RiskSmart MCU- Second Detached Dwelling
• This project involved a 2nd
detached dwelling on a property located in the ‘Park
Living’ domain.
• Desktop analysis of the subject site to find all relevant information under the
current and draft planning schemes.
• Preparing fee proposal letter with all the details of our findings and the relevant
fees and charges applicable to this type of DA.
• Complete relevant IDAS forms as well as the RiskSmart application for a 2nd
detached dwelling.
• Ensuring that an on-site effluent report was undertaken, the plans were correct,
and that the client was aware that an ecological assessment plan must also be
prepared.
Impact Assessable ROL- Four Lot Subdivision
• An ROL of land owned by Council and was applied for by Council.
• Subdivision of an old quarry into 4 lots.
• Under Gold Coast City Planning Scheme it was deemed impact assessable.
• Extensive research of subject site, referral by the Department of Main Roads and a
Stormwater Management Plan.
• Complete all relevant forms and preparing a cover letter to the Council. This was
the first time
• Fill out the forms for the public notification phase.
GIA Application- Energex Easement
• This application involved the preparation of a General In Accordance request
• There was an issue in regards to the easement located on the property.
• Discuss with surveyors and amend the current plans to ensure that the easement
was wide enough for Energex to install utilities on site.
• Prepare the council fees for the application and a cover letter to Council.
Due Diligence Report- Environmental Constraints
• Prepare a report including all the current State and Local legislation, environmental
constraints and any other planning issues that need to be addresses.
• Provide a well informed opinion on the best land use for the proposed site.
• Report included the domain, environmental constraints, relevant documents and
any concurrency agencies that would need to be referred to.

Duties: My role as a trainee planner was to assist the planners within RPS Group with
Development Applications, gathering information and fees and charges involved with
residential and commercial applications. It also involved writing reports and cover letters
for applications to send to the Gold Coast City Council and Logan City Council for
approval. I attended meetings with large development companies and pre-lodgement
meetings with council to gain an insight on what is required for various types of
development applications and what is needed to gain approval.
