EXPERIENCE
KW Property Management & Consulting/The Quarter at Ybor Condominium Association, Tampa, Florida, 2010 –
2015
Assistant to the Property Manager, responsible for the management of a 455-unit condominium complex in accordance
with homeowners' property management contract, with duties including but not limited to the following:
1. Rental Application Approval Process
 Process all Rental Applications for new rental tenants, ensuring that all required documentation is
provided and completed correctly, and all fees are paid
 Order and review background checks for prospective tenants, and forward background checks containing
evidence of offenses more serious than traffic violations to Property Manager for review and
approval/rejection of application
 Update new and/or existing tenant information in resident databases
2. Collections
 Reconcile monthly delinquent account list to determine specific collections action to be taken: Past Due
Letter, Formal Demand Letter from the Association, or forwarding of account to collections attorneys
 Prepare Demand Letters and maintenance assessment account ledgers
 Update monthly collections status reports
3. Accounts Payable
 Code and process all invoices using Nexus proprietary AP software
 Obtain necessary documentation from new vendors and updated documentation from existing vendors
 Investigate and involve matters involving unpaid invoices with vendors and corporate AP personnel
4. Accounts Receivable
 Process and code all paper checks received for weekly overnight delivery to corporate office
 Investigation and attempted resolution of matters involving misapplied or lost maintenance assessment
account payments with corporate AR personnel
5. Violations
 Investigate reports of violations of Association Rules and Regulations
 Notify violators/unit owners/property managers of violations and provide sufficient time to cure
violations
 Obtain approval for fines from Property Manager and Board of Directors, and draft appropriate
correspondence to responsible party or parties
6. Maintenance
 Coordinate activities of maintenance personnel to address maintenance issues throughout the property
 Complete Daily Maintenance Reports and compile Daily Maintenance Reports into monthly digest for
Property Manager
7. Weekly Resident Email
 Prepare Weekly Resident Email containing community news and information
 Obtain suggestions for email from Board of Directors, and submit draft email to Board President for final
approval
WPW Storage/West Palm Wines, LLC, Tampa, Florida, 2001 – 2010
Warehouse Manager, with the following daily responsibilities:
 Administer operational procedures for activities, such as verification of incoming and outgoing shipments,
handling and disposition of inventory items, and keeping warehouse inventory current
 Ensure all wines and related inventory items are shipped, distributed, or received in an efficient manner
 Inspect physical condition of warehouse and equipment and prepare work order for repairs and requisitions for
replacement of equipment
 Perform all customer service functions relative to the shipping/receiving and storage operations
 Take precautions to secure warehouse contents against loss
 Evaluate and maintain all relevant inventories utilizing Excel spreadsheet designed specifically for company
operations
 Prepare or review distribution documents
 Manage salvage of damaged or used material

Wine Consultant, with the following daily responsibilities:
 Maintain wine sales levels at or exceeding company goals
 Order and stock all wines
 Maintain all wine displays in a safe, neat and organized manner
