Whilst uncertainty is unhelpful to many in the sector, the delay to Brexit has seen a continuing boom in the commercial property market in the South West, with 1.7m square feet of space coming on stream over the last 12 months – concentrated in the industrial and logistic sectors. What is clear is that those in the property sector, whether developer, landlord, investor or landowner need to concentrate on exploiting opportunities and managing costs wherever possible.
Property is still a key asset, giving strong income returns and means of capital preservation for the investor and wider family. Our highly knowledgeable and experienced advisers will offer practical, constructive insights and advice
This month’s Breakfast Briefing is based on the hottest topic in company ownership – Employee Ownership Trusts.
South West firm, Paradigm Norton is the latest business to make headlines by becoming employee owned. It follows hot on the heels of Richer Sounds joining the most well-known employee owned company, John Lewis. High street staple Lush has also started the journey.
PKF Francis Clark will be joined by Christian Wilson from Stephens Scown to look at the Employee Ownership Trust model from a legal and tax perspective. We will also hear some of the factors that are stimulating increasing interest in the model, including the results of research showing that the greater staff engagement and lower staff turnover associated with this model helps to employee owned companies to achieve:
- Sales increase of 4.6% per year
- EBITDA increase of 25.5% per year
- Productivity increase of 4.5% per year
We will also consider some of the practical issues to be considered in deciding whether this is an option to pursue and in implementation. There will be a brief mention of some other related (i.e., employee engagement) issues.
The seminar is timed to coincide with the expected publication dates of the new Academies Financial Handbook and the new Academies Accounts Direction. We will cover the main changes in a clear and understandable way.

Editor's Notes
All funding schemes are available for people in Cornwall, LEADER is decided locally – bottom up
If you have a project that you think fits with the priorities…
Plymouth Uni has been a national examplar manager of RGF Funds, delivering outputs in excess of target across the South West.
Across the 2 LEP areas, we are forecasting to deliver over 1000 new jobs, and assist in leveraging over £15M of private sector investment through assisting over 90 businesses in our area
But this is history….
There is now another fund open under RGF Round 6 and the last round. The South West Growth Fund and as you can see rom the map it covers the entire SW region from Gloucs, wilts and Dorset in the east to the tip of Cornwall and Isles of Scilly in the west and all points between
SWGF is once again funded by Regional Growth Fund, and is a partnership bid between Plymouth University, SWMAS and South West Water, with our media partner again being the Western Morning News Group
RGF6 is a joint bid for the whole of the South West from Cornwall to Wiltshire, Gloucestershire to Dorset. Mainly supporting new capital expenditure projects for growing businesses – job creation is the key. Finally through due diligence but delayed start in September 2015 – restricted sectors include – tourism, business/professional services, retail/wholesale
Value for money will be determined by the quality of the job created, its skillset, and how much grant is required to help in creating the role. Cost per job, ie grant per job created around £8k, with typical grant contribution 20-30% of total project costs. Need for grant to be clear – unlocking other investment/bringing forward a project……..
For more details and to log initial interest in the fund please take note of these contact details

Plymouth Uni has been a national examplar manager of RGF Funds, delivering outputs in excess of target across the South West.
Project – standalone to receive grant?
Eligible – for grant? Jobs etc?
Projections used to assess serviceability – always have to service (unlike grants/equity)
Security available and not locked in elsewhere? valuations
Increasingly important not to breach – projections assessment
Negotiation of covenants? appropriateness
Business plan in place fit for purpose
Projections – integrated P&L, BS and cashflow, document assumptions
Steady business and then projected growth – why?
What could go wrong – how is this dealt with?
Have the correct box’s been ticked?
Records stand up to scrutiny?
IP in correct co or still in entrepreneurs name? has IP been registered?
Licences correctly executed and legal – do some informal arrangements need to be formalised?
Is there a plan B?
Be aware of what funder is looking at and why so you can be prepared when questions arise
Often take time – grant panel meetings, debt credit committee, etc – build this into plans
