Abstract: advances in technology and the need of industry to use it caused building information
modeling, as one of the new technologies in the construction industry has been developing &
researcher’s attention how to develop it has been attracted. Researchers in Iran, consistent with this
approach to research and studies in this field have focused Therefore for doing new research study of
existing research and achievements is essential , This review article examines research conducted at the
field of Building Information Modeling in Iran and compare them with international existing research.
The results of these studies have shown a serious gap in practical projects and case studies that have
been carriedout in Iran's research. Some of that comes from the Prevention of the construction industry
according to the downturn & this causes lack of new ideas Implemented in the industry, and some of
that comes from the legal requirements and the Correction Process for the project Performance-based
on BIM technology.

Introduction:
With the development of the construction industry and growing need to facilitating the communications
and sharing definitions between all stakeholders and other team members the need for project
controlling and CAD software and etc. become more significant, therefore introducing new tools for
this needs and the building information modeling(BIM) as one of this tools gets the attention of the
researchers. growing number of international researches shows that, (Yan, & Damina, 2008) the
advantages the issued to in this researches are:
1. Visualization
2. Co-Operation
3. Coordination on site
4. Construct(Sotoodeh Biydokhti, 2014)
5. Clash detection
6. Accurate cost estimation
7. Reduce the changes of construction phase (khalili Qomi,2014)
Research Methodology:
In this article the literature with information modeling key word in Iran reviewed and the issued aspects
been investigated in addition to revealing the lacks of research the had been executed try to present
solutions for future researches
Definition:
By looking at the researches it will reveal that every article with the prospection of the researcher uses
one of the standards in other countries to define what is call the building information modeling that not
also bring complications in researching but also make the building information modeling definition
more obscure. Of course this issue could be in international researches (Eastman, Chuck, et al,2011).
However the definition of national building information modeling standard of USA committee of BIM:”
a digital representation of physical and functional characteristics of a facility. As such, it serves as a
shared knowledge resource for information about a facility forming a reliable basis for decisions during
its lifecycle from inception onward. “(Alavi Nejad and Sadat Fard, 2014) Can be used as united source
for the definition of building information modeling. Other definition could be refers to, is the Associated
General Contractors definition of BIM: ”A Building Information Model, is a data-rich, object-oriented,
intelligent and parametric digital representation of the facility, from which views and data appropriate
to various users’ needs can be extracted and analyzed to generate information that can be used to make
decisions and to improve the process of delivering the facility “ (Sadat Fardand Ali Arzaghi, 2014).
Obstacles and potential of suing BIM:
3. After Cognitive Studies BIM and no good fortune on using this technology in the construction industry
of Iran the focus of the researches diverted to the causes of the obstacles of executing BIM and available
potential to use BIM and push the industry to use it ( Hematian Pour,et al ,2014).
Obstacles in way of using BIM in Iran:
1. Not identifying all stakeholders in construction projects
2. Lack of systematic attitude between project managers
3. Inclination for close policy between Iranian manger and not sharing project information
4. separating different phase of project from each other and not look at them as one
5. Not defining an untied language between all stakeholders and an interrogated system for
cooperation
6. Separating the design, Supervision and construction projects by the definition of Iran
construction engineering system organization(Forghany,2013)
Lack of education about BIM in Iran
As mentioned, there are some motivating potential that had been addressed against this obstacles and
issues for using the BIM in Iran as:
Reducing the construction time of the project in order to solving the conflicts and clashes and less
reformation
Decreasing the cost of as the result of full oversight of project and how it should be done
Incising of the safety in construction as all details are known over different tasks
Contaminating the claims if the contracts are BIM base cause all the documents of project and
expectation and quality and quantity where shows for every part of project (Ebrahimi and Shakeri,
2013).
Lean construction:
By noticing that lean construction is a reforming process in industries and the BIM have the Ability to
be used as toll to optimized the process some comparing between BIM and Lean Manufacturing
addressed (Nazari and Soleymani Ashtiyani, 2013) , that wasn’t continues while new research in this
filed are more case study (Mahalingam,et al,2015) and using of social networks to use BIM and
achieving the lean Manufacturing (Al Hattab. & Hamzeh,2015)

Project management and construction management:
After researches that been conducted on definition and recognition of potentials and obstacles need for
executing project by BIM and Iran industry conditions seems necessary in this regard many researches
on project management and construction management take place so many international research with
case study could be addressed (Smit,2014) unfortunately again with no welcoming from industry the
research that take place in Iran not include case study.in cases they issued how to use control project by
this tool in other countries as, leaser scan , timing (Hadavi Siyah Bomi and Tokalan, 2015) project cost
controlling (Abedini and Shakeri, 2014) image processing (Jadidi,et al,2013) the capabilities of BIM
for detecting the timing Clash (Shah Hossein,et al,2014) or sometimes gather the opinions of veterans
about BIM and state the expected Value added by using BIM (Rezayat and Golabchi,2014) below
there are some helping elements of BIM to project management and construction management are
issued:
5. Fig 2. Building information facilitating factors in project management
Changing the research approach to other aspects of construction industry and decreasing
depending on modeling project in execution:
By the studies mentioned, the research void in Implementation of BIM as modeling in Iranian project is
obvious and it shows the power of restricting factors in industry. the approach research turns to the other
sides industry that this technology would affected them with this sides are less Traditional but the
research on this side eventually just addressed a foreign case using BIM.
