This document summarizes the use of Seal Once MSC waterproofing product on various building projects in Singapore and Maryland from 2005-2013. It describes problems with water ingress through brick, concrete, tile and other porous surfaces. In each case, applying 2 coats of Seal Once MSC solved the waterproofing issues by sealing out water in a breathable way without requiring removal of existing surfaces. The projects included residential, commercial and government buildings.

1. NIC Seal Once - TRACK RECORD
Preservation Building
This 17th century home is in Maryland. (Done by New Image Coatings NIC)
Project Completed in 2005
Problem: Brick and mortar were absorbing water and mold and mildew was entering
the home.
Solution: Seal Once MSC was sprayed-applied with two coats and the problem
was solved. Mold and mildew came out of the brick and was removed. Seal Once
MSC is Breathable and allows water vapor to escape.
Singapore Bungalow

Problem: Walls are porous and water seeped into the house during a heavy rainfall.
Solution: Apply 2 coats of Seal Once MSC over exiting emulsion paint.

Problem: Water seeped through the roof garden tiles and affected the ceiling on the lower floor
during a heavy rainfall.
Solution: Sealed all tile joints’ gap with cement fillers and apply 2 coats of Seal Once
MSC over the tile’s joints and the problem was solved.
Customer: River Safari (Mandai Zoo)
Date of Application: 15 Nov 2011
Problem: Conventional water proofing system requires the installation of a membrane followed
by 25mm concrete cover. Seal Once MSC can just be applied directly onto the existing concrete
and water proof the river duct.

Date Completed: Dec 2011
Problem: Water seeped through the roof of car porch and affected the ceiling of the car porch
during a rainfall.
Solution: Sealed the top of the car porch by applying 2 coats of Seal Once MSC and the
problem was solved.

Problem: Efflorescence occurred at the tiles’ joints, oozing out the unsightly white
Calcium Carbonate.
Solution: Clean and patch up the joints and apply 2 coats of Seal Once MSC and the
problem were solved.

Problem: Water seeped through the concrete deck (left photo) affecting the soffit of the
basement car park (right photo).
Solution: Sealed the top of the car porch by applying 2 coats of Seal Once MSC and the

tenants operating below.

Problem: Water seeped through the concrete wall and roof deck affecting the resident below. Partial
installation of new water proofing system was applied and elastomeric sealant was installed but
leaking still existed.
Solution: Clean the affected areas with Concrete Cleaner and apply 2 coats of Seal Once
MSC nanotech water proofer and the problem were solved.

10. Singapore Freeport Room 10

Problem: Water seeped through the basement warehouse walls and floor resulting in failure
of floor epoxy coatings.
Solution: Remove all existing epoxy floor and wall coatings. Seal all leaking points with
pressure grouting and/or quick-cure cement, and apply 2 coats of Seal Once NPW followed by
2 coats of Seal Once MSC. The Seal Once NPW and Seal Once MSC system not only stop
water ingress, but retard the moisture vapor emission rate (MVER).
Duration of whole work: 5 days

Issue: Traditional method of repairing water proofing system will be very tedious and messy.
Procedure: Wash with Concrete Cleaner and apply 2 coats of Seal Once MSC nanotech water
proofer and the problem was solved.
Duration of whole works: Half a day to water proof the existing toilet without hacking of tiles.
Marina Bay Sands Casino Laoding Bay
Customer: Marina Bay Sands Date Completed: Mar 2013
Problem: The loading bay’s epoxy floor coatings failed and water seeped through the
floor to the warehouse below.
Solution: Wash with Concrete Cleaner and apply 2 coats of Seal Once MSC nanotech water
proofer and the problem was solved.
Duration of whole works: 2 hours without affecting loading/unloading operations.

16. Parc Centennial Basement Car Park Walls
Customer: Parc Centennial Condominium Date Completed: Mar 2013
Problem: Water proofing system of the basement car park failed. PU grouting was used to seal
the leakage, but after a while, water still leaked through the car park basement walls..
Solution: Remove all existing emulsion paints, wash with Concrete Cleaner and apply 2 coats
of Seal Once NPW, followed by 2 coats of Seal Once MSC nanotech water proofer and the
problem was solved.
Duration of whole works: Two half a days to water proof the existing basement car park walls
without much inconvenience to the residents.

