Office employment growth bounces back
Employment in the office occupying sectors maintained a steady annual growth
rate of 1.0 percent over the past 12 months, doubling the previous year. Several
companies have announced plans to increase head counts including: Bunge,
Thomson Reuters, and Moneta Group. Unfortunately, some tenants have also
announced plans to leave the market. Hardee’s (CBD) is relocating its corporate
office to Nashville in 2017. Similarly, AEP (West County), which was acquired
last year by, American Commercial Lines, will be moving to Louisville. Both
tenants will leave behind space in excess of 40,000 square feet.
Activity focused to the west
More than half of the leasing activity in the first quarter was done in West
County, further sustaining the trend of tenants looking toward the suburbs. The
spread between Class A and B buildings widened further this quarter. Vacancy
for Class A buildings is now 460 basis points lower. Activity is no different,
almost 65.0 percent of leases this quarter were in Class A buildings. The gap in
asking rates between classes is now over $6.00 per square foot. As a result, the
available space in Class B buildings is lowering rental rates across the market.
Market takes a pause
After a banner year in 2015, the market took a breath in the first quarter posting
negative absorption for only the second time since 2014. In a reversal of
recent trends, losses were led by the suburban markets, which absorbed over
700,000 square feet last year. The CBD offset some of the losses, gaining
42,000 square feet. The losses are not expected to continue. More than 250,000
square feet of expansions were signed this quarter, with most commencing in the
next six months.

Ascension | Healthcare: contracting
Ascension’s Alexian Brothers Community Services facility at 3900 S. Grand Blvd is closing, leaving 101 employees without a job. Ascension is working with
government agencies to transition the facility’s 200 PACE Medicaid program participants to new providers.
Bellevue Pharmacy | Pharmaceuticals: contracting
On May 4, Belgian pharmaceutical supplies group Fagron (EBR: FAGR) plans to close Bellevue Pharmacy, a subsidiary company at 212 Millwell Drive, a Class B
office building of 21,948 square feet in Maryland Heights. The closing affects 150 employees, most of which are sales representatives and pharmacy tech
employees. Fagron has begun a company-wide, cost-reduction program following a $247 million impairment last year due to changes in the reimbursement system.
Bonfyre | Social media: expanding
St. Louis-based Bonfyre plans to create 12 new positions in 2016. The startup creates custom social-media platforms for corporate clients including Marriott,
Express Scripts, and Centene.
Edison Agrosciences | Agrictech: expanding
Agricultural biotechnology Edison Agrosciences from Durham, North Carolina, is establishing new headquarters in St. Louis and creating at least 6 new jobs. The
move was incentivized by a $75,000 investment from Missouri Technology Corporation. Edison Agrosciences produces rubber from sunflowers.
Hardee’s | Food: contracting
CKE Restaurants Inc., parent company of Hardee’s, is consolidating its nationwide burger operations in Nashville, which means downtown St. Louis is losing 75
Hardee’s employees at 100 North Broadway. Hardee’s will be leaving behind approximately 65,000 square feet at 100 N. Broadway when its lease expires at the
beginning of 2017.
Peabody | Energy: contracting
Peabody Energy (NYSE: BTU) laid off 15 employees at its company headquarters, leaving 375 workers in 200,000 square feet at 701 Market Street in downtown St.
Louis. In 2015, Peabody cut 250 positions across the region citing a $2 billion net loss due to low coal demand and low natural gas prices.
Thomson Reuters | Media software: expanding
Three new technical support jobs and 17 relocations from Argentina bring Thomson Reuters’ head count to 600 in Creve Coeur. Thomson Reuters (NYSE: TRI)
occupies all 101,227 square feet of 717 Office Parkway, a Class B office building owned by Rosdev Group.

Several companies have announced plans to increase head counts including: Bunge, Thomson Reuters, and Moneta Group. Unfortunately, some tenants have also announced plans to leave the market. Hardee’s (CBD) is relocating its corporate office to Nashville in 2017. Similarly, AEP (West County), which was acquired last year by, American Commercial Lines, will be moving to Louisville. Both tenants will leave behind space in excess of 40,000 square feet. Activity focused to the west More than half of the leasing activity in the first quarter was done in West County, further sustaining the trend of tenants looking toward the suburbs. The spread between Class A and B buildings widened further this quarter. Vacancy for Class A buildings is now 460 basis points lower. Activity is no different, almost 65.0 percent of leases this quarter were in Class A buildings. The gap in asking rates between classes is now over $6.00 per square foot. As a result, the available space in Class B buildings is lowering rental rates across the market. Market takes a pause After a banner year in 2015, the market took a breath in the first quarter posting negative absorption for only the second time since 2014. In a reversal of recent trends, losses were led by the suburban markets, which absorbed over 700,000 square feet last year. The CBD offset some of the losses, gaining 42,000 square feet. The losses are not expected to continue. More than 250,000 square feet of expansions were signed this quarter, with most commencing in the next six months. Grand Blvd is closing, leaving 101 employees without a job. Ascension is working with government agencies to transition the facility’s 200 PACE Medicaid program participants to new providers. Bellevue Pharmacy | Pharmaceuticals: contracting On May 4, Belgian pharmaceutical supplies group Fagron (EBR: FAGR) plans to close Bellevue Pharmacy, a subsidiary company at 212 Millwell Drive, a Class B office building of 21,948 square feet in Maryland Heights. The closing affects 150 employees, most of which are sales representatives and pharmacy tech employees. Fagron has begun a company-wide, cost-reduction program following a $247 million impairment last year due to changes in the reimbursement system. Bonfyre | Social media: expanding St. Louis-based Bonfyre plans to create 12 new positions in 2016. The startup creates custom social-media platforms for corporate clients including Marriott, Express Scripts, and Centene. Edison Agrosciences | Agrictech: expanding Agricultural biotechnology Edison Agrosciences from Durham, North Carolina, is establishing new headquarters in St. Louis and creating at least 6 new jobs. The move was incentivized by a $75,000 investment from Missouri Technology Corporation. Edison Agrosciences produces rubber from sunflowers. Hardee’s | Food: contracting CKE Restaurants Inc., parent company of Hardee’s, is consolidating its nationwide burger operations in Nashville, which means downtown St. Louis is losing 75 Hardee’s employees at 100 North Broadway. Hardee’s will be leaving behind approximately 65,000 square feet at 100 N. Broadway when its lease expires at the beginning of 2017. Peabody | Energy: contracting Peabody Energy (NYSE: BTU) laid off 15 employees at its company headquarters, leaving 375 workers in 200,000 square feet at 701 Market Street in downtown St. Louis. In 2015, Peabody cut 250 positions across the region citing a $2 billion net loss due to low coal demand and low natural gas prices. Thomson Reuters | Media software: expanding Three new technical support jobs and 17 relocations from Argentina bring Thomson Reuters’ head count to 600 in Creve Coeur. Thomson Reuters (NYSE: TRI) occupies all 101,227 square feet of 717 Office Parkway, a Class B office building owned by Rosdev Group.
