PROJECT CONTROLS MODULE | mc-pmc company profile
Project controls are the tools and devises that the MC-
PMC uses to define, monitor and forecast the programme
(schedule) and cost for any project.
The first step in the Project Controls Module is to develop
the Work Breakdown Structure (WBS). Here all activities
for the project are included and are typically based on
the sixteen construction divisions of the Construction
Specifications Institute. The labour, equipment and
material values are applied according to the WBS in
terms of costs and resources. This information is used in
line with the proposed / contracted pricing to produce
the budget baseline.
For each reporting period the actual resources applied
on the project (labour manpower, equipment numbers
and material quantities) and the actual incurred costs
are compared to the baseline values and the variances
are identified. The actual work performed/completed
is compared to the planned (baseline) work on each
activity, in particular the activities on the Critical Path,
and the variance in terms of days behind or ahead of
the baseline time schedule are reported. The forecast
for programmed work and costs are modified using
trends developed by these actual conditions. Our Project
Controls enable the project manager and client to view
a concise snapshot of the actual and forecast cost
and programme schedule of the project, which is the
management tool used to mitigate cost overruns and
schedule delays.

analysis with variances and forecasts.
þþ Weekly Cost Reports with EVM to include actual and
budgeted comparison with variances and forecast.
þþ Earned Value Management (EVM) charts enable
reliable forecasting by comparing the Budgeted
Cost of Work Planned (BCWPl), Budgeted Cost of
Work Performed (BCWPr), and Actual Cost of Work
Performed (ACWP).
þþ Trends are identified with this process, which
support management predictions management.

a. Project Delivery
Types
MC-PMC is experienced in completing design and
construction projects of all sizes, from small maintenance
tasks to multi-building complexes. We perform a full
range of activities to meet our client’s engineering and
construction requirements, under all typical delivery
methods, defined as follows:
Turnkey
For a turnkey project, we complete facility design,
construction, and closeout, based on client-provided
performance specifications. Scope includes management
and coordination of all activities associated with delivery
of the project, including retrofitting and modernizing
facilities and furnishing and equipping newly constructed
facilities.
Design-Build (D-B)
For design and construction of a building, facility, or site,
we provide the following typical D-B construction activity

b. Construction
Management
MC-PMC provides construction management solutions
across a variety of market sectors. In a construction
management role we partner with our clients, acting in
their interest and managing every element of a project
from programme to cost. These partnering arrangements
can be with or without risk.
Much of a project’s success comes down to the
final months of delivery, when tenant requirements,
commercial deals, and rent agreements are secured, and
the quality and efficiency of the work to date is revealed.
Ensuring that the practical completion process runs
smoothly and efficiently requires a detailed closeout
strategy that fulfills the programme and paves the
way or the client to position the project for long-term
commercial viability.

c. Hybrid Construction
& OSM
MC-PMC specialize in the design, manufacture,
delivery and installation of high end complex Hybrid
built facilities. Our approach is to take as much of the
traditional in-situ construction methods off-site and
expedite them under factory controlled conditions within
our appointed production facilities, this process is known
as Off Site Manufacture (OSM).
Ostensibly, we aim at providing a construction solution
that is enabled through “Con current Hybrid” building
methods where we are able to build the super-structure
of the building at the same time that the sub-structure
and other components of the building are being built.
The Group uses the Hybrid system by combining the
benefits of modules for highly serviced areas and the
flexibility associated with Traditional Construction for
other spaces. In the current marketplace, with healthy
demand from established markets such as hotels,
general accommodations and healthcare facilities, this
method of construction is gaining momentum daily.
In summary, the key benefits of OSM are:
þþ Certainty of programme and quality, through
simplification of site operations, reduced
dependence on weather and the reduction of
defects, based on controlled factory-based
assembly processes.
þþ Programme. Opportunities to compress project
durations and reduce risk by transferring work off-
site and by simplifying site operations and on-site
snagging. The downside of programme compression
is that more work needs to be completed pre-
contract and earlier design freeze dates are required.
þþ Quality. Quality is derived from standardized
processes, factory conditions and off-site pre
testing. Areas where OSM has the advantage
include thermal performance and air infiltration,
where regulations are becoming more demanding.
One of the benefits of the factory process is that
improvements developed on one project can
progressively improve the basic product.
þþ Whole life cost. Enhanced specification standards
and build quality can also reduce occupancy costs
related to energy use, defects and repairs. However,
the benefits of good whole life performance can
be offset by high costs of adaptation or the risk
of redundancy if buildings cannot accommodate
change of use or modification.
þþ Sustainability. Gains relate to product performance,
waste reduction and the reduced impact of
construction activities on site such as noise, minimal
ground disturbance, and vehicle movements.
þþ Safety, working conditions and recruitment.
Transferring work off-site into a controlled
environment improves safety and can potentially
attract a new workforce.

Commissioning
MC-PMC provides fit out PM services through
management and fixed price forms of contract. Achieving
a rapid, snag-free fit out is critical to our clients’ business
activities. Our skill is to apply the same high level of
project control found in the early stages of a project