PS: Thermal images showed dry wall after a rainfall.

Problem: Water seeped through the concrete wall and window parapet affecting
the residents. Various installation of water proofing system was applied and elastomeric sealant was
installed but leaking still existed.

nanotech water proofer and the problem were solved.

Problem: Water seeped through the basement warehouse walls and floor resulting in failure of

grouting and/or quick-cure cement, and apply 2 coats of Seal Once NPW followed by 2 coats of Seal
Once MSC. The Seal Once NPW and Seal Once MSC system not only stop water ingress, but retard
the moisture vapour emission rate (MVER).

PS: Thermal images show water entrapment under the concrete despite the concrete surface being
dry.

Problem: Water seeped through the car park roof deck affecting the car parked at one level
below. Various measures were taken to eradicate leaking but without success. Solution: Clean
the affected areas with Concrete Cleaner and apply 2 coats of Seal Once MSC nanotech
water proofer and the problem were solved.

21. Hanoi New Airport Terminal
The new Airport Terminal 2 in Hanoi is in process of being built. The CST (Central
Service Tunnel) was leaking profusely at a rate of 3L per minutes. As this CST is
housing high tension elcetrical cable, wateleakage must be stopped. Photos below
show the extent of leaking
After the initial treatment with water plug and Seal Once NPW the leakage had
been drastically reduced as shown in photos below. Damp areas had been re-hacked
and a honeycomb was detected.

23. Jalan Kelempong
Customer: New 3-Storey Corner Terrace House
Dated Completed: 12 Sept 2013
Problem: Water seeped through the “unplastered” gable wall affecting the humidity inside
the house during raining days. Neighbors did not allow workers to step on their roof to
work on.
Solution: Clean with Concrete Cleaner and apply 2 coats of Seal Once MSC nanotech
water proofer and the problem were solved.

24. China Zhuhai StarCity Hotel

Problem: Water seeped through the hotel roof affecting all the room on the highest 18th
floor. The hotel had not been able to sell the 18th
floor rooms for few years.
Solution: Patch up all cracks and apply angle fillers to all 90-degree joints. Clean with
Concrete Cleaner and apply 2 coats of Seal Once MSC nanotech water proofer and the
problem were solved.

25. Outdoor Wood Panel - Marina Bay Sands Casino

Date Completed: Mar 2013
Problem: The wooden board walk was regularly coated with vegetable oils and yet the
woods continue to rot with an aged finish.
Solution: Wash the existing wood with All Wood Cleaner and apply 2 coats of Seal
Once MSC nanotech water proofer and the problem were solved.
Duration of whole work: 2 hours without affecting any pedestrian movements.

26. Indoor Marine Agriculture Farming
Before repair work on all 8 tanks-Remove all internal tank epoxy paint to expose cementatious surfaces and
external wall leakage pinhole points for treatment.

28. Totally dry during normal temperature water test.
Customer: SEASPIRE INTERNATIONAL (No.20 Enterprise Centre)
Date Completed: Feb 2014
Problem: Epoxy paint gave way to low temperature hairline cracks which result in water
seepage onto epoxy flooring causing flaking of paint through various points within 2 tank at
pipe joints area. Most “Green” label water proofer does not withstand low temperature
operation and the contraction of membrane will cause water ingress/seepage towards
hairline cracks. The penetration of Seal Once MSC could reach upto 1’’ inch but subject to
surface porousity.
Solution: Grind completely and remove existing internal epoxy paint and apply 2-3 coats of Seal
Once MSC nanotech water proofer till surface cannot absorb further. Grind external leakage points
1m by 1m with the leakage point in the middle for water plug treatment with Seal Once Negative
Pressure Water (NPW) before applying 2 coats Seal Once MSC nanotech water proofer and the
problem were solved.
Active but green ingredient present inside Seal Once MSC will prevent the growth of fungi / algae
and only a sponge is needed to do maintenance cleaning inside the tank.
Duration of whole work: 2 & half days. (Exclude water test for 72 hours with
pumps activated and temperature to be around 12 Degrees Celsius)

