ANCHORUNG THE HARBOUR (FISHING AND MARKETING PORT).pdfAtharv Mehta
.1 Background –
India is the world’s fourth largest fishing nation, accounting for over4.39% of the global output and with a longest costal line of 8118 km. Maharashtra has 720Km coastline and it has fifth place in marine fish production after Andhra Pradesh, Kerala, West Bengal and Gujarat. Out of this Harnai is giving a markable contribution through its harbors time onwards it has been using as a fish landing center on fair weather conditions. The fishing scene had fallen into bad times from its heydays in the 1970s, when fishermen in Thrissur used to come to sell their catch. It lost out largely because the mode of fishing changed from eight-man catamarans to 40-menand engine-powered trawlers and fiber boats. Now, workers say that hardly100 boxes of fish are sold at the fish-landing center. Presently the fisher man community over here is depending on Harbour which is already overloaded. So Harbour engineering department planned to construct a break water that facilitates all whether fish landing.
The facility is meant to be an addition to the harbours in the district with its close proximity to the city. The Harbour site is hardly 8km away from the Dapoli bus station and is next to the main coastal road of the city.
The Harnai Harbour is considered as a major step to revive the sizeable fishing community . The facility is meant to be an addition to the harbors in the district with its close proximity to the city. It consist of two phases of development. The first phase is under construction include the construction of the two breakwaters, a wharf, auction hall, and vehicle-parking areas. The Second phase is to be drafted which includes the related infrastructure that promote fishing industry and tourism.

A PLANNING PROPOSAL FOR TOWN PLANNING SCHEME SURAT NO. 77 (DUMAS-BHIMPOR-GAVIAR)Yash Shah
A Town Planning scheme popularly known as “Land Acquisition without Tears” is successfully practiced in Gujarat & Maharashtra to manage the urban growth. Gujarat state practices method of land management by land pooling & readjusting the same for the development in an organized and desired manner. These Method is Known as Town Planning Scheme & it involves Public Participation at all stages of Proposal & development. The Town Planning Scheme (TPS) thus is a legal document that is the basis for assessing and determining proposals for the use and development of land in the Town at micro level.
In this report, the emphasis is given to study & analyses the integration & transformation of unorganized & haphazardly placed rural land parcels into usable form with accessibility & infrastructure provision identifying it as “Urban valuable land” with minimum land wastage. The study includes objectives & scope, terminologies, study of different land models , Legal aspect of Gujarat Town Planning & Urban development Act -1976, Town Planning Scheme methodology, T.P. Scheme Scenario of Surat city, study Of Existing T.P. Scheme, site visit for collecting the data & analysing & interpreting the same in various forms in all respects.
This gives preparation of conceptual layouts with carving out of road as per the needed linkages with surrounding area, & well integrated road network accessing each & every plots, reshaped plots with reserved plots for various public amenities including reserved plots for economically weaker section (EWS) - urban poor to lift up the society, with sufficient open spaces. Thus T.P. Scheme is a tool for urban planner to Create Social & Community Spirit Opportunities at micro level of the society with better infrastructure facilities to all for their development.
The proposal for T.P. Scheme includes the estimation of road, Infrastructure such as water supply, drainage, Street lights, Open spaces which are must for any development of land & to arrive the cost of development per hectare to arrive at the basic necessary amount required for development.
The aim of the Mission Smart City is to efficiently utilise the available Assets, Resources and
Infrastructure to enhance the quality of Urban Life and provide a clean and sustainable
environment for living and the main focus will be on core infrastructure services like adequate
clean Water supply, Power supply, Sanitation, Disaster Management, Solid waste management,

Some definitional boundaries are required to guide cities in the Mission. In the imagination of
any city dweller in India, the picture of a Smart City contains a wish list of infrastructure and
services that describes his or her level of aspiration. To provide for the aspirations and needs of
the citizens, urban planners ideally aim at developing the entire urban eco-system, which is
represented by the four pillars of comprehensive development — institutional, physical, social
and economic infrastructure. This can be a long term goal and cities can work towards
developing such comprehensive infrastructure incrementally, adding on layers of ‘smartness’.
In the approach to the Smart Cities Mission, the objective is to promote cities that provide core
infrastructure and give a decent quality of life to its citizens, a clean and sustainable environment
and application of ‘Smart’ Solutions. The focus is on sustainable and inclusive development and
the idea is to look at compact areas, create a replicable model which will act like a light house to
other aspiring cities. The Smart Cities Mission of the Government is a bold, new initiative. It is
meant to set examples that can be replicated both within and outside the Smart City, catalyzing
the creation of similar Smart Cities in various regions and parts of the country.

Rajasthan jan awas yojana | Affordable Housingahuda gurgaon
It is a general phenomenon that large number of people migrate from rural and sub urban areas to urban centers and such migrants face the biggest problem of shelter. With the increase in cost of land, building materials, labour and infrastructure, the availability of shelter is becoming out of the reach of most of them. Therefore, positive encouragement to create housing stock particularly for EWS/LIG segment of the society in urban areas has become necessary. Various studies conducted by various agencies of Government of India show that more than 85% of housing shortage is in the EWS/LIG category. Hence the role and intervention of the State Government is very important to fulfill the requirement of housing shortage in urban areas.
Policy intervention is needed to bridge the gap in housing demand and supply in urban areas. The State Government has accorded high priority to achieve the goal of providing adequate and affordable housing to all. By policy interventions the price of dwelling units for EWS/LIG segment has been controlled by extending various incentives and time bound approvals to private developers. Various provisions included in the policy intend to create housing stock for this segment in a big way. It also aims to utilize precious urban land to its maximum potential so as to cut down the price of dwelling units.
Various initiatives recently taken by Government of India, especially “Housing for All Mission” have also been considered while framing this policy so that the financial incentives extended to EWS/LIG segment in slum and non-slum areas could be availed of by such eligible beneficiaries.

The Dutch layer approach proposes distinguishing three layers - substratum, networks, and occupation patterns - to tackle planning tasks. Since 1998, the approach has seen many variations in documents and practice, with debates around its theoretical underpinnings and appropriate scales. While widely applied, the approach is criticized for its rigid hierarchy and neglect of social aspects. Overall, it remains an ongoing conversation in Dutch planning, with some elements persisting despite shifts to other frameworks over time.

Located in the Prime Minister’s home state of Gujarat and a part of his
visionary plan, Dholera is extremely well-connected to the rest of India

the perfect place to set up large manufacturing units due to the
availability of large land parcels.
As we will be hosting clients from all over the globe, we have taken steps
to ensure that doing business with us is streamlined and efficient – from
single-window clearances to the use & allotment of only clear land titles
and much more.
We have been tirelessly working and have progressed rapidly to lay the
platform for the city to become a future hub of innovation and progress.
With all this and more, there really is no better place in the world for
