Transforming Communities Through Infill Design - International Builders' Show...KEPHART
This document summarizes a presentation on transforming communities through infill development. The presentation will be given by three speakers and will discuss how creative land planning and home designs can maximize small infill sites. It will provide examples of infill developments, including mixed-use and multi-family projects, and discuss strategies for evaluating infill opportunities, integrating new development, and driving sales. Continuing education credits will be offered to architects who attend.
The document discusses two projects that creatively develop small, leftover urban parcels in innovative ways:
1) The Micro-Liner project in San Francisco interlocks four units on a narrow, 350-foot long lot leftover from freeway demolition. Each two-story unit has outdoor terraces and a flex-room. Green building elements are incorporated.
2) The Livermore Village project in Livermore, CA converts a dead strip mall into a mixed-use neighborhood near transit. The development includes 281 housing units, retail, and artist space arranged around a series of courtyards. Flexible ground floor spaces and a park-lift parking system maximize density.
Clean Rivers, Clean Lake 8 -- Menomonee Valley 2012 -- Laura BraySweet Water
The document summarizes the revitalization of the Menomonee Valley in Milwaukee over the past 200 years. It describes how the valley transitioned from a vibrant marshland to an economic powerhouse to an underutilized wasteland. Through strategic planning and public-private partnerships over the past decades, the valley has been redeveloped with over 300 acres of brownfields, 4,700 new jobs, 10 million visitors annually, and extensive trails and parks. The revitalization efforts have increased the assessed value by 229% and leveraged $3.75 of private investment for every $1 of public funding.
This document provides background information on the creation of the Orange Avenue Overlay District in Winter Park, Florida. It discusses the history of Orange Avenue and goals for revitalizing the area. These include encouraging mixed-use development, enhancing connectivity, and creating a walkable district that promotes arts, culture, and local businesses. The document outlines how an overlay district will modify zoning to achieve this vision. It also discusses how the overlay aligns with the community's Vision Winter Park plan and comprehensive plan goals around maintaining character, economic vitality, and a balanced transportation system.
This document discusses infill development and provides guidance on how to implement an effective infill development program. It defines infill development as new construction on vacant or underutilized urban lots. An effective program includes identifying desired areas for infill, development guidelines, and incentives. It recommends involving stakeholders and provides types of infill development and their benefits, such as making better use of land and replacing abandoned areas. Potential barriers to infill are also identified.
Presentation by David Burney, Commissioner, NYC Department of Design and Construction. Given at the 2011 Urban Systems Symposium, as part of the Real Estate Development panel.
Slides used by Stephen Ruffley, Leigh Neighbours Project Officer, at the Big Local ‘Improving housing’ study visit, organised as part of the Local Trust programme of networking and learning events for Big Local residents. The visit took place from Monday 24 to Tuesday 25 February 2014.
