Founded in 2003, Golf Maintenance Solutions (GMS) offers a unique combination of expertise
covering all facets of golf course maintenance, including agronomy programming, irrigation,
equipment maintenance, business management, leadership development, environmental
practices and construction project management. The GMS management team is comprised of
well established, highly skilled executives possessing decades of experience overseeing the
maintenance of more than 120 golf courses throughout the nation.
The GMS approach is built on a combination of business and agronomic fundamentals with
valuable best practices specific to the golf course maintenance industry. GMS clients benefit
from increased operational efficiencies, cost savings, specialized domain knowledge, and superior
golf course conditions.
Scope of Services
Working closely with owners, club management and the entire course maintenance crew, GMS
can develop and implement a comprehensive plan specific to the client’s overall objectives,
budgetary considerations, and market conditions, as follows:
Full Service Maintenance Management:
 Full transparency of maintenance operations to the client making this a true
partnership.
 Thorough evaluation of facility-golf course to develop agronomic plan, maintenance
standards and strategic playbook for the property.
 Employee management through staffing, training, development, payroll, human
resources, benefits, compensation and related payroll costs.
 Course awareness/environmental compliance.
 Develop and execute a three year capital improvement plan that would include; turf
improvement, course upgrades, building improvements and equipment.
 Monthly financial reporting with projections for current and following month.
 Utilization of national accounts or buying programs for client.
 Collectively networking and sharing of best practices among GMS superintendents.
 Management of small construction projects in-house.
Superintendent Staffing and Property Coverage:
 Qualified GMS superintendent
 Consulting with management team at property
 Temporary superintendent for continuity of course maintenance
 Maintaining asset for ownership
Advisory & Consulting Services:
 Due Diligence
- Working with a potential new owner or management team to evaluate the facility
prior to purchasing or takeover.
- Work with the team to develop and execute an agronomy plan based on due
diligence research.
- Work alongside golf course superintendent and manager to review course
condition, capital improvements, equipment needs, personnel and staffing and
agronomy plan.
- Revise operating budget using companies format plugging in new labor rates,
staffing and re-visit each line item.
 Advisory /Field Visit(s)
- Planned property visits made by GMS representative (4-6 visits recommended
per year) to review and assist with agronomic plan, best practices, chemicals
and fertilizers, course level capital improvements, and course operating budget.
- Continued access to agronomic advice to ensure full execution
 Employment Services
- Full service hiring includes job advertising, resume gathering, initial phone
interviews, final interviews, finalist recommendation.
- Partial hiring services include GMS gathering and providing qualified list of
candidates. Client interviews the candidates and GMS will help make
recommendation based on interview data.
 Training / Development
- Strategically developed programs built on specific client needs (i.e. company
initiatives, efficiency management etc…)
- GCSAA Education Points can be made available
Project Planning/Management
 Full service project planning and management
 Develop and execute a pre & post construction plan for purposes of maximizing the
investment for the owner.
 Services include:
- Architect, contractor, and personnel selection
- Develop and execute according to established budget
- Quality control and compliance
- Equipment expertise
- Oversee post construction project to ensure proper care and execution

Class A Member of GCSAA and a Certified Irrigation Auditor. Bill possesses over 24 years of
experience in all facets of course maintenance and construction. A former Superintendent, Regional
Superintendent and Director of Agronomy for the world's largest golf course management company,
he oversaw the maintenance of 64 golf courses. Bill's expertise includes the construction of several
new golf courses, numerous renovations, maintenance buildings and cart facilities He has been
involved in PGA, LPGA and USGA events
Dean Wochaski
Co-President/Founder
Past President of Greater Cincinnati Chapter
22 Years as Certified Golf Course Superintendent.
Dean has held the position of superintendent, Regional Superintendent and Director of Agronomy
for the world’s largest management company. Dean has a proven track record in turf management,
construction and maturation. His passion is to train, educate as well as elevating an attention to
detail at the course level. Dean fosters a strong work ethic and a balance of agronomics and
financial responsibility.
