As the flagship project for the next downtown Boston neighborhood slated for growth, Atlantic Wharf will be the city of Boston’s first LEED Gold mixed-use development. CBT Architects presents a case study on this new one million square foot project that includes approximately 65 residential units, ground-level retail and public spaces, six stories of below-grade parking, and 31 floors of office space that will bring urban activity directly to the Fort Point Channel water’s edge.
The new sustainable development is at the base of a series of restored and renovated historic structures that preserve the texture and streetscape of this site, integrated with a modern highrise glass tower. By preserving the south and east façades of the historic warehouses, using a very energy-efficient curtainwall, and employing green roof technologies, Atlantic Wharf will be the a centerpiece of Boston's green development.

3. Palm Jumeirah is one of the largest artificial islands in the world. The project aim was to increase the limited space for beach-front properties by adding 78.6km to the city’s current 72km

4. The Island was intended to have a shape of a shell, later on other forms were considered (eagle and falcon). The palm was the personal preference of Sheikh Mohammed It was first envisioned in the 1990’s as a luxury residential & commercial area as well as a tourist destination. The unique shape is culturally relevant & significantly symbolic to the region Consists of 2 parts:

BREAKWATER FORM – Acts as a barrier to the sea protecting the inner palm from wave action & water flow

THE PALM – consists of a main trunk & 17 fronds for residential & commercial space

5. C H A L L E N G E S
CHALLENGE 1 - FOUNDATION The breakwater consists of three layers: An initial layer of sand built up to 7.5m from the sea floor, a second layer of rock that reaches 3m above sea level, and a final layer of armor stone on top with individual stones weighing up to 6 tons. CHALLENGE 2 - MATERIAL Although Dubai having vast supplies of Desert Sand, it could no be used in the project as it is considered too fine and unsuitable for construction use. Therefore Sand was dredged from the sea floor 6 nautical miles out from shore and transported to the project location CHALLENGE 3 - DESIGN As land reclamation neared completion, an issue started to become apparent: the water within the breakwater was not circulating making areas near the fronds stagnant. Therefor the breakwater had to be redesigned to have two openings to the sea CHALLENGE 4 – ENIVIROMENTAL Research studies proved that sand has the potential to settle several centimeters which could lead to future issues, therefore extensive vibro-compaction process was taken place yet results show that the island is expected to settle 25mm over the course of 100 years

8. T R A N S P O R T
The MONO-RAIL runs along the trunk of the Palm Jumeirah connecting the Gateway station at the entry to the Palm to the Atlantis hotel at the far end. There are also 2 other stations along the way and an interchange station before the gateway which are completed but not yet open. The MONO-RAIL is not yet linked to the Dubai Metro but there are plans to link it at the Dubai Internet City (TECOM) station on Sheikh Zayed Road and the Dubai Tram system which opens November 11 2014.

Building an artificial island in the Arabian Sea would seem like an overly ambitious dream to most, but for one of the wealthiest countries in the world. This project is one of several ambitious projects that have come to make the country one of the top luxury and tourist destinations in the world. It had a lot of challenges to overcome especially adding land to the coast of Dubai The island was designed to withstand both the forces of nature and the forces of the city being built on top of it, within a strict deadline. Since the construction of the island is complete, the post-construction impacts can be observed with factors related to the surrounding geography and ecosystem The Palm Jumeriah is an impressive project and should be an influence and tool for other upcoming projects in the region and maybe the rest of the world Challenges of building an artificial island efficient and effective construction methods Knowing post construction impacts rise to future designs & methods

Emphasize the use of urban development to guide the city’s growth from an oil- dependent economy, to entrepreneurial and tourist based economy
•
The project case seems to be a paradigm for new urban strategy in Dubai
