimprove the habitatof wildlife.Seedingisoftenthe most
economical methodof replantation.Preservationof the natural environmentisessential for
maintainingcommunitysustainability.Ournatural resourcesexistinadelicate balance andare

conserve,preserve,andcare forthe nature resourcesandprotectthe environment.
GreenwithSewage TreatmentPlant(STP)
Figure 5.1 Sewage treatment plant
A plant that convert wastewater, which is water no longer needed or suitable for its most recent use,
intoan effluentthatcan be eitherreturnedtothe watercycle withminimal environmental issuesor
reused. Thisisimportantbecause we needtoavoidanylossof resourcesandpollutingthe island
environmentdue tothe waste productsfromthe resort.Since the projectisemphasizinggreen
buildingconcept,we wouldsuggestforthe the STPto follow the same concept, namingitas Green
STP.
There are twotype of STP,centralizedanddecentralized. The factorof designconsiderationare
14. 12
EmbodiedEnergy,the energyconsumedbyall of the processesassociatedwiththe
building.
EmbodiedCarbon,referstocarbondioxide emittedduringconstructionandby
activities.
Cost,constructioncostper connection.
Basedonthe three factorwhichfocusedongettingthe lessoutof the system, the besttype
wouldbe decentralized.Whyshouldwe choose decentralizedsystemasourGreenSTP?
Decentralizedsystem:-
Increasedwaterqualityandavailability,
Usedenergyand landwisely,
Respondedtogrowthwhile preservinggreenspace,
Usedthe natural treatmentpropertiesof the soil.
Decentralizedsystemscanbe designedtomeetspecifictreatmentgoals,tohandle unusualsite
conditions,andtoaddresslocal environmental protectionrequirements.Theytendstohave small,
minimallyintrusive environmental footprintsandoftenhave the benefitof creatinggreenspacesin
communities. Also, theyprovide goodopportunitiestouse the natural environmentastheycan help
reduce the level of difficultyandcostto treat pollutants.
Asconclusion, installingthistype of GreenSTP have the capacityto maintainourresort andallow
us to control manykindof variablesespeciallystenchandvisibilitywhile reducingthe amount of
pollutantsandspace used.
GreenwithTurbines&Panel
The locationof the islandfloatingonthe Malacca Strait and beingquite farawayfromthe mainland,
allowedthe islandtoexperiencedlotsof natural phenomenonsthatcreatedenergysuchaswind
and waves.Devicesare thencreatedtocatch these energyandconvertthemtoelectrical energy.
The placementof the machineryroomforthe generatorswouldbe inside the resortavoidingusing
islandspace itself.

Figure 5.2 Turbines and Panels
I) Turbines
There are many type of turbines, andwe are goingto avoidusingsteamturbine asit produces
emissiondue toburningof fossil fuels.The design,energyandcostvariesandhighlydependedon
the strengthand availabilityof the fluid. However,we don’twanttoinstall awindturbine asitcan
onlybe usedinlimitedareasandincertainperiodsonly(e.g.,earlyandlate inthe year) andcost
about$40k to 80k fora 10kWatt windturbine.
Withthe availabilityof waves,we are goingtosuggestthe use of wave energydevice.Tobe
specific, the ideal device like Carnegie’sCETO.Theirwave energydevice advantage are :-
No Visual Impact– fullysubmerged.
Flexible –operatesinvarietyof waterdepths.
Storm Survivability –fullysubmerged&energydampeningsystem
Security – provide watersecuritytocountries&islands.
Scalable – modulararray design.
Eco-Friendly –co-existswithmarine life.
Beingable toproduce an energyupto 240kwh, the device canuse the energytodesalinate the
seawatertoobtainfreshwater. The initial costisquite high(expectedtobe a five figure sum) butcan
be expectedtobe paidoff in5 years.Furthermore, the leastinstallationof one generatorwill
provide more vastandavailabilityof space inourresortwhile maintainingitsefficiency.

Solarpanel ismethodusednowadaysfordevelopertoemphasizetheirconceptof greenbuilding
by obtainingcleanenergyusingthe sunlight.Plus,The sunhasbeenaroundfor billionsof yearsand
islikelytoburnon forbillionsmore tocome.Advantage besidesthat:-
Save ElectricityBills - drawintime of needs, able togenerate more powerforyearstocome.
UpfrontIncentive - governmenttax credits,be eligible forincentivesthroughyourutility
company.
Reduce Emissions - reduce resort’s greenhouse gasemissions
Self-Reliance Energy - reduce electricityneedfromutilitysupplieraccordingtoenergy
harnessed.
Furthermore,Malaysiaisone of the countrythat getat least6 hoursof sunshine perday, the use of
solarpanel isa must. The initial costisa 5 digitfigure andthe revenue peryearisabout20% of the
cost. However, the aestheticaspectof solarpanelsinstalledinourresortcan attract clientand
provide sufficientenergyforourresortto be self-dependent.Also,byusingMitsubishi’ssolarpanel
products,our resortcan shadesour guestfromthe sunlightwhilecapturingsolarenergy.

Alongwiththe ideaof jungle treksonthe island,we wouldsuggest oncreatinga preservationarea.
Withexpertsandlocalsapproval, reallocationcanbe done toplace florasand faunasinarea such
that itis easyto reach andvisitable fromthe jungle trekkingtracks.Thisway,we can start a green
educationprogramor activity, where we caneducate the guestof the importance of the natural
habitat.
For floras, facilitiessuchasa Greenhouse, gardenandfarmcan be constructedinthe appropriate
area withoutenforcinganyloggingactivitiesforspace.While forfaunas,asimple wildlife

the planshall be carried out withoutdisturbingthe ecosystem.
In termof targetedgroupof people,itwouldbe studentwhowantedtodoresearchandstudies.
Notto forgetthe youngchildren,theycanenjoythemselvesrunningaroundthe gardenand
