We generated £1.7min financialgains to our residents as a result of our money and debt advice (average £1,260 per person) Each failed tenancy costs The Hyde Group around £10,000, and has a huge social impact on affected households. Young tenants and new tenants are the most vulnerable to tenancy failure. Hyde Plus works in multiple ways to help residents retain their tenancies and increase their financial capability – improving life chances for tenants and their families, and reducing costs to the business. The Debt and Money Team provided money and debt advice to 1,350 residents struggling to pay their rent, generating £1.7m in financial gains to residents, and £1.2m to Hyde. Hyde Plus led a consortium of housing associations conducting research into the causes of tenancy failure, followed by some pioneering work exploring the use of nudge principles to tackle the problem. The subsequent ‘Better Money Behaviours toolkit’ is available to the whole sector. Better Money Behaviours toolkit Funded by the Money Advice Trust and The Hyde Charitable Trust, the BE Secure project is piloting the provision of money advice, with nudge techniques, at an early stage of the tenancy to prevent problems later on. Watch more aboutThe Money House Preventing Tenancy Failure The Money House Our award-winning project The Money House (TMH) uses a real flat to improve the financial management skills of young adults. Based in South East London, this Big Lottery project simulates a real world setting to improve the financial confidence and literacy of prospective young tenants through a week of interactive training on topics such as debt management and budgeting. TMH ‘Graduates’ are 3 times less likely to be in arrears than those not attending. 340young tenants graduated from The Money House with 98% of them reporting they feel more financially confident. 100%of tenants who have completed The Money House five-day course, and moved in to a home, sustain their tenancies. 4 The things I learnt at The Money House should be taught at school so that young people know what it’s like to move into their own place
- 6. Hyde Plus Jobsand Training team works with residents to develop skills and find the right job....and it works. 1/3 of residents who use our Jobs and Training service go on to get a job. In addition to our advisory service, we organised work placements so that residents gain valuable experience and confidence. 76 residents completed work placements with our supply chain partners and across Hyde departments, including Resident Services, Property Services, Estate Services, Development, ICT and Hyde Plus. With our supply chain partners we delivered essential training sessions to ensure that people not only get a job, but a quality job. 256 residents took up training over the year. Setting up your own business continues to be a popular alternative to other employment options. This year we supported 33 residents to set up their own business. 770residents were provided with advice and support to help them progress into work 257residents secured jobs or apprenticeships after receiving our employment support 327people improved their skills, confidence and employment prospects by taking up training and work placements *Based on HACT social value calculator We created £2.2min social value by supporting ourresidents into jobs* Pathways to Employment 5 When I discovered Hyde Plus, they provided practical and genuine assistance. I am now in secure, paid work, and feel great about being able to support myself.
- 7. Having the harnessis a huge step towards my goal, which is not only to find work for myself but to employ other people. I am talking to both Hyde and a local council about doing work for them and employing some of their residents. It will take time and effort but that is my plan. 6 Sergio started his London based high-rope access business with Hyde Plus support.
- 8. 7 A spotlight onBrent shows how we are transforming communities. The focus of our work is the young and the elderly – those most affected by London’s social challenges. The Hyde Group owns and manages 1,700 properties of mixed tenure in Brent and continues to build new homes in the borough. Alongside the exciting growth and development of the built environment Hyde is investing in social transformation to create great places where people can thrive. Positive social impact through sport In partnership with the Jason Roberts Foundation (JRF) we have secured significant funding from Sport England and John Lyons Charity. This 3 year project is enabling us to work on and off the pitch with young people to increase training, education and employment. - 9. 8 Young people takingthe lead We have established a team of Brent Young Advisors. This team of 15-24 year olds are trained as consultants to ensure that young people have a voice in shaping policy and services for young people – in Brent and beyond. Hidden Stonebridge: combatting social isolation Artist Julie Howell worked on our Stonebridge Estate to explore issues of loneliness and isolation amongst older residents. Hyde’s Hillside Hub at Stonebridge was transformed by a light and photographic installation highlighting the stories of residents who live there. The project reminds visitors and passers-by that behind the closed doors of the estate there are people with fascinating, rich and varied lives. A ground-breaking new model of Young People’s Foundations Hyde Plus is a founding and active member of the recently created Young Brent Foundation, established with core funding from the John Lyons and City Bridge Trusts. This pioneering model will ensure the continuation of important projects and activities for young people in Brent. Creating Successful Places Brent Young Advisers Launch Hidden Stonebridge

We had morethan to our weekly local ‘digital drop-ins’ 1,800 visits 9 Getting Online 80%of home learners remained regular internet users after training 422residents received 1-2-1 training to use the internet Hyde Plus supports residents to get online through home-based tutoring, community-based volunteers and kit and connectivity partnerships. Through our Getting Online programme 422 residents and hundreds more community members increased their digital skills and use of the internet this year. An independent evaluation showed that 80% of learners remained online after training. Read the Citizens Online Digital Champions We recruited and trained an additional 25 volunteer Digital Champions who ran weekly computer sessions at our community centres. These sessions had 1889 visits over the year, whilst free wifi was accessed by more than 1500 individual users. Digital Champions and tutors also ran sessions for older residents in 20 Hyde sheltered schemes. Watch Digital Champions talk about their best moments Tutoring at home We provided six hours of home-based tutoring for 173 Hyde residents, reaching those unable to access community based support. Internet access As part of the Connected Housing Initiative, we continued to campaign for more affordable internet access. We promoted our partnership with hardware partner Happus – 146 residents purchased or received a refurbished laptop or affordable broadband. Through an exciting new partnership with Three Mobile’s Corporate Responsibility team we provided 25 residents with recycled smartphones.

