ā€¢ The broader economy slowed in the 2nd half of 2018.
ā€¢ The slowing economy, combined with high household debt, is testing the willingness
of households to keep spending.
ā€¢ Much of the retail pain will be felt in 2019, with a stronger outlook for 2020 as
income growth strengthens and housing markets stabilise.

ā€¢ Overall consumer spending growth over the past five years has averaged 2.5% per annum, but growth in household
disposable income has only averaged 1.9%.
ā€¢ That difference is significant, and itā€™s fair to say that many retailers have only survived the last few years because weā€™ve
lived beyond our means. But that ship has now sailed.
ā€¢ Both Sydney and Melbourneā€™s housing markets have seen prices fall as (un)affordability bites and as investors pull back.

the time to take on more risk.

ā€¢ Jobs is one area of stunning success for the Australian economy. Nearly 300,000 jobs were added throughout
2018, driven primarily by full-time employment. This follows a gain of over 400,000 jobs in 2017.
ā€¢ Wage growth has started to show some improvement. With the labour market continuing to tighten and bonuses
increasing, we expected the rate of wages growth to improve further going forward.

ā€¢ Victoria and New South Wales have been
the standout States in terms of
employment growth over recent years.
ā€¢ Queensland job growth improved over
2018, in part with improved gas exports
and new investment.
ā€¢ Western Australia and the Northern
Territory have been hit hard by the
mining-related construction slowdown
ā€¢ Looking forward, New South Wales and
Victoria are now faced with deflating
housing values, which will slow their
momentum.
ā€¢ There may be a narrowing of State
economic performance from 2019
onwards as sunbelt States emerge from
their downturn.

been the standout categories within
retail over the last five years.
ā€¢ Department stores have grown
slowly over the last five years, losing
out to online competitors, and may
continue to struggle.

online-only retailers, and should
continue to see solid growth.

retailing are expected to see
