complex. The condition of the community is also still very
dependent on activities and businesses, most of which are
agrarian in nature, so that land is the foundation of hope for
the community so that they can carry out the principles and
order of life.

4. One of the efforts to keep these problems from
becoming a burden on people's lives by the State is land
registration for the first time. Land registration for the
first time in Article 1 point 9 PP No. 24 of 1997 is
"Land registration activities carried out on objects"

5. The legal basis for
implementing land registration
The legal basis for implementing land registration in Indonesia is
Article 19 paragraph (1) of Law no. 5 of 1960 concerning Basic
Agrarian Principles or better known as the Basic Agrarian Law
(hereinafter referred to as UUPA). As the implementation of the
LoGA in terms of provisions for land registration is through
Government Regulation no. 10 of 1961 concerning Land
Registration (hereinafter referred to as PP No. 10 of 1961) which
was later replaced by Government Regulation no. 24 of 1997
concerning Land Registration (hereinafter referred to as PP No. 24
of 1997) which was stipulated on July 8, 1997 and entered into
force on October 8, 1997

South Tangerang
7. The land issue at Bintaro Xchange Mall has now
received some feedback from PT Jaya Real
Property Tbk (JRPT). The case, according to JRPT
management, is false and unsubstantiated.
The prior demonstration was seen to constitute
coercion on the part of the party who submitted
the claim and requested compensation,
particularly Mrs. Yatmi's family, according to
Yohannes Henky Wijaya, the deputy director of
JRPT.
In the IDX's information disclosure, Yohannes
said, "The evidence of ownership of the claim is
unfounded and has not been validated." The
statement was cited on Monday (31/1/2022).
Furthermore, Mrs. Yatmi has not yet filed a
lawsuit against PT Jaya Real Property Tbk over
this claim of land ownership.
Yohannes said, "That we reserve the right to
pursue legal action against unjustified ownership
claims from any entity who asserts rights without
having a clear and legal foundation for them.

8. A member of the Ministry of ATR/Dispute BPN's Division who went by the name of Dewi claimed
to have written to the South Tangerang BPN asking them to look into this land dispute
matter.
At the ATR/BPN Ministry office, Blok M area, Kebayoran Baru, South Jakarta, Dewi stated, "We
have written a letter to the South Tangerang BPN to investigate the matter of land belonging
to (late) Alin bin Embing, which he claimed was confiscated by PT Jaya Real Property, Tbk.
In the letter, Vivi stated—acknowledging his nom de plume—that his party had asked the South
Tangerang BPN to look into the matter of who the legitimate owner of the disputed land is.
He also suggested inquiring about this with the South Tangerang BPN.
9. When asked, the Head of the South Tangerang BPN's Measurement
Division, Bambang, claimed that his team had just received a letter from the
Ministry of ATR/BPN and that it will shortly disclose the findings of the
investigation Alin bin Embing's (late) heir, Edi Miharja, disclosed that
measurements of the contested land had previously been taken. According to
Edi, steps were taken to make sure his family actually owns the site where
Bintaro Xchange Mall is located. "PT Jaya Real Property, Tbk's land is Girik
C No. 428 and is included in HGB No. 2168/Pondok Jaya," he continued.
