Jacksonville medical real estate is gearing up for senior
population growth

• Florida is very well known for it’s retiree draw. With quiet coastal communities, warm weather and plenty of
entertainment and hospitality, it’s no wonder that seniors population is expected to increase.
• This is particularly true as the baby boomer generation begins to age into their senior years over the next 10-15
years.
• From 2010 to 2045, the senior population is anticipated to grow by about 166.0 percent at average annual rate of
15.7 percent as compared to total population which is only anticipated to grow by 54.0 percent at 6.4 percent per
year.
• All other cohort groups are anticipated to maintain relatively the same proportion of the total population.
• With about 365,000 square feet of medical office space currently under construction in the Jacksonville area, it is
clear that Toll Brothers and other local developers are positioning for this phenomenon.