- 12. 5,700people benefitted from HCTfunded community projects 11 The Hyde Charitable Trust 480individual grant awards made to support resident goals 84community grants were awarded Individual Grants Programme In response to the challenges people living in social housing face, The Hyde Charitable Trust’s Individual Grants Programme provides grants for young residents, residents looking to improve their employment prospects, and those who are experiencing financial crisis. A recent evaluation of the funds showed that these small grants are vitally important for residents, especially in times of ill-health or financial hardship. Read more about the Individual Grants Programme Do More! Grants for Young People Grants of up to £200 to fund educational, cultural or sports activities that build skills and confidence. Jobs and Training Bursary Grants of up to £200 enabling people to progress career goals and move into employment. Navi Scholarship Fund Flexible funding for recognised courses and qualifications supporting residents for whom funding is a barrier to developing their careers. Home Essentials Grants Grants of up to £300 for essential items to help those experiencing financial hardship. Community Grants Programme Investing communities, through The Hyde Charitable Trust’s Community Grants Programme ensures that activities are delivered in response to local need. Our work in communities means that local residents and groups are leading and engaged in community activities and, as a result, Hyde neighbourhoods are better served and more cohesive. This year The Hyde Charitable Trust has invested £64,800 through community grants.
- 13. 12 The Hyde Charitable Trust TheInnovation Grants Programme supports research and new ideas to increase the understanding, effectiveness and range of activities dedicated to solving the changing needs of social housing residents. Some of the projects funded this year are: Better Money Behaviours Toolkit The next generation of money and debt advice, this is a guide based on the ‘nudge’ principles of behavioural economics – jointly developed and funded by The London Housing Financial Inclusion Group. Understanding Tenancy Failure With four other leading housing associations, we commissioned a report to understand the root causes of why some people fail in their tenancies. Researchers from Sheffield Hallam University found that insecure and casual employment, and surviving on a low income were causal factors in the majority of cases. BE Secure Project Jointly funded with the Money Advice Trust, this pilot project integrates behavioural economics ‘nudge’ principles in Money and Debt Advice conversations to increase tenants’ engagement with the support process. Getting Online 1-2-1 Home Tutoring This targeted service has provided vital training to 173 vulnerable residents so that they are better able to use the internet, and to connect with others, and to explore personal interests and transact online.

- 15. 14 Other Highlights Our successes includeassisting in the development of a unified strategy to help bring a brighter future for London’s young people, as well as requests to share our social investment expertise at numerous conferences and events. Leading and Influencing The Hyde Plus team spoke to varied audiences of housing and money and debt professionals, leading discussions on innovative service models to prevent tenancy failure, and introducing the BE Secure project and Better Money Behaviours toolkit. The Money House team led a workshop at the National Homeless Conference showcasing how this nationally recognised project helps young residents maintain their tenancies. The London Youth Housing event also benefited from the team’s experiences. Our Employment specialists shared successes and learning from the Build-it project at London youth event, and contributed to an Employment Related Services Association ‘Get to Grips’ Seminar. We are pleased to be an active partner of the Vision for Young Londoners, a cross-sector alliance of more than 50 organisations which puts forward a common approach for organisations working with young people to ensure all are able to make the most of the city. Hyde Plus hosted a roundtable discussion on Housing Challenges Relating to an Aging Population. Delegates discussed innovative solutions and identified those which would benefit from joint exploration with European partners and funding. Award-winning The Hyde Plus’ Money and Debt Advice team have been crowned Debt Team of the Year at the Institute of Money Advisers awards 2016. The Money House project was named national winner in the Best Financial Capability category at the Institute of Money Adviser awards 2016. The Money House was named a national finalist at the Adult Learners’ Week Awards.
- 16. 15 Creative Youth With OvalHouse Theatre we secured £128,000 Arts Council funding for a ground-breaking three-year Creative Youth project in Lambeth. The project will ensure our young residents are skilled and ready to take advantage of opportunities in London’s expanding creative industries sector. Build-it We have continued this partnership project with award-winning social enterprise Build-it and Hyde Property Services. The project provides residents with training in painting and decorating, and accredited qualifications, and has transformed properties in south London. Stockwell Community Centre Fund Following a donation from local supporter Joanna Lumley, we set up a new Stockwell Community Centre Fund that will provide more activities for local residents.The first funded project, providing music production and radio skills for young people, will launch in 2016. Other Highlights Young Londoners face challenges in almost every aspect of their lives. Hyde Plus has developed partnerships and secured funding for exciting projects to promote opportunities in the workplace. 6,400 young people benefited from our Youth Development activities this year
- 17. 16 Our Response Hyde Pluswill, in the coming year, establish new streamlined and targeted ways of working with people and places most in need. We will work in three core areas: The Year Ahead The Challenge In light of the housing sector’s changing external environment we have reviewed our priorities within Hyde Plus and redesigned our programmes and business structure. This allows us to focus on people and places with greatest need (and presenting most risk) and to maximise our impact and profile. 1 Successful Tenancies Programme Building on the successes of the debt and money service, and of Lottery-funded The Money House, this pioneering programme will reduce the chances of tenancy failure among Hyde’s higher risk residents. It will also reduce costs to the business and protect the most vulnerable. 2 Successful Places Programme This programme will deliver targeted partnership-based initiatives that benefit Hyde’s higher risk and high-need communities. It will focus mainly on those resident groups that are most disadvantaged, and can present challenges for Hyde – the younger and the older. 3 Business Development and Fundraising Hyde Plus will focus its more limited resources towards income generation, in order to grow core programmes and develop new ones. We will do this by working with our staff, contractors, partners, supply chain and others.
