Manufacturing Facility in the midlands, where we make our
own precast pre-fabricated kitchen and bathroom units.
We also manufacture wideslab flooring and precast
walling along with exclusive agencies for pre-fabricated
brick cladding and external wall cladding systems.
We manufacture a light weight precast internal wall panel
which is non load bearing and more durable than metal stud
partitions. The innovation systems have all the necessary
accreditation from the BBA and Irish Agreement Board.
Safeguarding the environment calls for attention to detail
on many fronts, including how we use energy and resources,

Elm Park Development is a major mixed use development of
residential and commercial units situated in a prime location
in Dublin 4 which is currently at an advanced fit-out stage.
The development is situated on a 14 acre sited bounded on one
side by Elm park Golf course and on the other side by a sea front
of Dublin Bay. The site is well served by a major artery route
of the Merrion Road and by the adjacent suburban Dart line.
The development consists of two 8 story residential blocks
of 336 high specification apartments, three 7 storey office
blocks each of 10,000 sqm, private hospital / day care centre,
hotel, conference centre, restaurant, bars, leisure centre and
swimming pool and 100 Senior Citizen residential units.
The design ethos of the project is that of sustainable development
with features including combined heat and power energy centre
supplying energy to all buildings, natural ventilation to office blocks
and apartments, energy saving design features, reduced energy
costs, reduced Co2 emissions and the use of natural renewable
materials in building construction. The development boasts a
uniquely green and environmentally friendly parkland, with areas
of planting, areas of hard landscaping and areas of special interest,
with water features, glazed canopies, and specialised use buildings.

Car and vehicle traffic is automatically channelled towards double
heightnaturallyventilatedbasementcarparkingareawithprovision
for 850 spaces which is beneath all of the buildings on site. Site
traffic at surface level is restricted generally to emergency access
only. The layout, design and construction of the development is
focused on providing the complete living working environment.
The structures of the buildings themselves are formed using a
mixture of in-situ reinforced concrete with precast slabs and precast
concrete walls. Building facades are designed and constructed
to a high specification and include glass curtain walling, timber
cladding and exposed fair faced concrete. Building façade
cladding design includes a system of natural ventilation louvers
and vents to promote natural ventilation to apartments and office
blocks thus saving energy cost and reducing CO2 emissions.
Specification of building materials chosen to promote maximum
use of sustainable and renewable materials .Office block design
includes the unique double skin west facade which creates a
natural ventilation lung eliminating the need for air conditioning.
Design also promotes maximum use of natural daylight and
profiled fair faced concrete ceilings to distribute this natural
light, control acoustics and even temperatures around the area.

The energy centre located in the basement supplies hot water,
heat and power to the entire development. This energy centre
is sourced by renewable wood chip boilers and supplemented
by natural gas. The combined heat and power units will
generate electricity to feed all of the commercial buildings on
site, with the provision to export surplus power to the national
grid. Surplus heat, generated during this process will also be
harnessed to maximum use, to heat water for the complex.
How we Added Value:
Use of natural ventilation eliminates the need for air conditioning,
leading to significant reduction in building running costs. Favorable
energy ratings, and reduced CO2 emmisions stemming from
building materials and design, leading to increased property values.

Construction of double height basement to allow for future car
stackers.
Diversion of existing stream and construction of basement under
stream.
Difficulty of constructing development of this size , with multiple
7 story buildings, in a residential area of D4, with successful traffic
management strategy.
Use of Innovative Solutions:
Natural ventilation to offices, apartments and car parks. Energy
centre supplies heat and hot water to all of development, and energy
to commercial buildings. Biomass boilers fueled by renewable
wood chip. Exposed fairfaced concrete soffits to office buildings
increases thermal efficiency. Full height glazing to office block floors
to make maximum use of natural daylight and solar heat. Use of
energy efficient light fittings. Use of prefabricated pods for kitchens
and bathrooms leading to increased quality and reduced waste.

St. Vincent’s University Hospital

Details
This project at its time was one of the largest healthcare projects
undertaken. Size 48,633 sq metres - construction of an acute general
hospital and associated buildings and site works on the existing St
Vincent’s Hospital campus.
We successfully delivered St. Vincent’s University Hospital, six weeks
ahead of programme. This project consisted of 7 separate buildings and
the construction of a new Main Road through the live campus from the
Merrion Road.
The construction work was completed on a live campus and we were
within immediate contact with the workings of one of Ireland’s busiest
hospitals.