29. Pre-selected area 1 under shade where Mold & Mildew are most likely to grow.
High human traffic area is where dirt and grime are trapped within the wood panel crack lines. This photo
clearly reveals a mixture of both dirt and mold/mildew accumulating onto surface resulting in darkening
aging look. Pre-water test shows water absorption into wood surface and spreading out in less than 5 mins.

30. Day 1 – 25/02/14 Sanding of surface spreading 7 panels to remove top surface dirt/grime and mold/mildew
of which reveal the hidden wood color from within. The area within the 2 white tape is to be cleaned with
oxidizing agent only and no pre-sanding to contrast further on 2 method statement before Seal Once
application.

31. After sanding and brushing away the wood dust, the inner brown wood color came out.
NB: The 8th
panel is untreated of any kind to create a differentiating line from all 7 panels and the “2
panels”.

32. Day 1 – 25/02/14 Light cleaning the panels surface by brushing method and ensuring the surface is wet
thoroughly for oxidizing agent to breakdown any balance efflorescence.

33. Day 1 - Special Cleaning on particular spot without sanding test.

34. Day 1 - 15 mins of oxidizing reaction to remove aged dirt from within.

35. Day 1 - 15 mins of chemical reaction to remove aged dirt from within by applying Concrete Masonry
Cleaner

36. Day 1 - Cleaning by rinsing water till no soapy texture on all wood panels.

37. Day 1 - Allowing the cleaned panel to dry partially within 1 hour before Seal Once application.

Coat at 1045hrs. Thereafter allow up to 24 hours of curing time before water beard
test.

40. Day 2 – 26/02/14 After Cleaning and Seal Once effect on wood panels. Spraying of mist over treated surface
for pre-test at around 10am before noon actual test.
NB: Circle area are the 2 panels without sanding but using only oxidizing agent for cleaning before applying
Seal Once 2 coat.

41. Water bead test at 12noon and results are satisfactory. More uniform rich wood color is achieved from this
experiment.

Day 1 – 26/02/14 Cleaning of 12 panels using Concrete Masonry Cleaner and rinsing after 15mins of
oxidizing reaction to remove dirt/grime/mold/mildew.

43. Day 1 – 26/02/14 Seal Once 1st

Coat at noon time after panel shows high absorption rate. Allow up to 24 hours curing
time before water bead test next day

46. Day 2 - 27/02/14- 1200hr noon first round water bead test. Cleaned panels reveal natural brown color
restored versus extreme right new installed dark brown panel of lesser wood grains and crack lines.

47. Day 2 - 27/02/14- 1210hrs noon second round water bead test result at random drops.
Extreme left panel is untreated surface but cleaned with Seal Once Concrete Masonry Cleaner and no
sanding but brushing to remove dirt/grime/mildew.

48. Day 2 - 27/02/14- 1230hr noon result shows water beads still remain on treated surface except a few weak
points showing deep cracks on affected wood panel surface.
Solution: Apply onto weak points if necessary to further strengthen the panels.
Untreated surface revealed high absorption rate after just 20mins. (Circle)

54. Above external wall façade pictures reveal waterproofing effect in just 2 coating of Seal
Once Multi Surface Water proofer.
NB: This stone bench in natural cement and plastering finish, only 1 coat of Seal Once was
applied and after 30mins reveals minimum water absorption into the surface by comparing
the left and right non application side.

Preparation Work before applying Laticrete Membrane System and allow to cure completely before water
test 1. Next is plastering the wall and redo new floor screed.

integrity of surface after 3 day of cementing work.
Wall surface reveal water droplets even before 24 hours curing time.

58. The pool turn back to clear sparkling water and is fully functioning and hotel guests are swimming inside
