PROJECT MANAGEMENT
Scope of Services
Introduction to Project
• Define and determine scope of project
• Review and evaluate proposals (architect, engineer, construction, etc.)
• Interview contractor(s)
• Negotiate contracts with all vendors as appropriate
• Review waivers of lien, warranties and all other relevant documents
• Assist parties in obtaining necessary permits and approvals from/with all governmental agencies
and utilities, as may be required
• Assist parties in obtaining and evaluating incentives and financing options, if applicable
Implementation of Project
• Coordinate the construction/general contracting phase of project with the contactor and provide
project schedule
• Draft advisory memoranda to residents outlining work scope(s), expected beginning and end
dates, anticipation/scheduling of utility shutdowns (if any), and related logistics
• Hold construction meetings and prepare site visit reports
• Status Report to project point person(s) on a regular basis, to explain and advise on any issues
requiring actions and/or decisions
• Review of professionals’/contractors’ invoices
• Act as liaison between owner and vendors/contractors
• Prepare change orders (additions or deletions from the contract) and change directives, and
review with owner and owner’s management team
• All pending change orders and directives to be submitted to owner for prior written approval
• Documentation of all completed work, including any additions or deletions
• Provide final punch lists and contract closeout

Fee Schedule
Our fee is 15% of total cost of the project.
We require a $3,000 non-refundable down payment to start. All additional payments will be invoiced at
the same rate that you pay the contractors for the project.
Limitations
The Folson Group provides fee-based third-party project management services and is not offering any
professional architectural or engineering consulting services of advice concerning the project design,
drawings, specifications, or details. We will review and comment, to the extent necessary, on the drawings
and specifications for scheduling and logistical purposes only and is not responsible for any delays or
defects arising from faulty or inadequate designs prepared by the project architect or engineer retained
by the client.
