WORK EXPERIENCE:
HOME PROPERTIES: (2/08 – Present)
Bayview Apartments: (A Home Properties Apartment Complex)
I was promoted to Service Manager of Bayview Apartments by the Home Properties Regional Manager in
November of 2008.
My position as Service Manager requires me to excel in multiple tasks and responsibilities. I oversee all the daily
maintenance on my property which includes: grounds,work orders, renovations of apartments, ordering of
supplies/inventory,scheduling contractors,and managing service technicians. I am responsible for writing and
executing yearly budgets,this includes capital improvement projects and the expense side of maintenance. I am in
charge of bidding out to all sub-contractors,reviewing/negotiating estimates and writing contracts/change orders.
Invoices and expenses are reviewed, coded, and signed off by me. I oversee all apartment renovations including: new
kitchens, bathrooms, carpet/flooring, appliances, lighting etc... All packages are completed in ten business days or
less, while also having major capital improvement projects going on consecutively.
All snow removal has been performed in-house which includes: plowing of all lots, removal from sidewalks/stoops
and spreading of calciumchloride on walks/stoops and salt/sand on our parking lots. These measures/precautions help
keep our residents and team members free from incidents such as slips/trips or falls.
Safety is a Primary focus of mine on a daily basis! Each morning I lead our safety briefing, going over the day’s
activities and the safety risks/control measures we must take to ensure the health and safety of all our staff/residents.
This past year I was recognized, nominated and won once again my regions “Health and Safety Excellence Award.”
This was accomplished by taking the initiative and constructing/implementing a very strong Health and Safety
Program specifically for my site/team. This resulted in us having an incident/accident free year.
Devonshire Hills (A Home Properties Apartment Complex): (2/08 - 11/08)
As a service technician my daily responsibilities included the up-keep of grounds and completion of daily
work tickets. I excelled in allplumbing, electrical, and HVAC tasks/repairs, with minimal need ofoutside contractors.
I have attended a course instructed by Maytag to hone in my washer and dryer skills. My secondary responsibilities
were performing Make Ready’s and in-house Turnovers. I was in charge of any and all special projects i.e. investor
inspections,the installation of all fluorescent fixtures/bulbs in existing lights and volunteered to take responsibility,
and prioritize all outstanding work orders to the service technicians while my manager was out on sick leave for three
months.
B.G. ELECTRIC: 9/06 - 2/2/08
I performed all phases of residential and commercial electrical work. Installed and replaced two and three
phase services,meter pans. Installed switches, receptacles, and wired machinery. Also wired phone and data.
A.J.O. SERVICES: (4/06 - 9/06)
Installed and replaced HVAC systems. Installed mini-split systems.Wired all systems to code.
2. B&R PLUMBING AND HEATING: (7/05 - 2/06)
Worked as a Service Mechanic on residential and commercial plumbing. Also performed small to mid-size
alterations.
EDDIE’S PLUMBING SERVICE: (2/03 - 7/05)
Started as a Jr. Mechanic roughing houses. Worked on small to mid-sized alterations.
Installed boilers and water heaters. Worked as a Service Mechanic in my own truck repairing all ends of residential
repairs.
TOTAL COMPUTER SYSTEMS: (9/99 - 8/02)
Worked as a Field Service Engineer. Serviced computer information systems for major corporate companies
in Manhattan. Set-up, maintained, diagnosed,repaired and serviced computer systems.
COMPUTER LAND OF HAUPPAGE: (9/97 - 9/99)
My primary responsibility at Computer Land was the daily operation of the Production Department.
This involved overseeing two technicians in the set-up and configuration of new network components.
In addition my secondary responsibilities were in the service/repair department, here I provided technical support to
our vast clientele. Troubleshooting both onsite and in-house repair, resolving software and hardware conflicts.
B.C. COMMUNICATIONS: (9/96 - 3/97)
Installed network cabling (Cat5 100BaseT) for Macintosh Networks. Used RJ45 connectors and punch-on
jacks. I was responsible for mounting and connecting Hubs and Print Servers in computer control rooms.
CLIMATE CONTROL CORPORATION: (5/95 - 8/96)
Started out as a helper in the installation of Central Air Conditioning and worked myself up to a Jr.Mechanic.
My responsibilities were to mount A.C. units, run wires from electrical panel to unit and wire them to code. Also
worked on electrical services, installed new breaker panels and meter pans.
WOERNER ENGINEERING: (3/94 - 5/95)
Assembled and disassembled racing engines (foreign and domestic). Responsible for disassembling,
diagnosing problems, troubleshooting,cleaning, repairing, and reassembling.
