 Consider a request of Nic Abbey Luxury
Homes, owner, for the significance and
compatibility review of the proposed main
structure located at 517 Alta under
Demolition Review Ordinance No. 1860
(April 12, 2010) to demolish 100% of the
existing main structure in order to construct
a new single family residence with detached
accessory structure.

 North side of Alta, between La Jara &
Woodway.
 Significance Review was approved by the
ARB on 11/18/14 and by Council on
12/18/14.

 Council tabled the case until September
12, 2016 to give the applicant & adjacent
land owners the opportunity to discuss
issues.
 On Monday August 29th City staff met
with the applicant & the legal
representative for the Fitzsimons.

 Size of the home and the setback of the
detached garage.
 Vegetative screening along the rear
property line.
 Privacy issues (line of site from second
story into rear yard.
 Tree Removal (with warranty of other trees)

 Minimal view as only 2 windows for light on 2nd
story. (1) bathroom window & (1) 4x5 window
in lounge area.
 The proposed windows would be
approximately 80’ from the rear property line.

around August 20th.
 No mitigation required for diseased or
collapsed trees.
 Tree is leaning on existing fences and
deck (hazardous).
