The life, medical, and health sciences represent a broad array of disciplines that generally involve the biology and health of people, plants, and animals. These fields, especially when the provision of medical care is included, make up an important and growing part of Michigan’s economy. Approximately 533,000 Michiganders were employed in one of these sectors in 2015, representing approximately one in eight jobs. Between 2011 and 2015, the sector added 21,000 jobs, with growth of 4.2 percent. While this growth is slower than the overall economy during this period, this slower growth is misleading. Michigan’s economy is still recovering from the sharp employment declines that occurred in the 2000s, a decline that the life, medical, and health sciences did not experience. Compared to its 2000 level, employment in the life, medical and health sciences is up 18.9 percent, while overall Michigan employment is still down 9.3 percent.1 The ability of the sector to grow while the rest of Michigan’s economy was contracting represents an important stabilizing force for the economy.

It may vary across countries, communities and individuals largely influenced by social and economic conditions as well as health policies. Providing health care services means “the timely use of personal health’s services to achieve the best possible health outcomes." Factors to consider in terms of health care assess include financial limitations, geographical barriers and personal limitations.
Health care systems are organizations established to meet the health needs of targeted populations. A well-functioning health care system requires a financing mechanism, a well-trained and adequately paid workforce, reliable information on which to base decisions and policies, and well-maintained health facilities to deliver quality medicines and technologies (Clin Oral Investing, 2018). An efficient health care system can contribute to a significant part of the country's economy, development and industrialization.
In my project, the organization I selected is Mayo Clinic. The reason for choosing it is because it is mostly ranked the top ten among the best organizations in the US. It contains the best facilities that is advanced technologies and clinical research trials. Most well-known specialists like William James Mayo who is not only the son of the founder on the clinic but also an excellent surgeon, John Kirkland who developed the first commercial heart-lung bypass machine and Earl Wood who is known for the development of G-suit in the US.
Mayo Clinic is a nonprofit academic medical center based in Rochester, Minnesota, focused on integrated clinical practice, education and research. It specializes in treating difficult cases throughout tertiary care and destination medicine. It spends over $660 million a year on research and has more than 3000 full time research personnel. Edwina Rogers, executive director of Patient-Centered Primary Care Collaborative, began her presentation by highlighting the movement to advance medical homes.
With the U.S. being the number one in the world for the cost of healthcare and ranked number 37 in the quality category, something needs to change. Rogers discussed the broad stakeholder support and participation for the movement, as well as the incredible volunteer involvement. The four ‘centers’ include: the Center to Promote Public-Payer Implementation, the Center for Multi-Stakeholder Demonstration, the Center for eHealth Information Adoption and Exchange and the Center for Health Benefit Redesign and Implementation. Medical Homes will provide superb access to care, patient engagament in care, clinical information systems, care coordination, team care, patient feedback and publically available information.
Edwards explained that the Obama administration believes the medical homes concept is the best way to approach healthcare reform. The U.S. House of Representatives has showed great support for the movement and is helping develop and allocate funds for a five-year pilot program. She expressed her enthusiasm for the movement and her prediction that the medical home model is certainly the future of health care.

Thus, by promoting effective care to the people who have illnesses, the health outcomes of the population will be promoted.
The healthcare facility will offer services such as identifying individuals with diabetes and hypertension and providing effective care to them by addressing their individual needs, providing nutritional counseling, providing eye, foot, and skin care to patients, Medicare care, promoting patient’s awareness on managing medical interventions and ensuring the utilization of coping mechanisms for chronic illnesses. Preventative Care Clinic will be located in Austin, Texas due to Texas being one of the states in the U.S. with the lowest standards of healthcare services. Additionally, Texas has a high percentage rate of uninsured and underinsured residents, therefore, locating the healthcare facility in the location will ensure that many residents have access to the healthcare facility. Preventative Care Clinic will be medium-sized healthcare facility which will enable the facility to attend and service more patients in the location. The approximate number of employees that will be required will be 350.

Texas medical construction volume of $7.7 Billion is the second
largest in the nation. There is nearly $5 Billion in development
underway or planned for Houston’s healthcare sector. A big
portion of that is $1.5 Billion development of 30-acre research
campus in the Texas Medical Center. The TMC’s goal is to
establish Houston as a new life science hub and a leader in
human health.
Baylor College of Medicine and CHI St. Luke’s Hospital
announced plans to develop $1.1 billion medical campus featuring
one of the country’s top medical schools, a world-renowned
cardiovascular research institute, and a nationally recognized
hospital that cares for the most complex cases. The campus
will feature two bed towers, a medical office building and
ambulatory care complex, and new facilities for basic science
and translational research. Hospital completion is expected in
early 2019.
The Affordable Care Act and aging Baby Boomer population
continue to shift ambulatory facilities to off campus locations.
Hospitals are building new healthcare facilities to expand access
and make those locations more affordable. The retail trend has
continued to accelerate. Practices and hospitals are leasing
space in retail centers, which are more convenient for many

The trend of physician owned developments continues, but many
times development companies are no longer equity partners.

Vacancy & Availability
Houston’s medical office market occupancy increased slightly
during the second half of 2015 with the citywide average vacancy
rate decreasing 20 basis points to 11.7% from 11.9% in Q2 2015.
Sublease space has not had a significant impact on current vacancy
rates. Of the 3.1M SF of vacant space on the market, only 80,537
SF or 0.3% is sublease space.
Disciplined medical office development activity has helped prevent
major upheavals in current vacancy levels. There were six new
buildings (525,114 SF) added to the market during the second half
of 2015. Currently, there are ten medical office buildings totaling
458,600 SF under construction.
The largest medical office building currently under construction is
the 165,750-SF Class A Memorial Hermann Cypress Medical Office
Building located in the Northwest Outlier submarket on Hwy 290 in
Fairfield. The 5-story building is 26.7% pre-leased and is expected
to deliver in April 2016.
Absorption & Demand
Houston’s medical office market recorded 519,775 SF of positive
net absorption in the second half of 2015, bringing the year-end
2015 total to 577,850 SF.
By property class, Class B posted the largest amount of positive
net absorption in the second half of 2015, posting 483,875 SF of
positive net absorption.
Leasing Activity
Houston’s medical office leasing activity, which includes renewals,
reached 391,646 SF in the second half of 2015, pushing the year-
end 2015 total to 846,200 SF.

The Texas Medical Center (TMC) – the world’s largest medical center – represents one of Houston’s major economic drivers and core
industries with an estimated regional annual economic impact of $20 billion. TMC is also one of Houston’s largest employers with
106,000 employees, including physicians, scientists, researchers and other advanced degree professionals in the life sciences.
The internationally-renowned, 1,345-acre TMC is the world’s largest medical complex of member institutions, including leading medical,
academic and research institutions, all of which are non-profit and dedicated to the highest standards of research, education and patient
and preventive care. Over 50,000 students – including more than 20,000 international students – are affiliated with TMC, including high