Interrogated delivery of project items:
Interrogated delivery of project items as coordinating process of involving members in project well
discussed in huge and complicated project by 21th century therefore using new technology like BIM in
order to implementing Integrated delivery as potential been investigated and finally with suggesting of
BIM base approach in projects levels needs for change in traditional way for benefiting most from this
technology was issued (Shah Hossein,2013) .
6.
7. Fig 3.Charts of Design based on IDP and BIM
This new researching approach alongside of international research (McDonnell,2015) as the main need
in BIM filed and need for making process (framework) for BIM to executing it in Iranian projects seems
necessary of course each of this implementing processes based on principals like lean construction,
project interrogated delivery, sustainably and etc. by expecting additional value would be different.
Architectural and internal designing:
Generally architectural design in BIM was miss understanding of the new evolution and it continues to
think BIM as 3d CAD and sometimes veterans and architectural companies compare the BIM based
software like Revit with graphical and 3D software like 3D MAX while the model exported form Revit
contains material, cost and the accurate performance of all the objects that placed in the model and
unlike non-parametrical designs with make change all related objects will respond to the change that
noun objective designing software not include this main feature. Following advantages addressed in
research conducting on using BIM for architectural and internal design.
• Creating model of design
• Visualization and make certainty (as the model is real)
• Accurate materials
• Managing alternatives and compare
• Achieve Consensus by making common sight (Rahimniya, 2013)
• Lighting and day lighting on different seasons
• Analyzing energy consumption (Ebrahimi and Shakeri, B, 2013)
8. Research on using BIM in architectural designing done by 14 level case study in United States without
modeling or looking potential and making process (Chan, 2013) for using in local projects.
Structural designing:
Research in this filed done by comparing SAP2000 software and Tekla as BIM based software and
exporting blue print of Tekla are more easy to perform than SAP2000 on Caron 4 bridge (Memari and
Mosavi, 2014) . Finally, the blueprints send to contractor, consultant and employer for conformation of
easy executing. As strength of this research is this is the only existing research in Iran that modeling
would be done in it but the research done in January 2015 while the project starts at 2011 and operate
July 2015 it shows that BIM not uses in the real project and it is just software comparison and using the
plan exported form SAP2000 and use it in Tekla will not shows the benefits of BIM properly. Since the
research, take place in foreign countries investigate using BIM for designing, changes and make it
operational in project (Lee, et al, 2012).
Changes in approach for investigating on other new aspects of technology internationally and effects on
local researches:
Other approach to BIM is investigating other aspects of it over 3D that leads to 4D timing- scheduling,
5D cost, 6D safety, 7D maintenance etc. (Ding, et al, 2014) and investigating the capability of this
technology by using this aspect. (Das, et al, 2015)
Investigating the fourth and fifth dimensions, as they are so close to the project management are done
by that part and in the sixth dimension that related to safety no acritical that investigate this matter with
BIM founded. Need for plugins or coding for coordination and auto identifying the hazards are one of
the basic approach issued in this matter (Zhang, et al,2013). of course some of the local defined
researches in this filed tries to solve this problem by adding color visualization that by the fact kills the
nature of integrated data and parametric modeling (Azhar, et al,2008). so they could not be addressed
as an BIM based research and only refers to as articles that issued the BIM capability of concerning
safety in executing and assemble parts (Asemi Esfehani, et al ,2014) or preventing tower and structure
clashes
Maintenance:
Building maintenance in Iran is one of the less developed part of industry (Sotoodeh Biydokhti and
Moeini Pour, 2014) this problem alongside of the new born idea of using BIM in building maintenance
are the most restricting factors in this matter in addition to no support from industry for using BIM in
project or sometimes lack of knowledge on the other hand novelty of this idea is observable international
scale and in this research despite of the other investigated aspects that often carry out by case study
there are only two case study that been investigated (Ebbesen, 2015) , it more included surveys or
interviewing industry veterans for developing BIM software and use it potentials in building
maintenance . Iranian researches conducted in this filed mostly refers (Sotoodeh biydokhti ,B, 2014) to
potential of using BIM for maintenance and addressed Brisbane Hall (Ghamkhar, 2012) as case study.
Conclusion:
9. At the same time with growth of BIM usage in the world and new research approaches by the end of
2012 attracted many researchers to this filed. For better understanding of and novel ideas some quality
researches needed to expand the knowledge and effects of it and about BIM we could say many quality
studies conducted except on fields like interrogated project delivery, maintenance ,data exchange
between software and modification of working process and now it need more practical modeling and
case studies for deeper understanding the effects of using this technology in the industry that researching
gap could be observed and the only case that could be addressed is Karon 4 that the modeling had been
used after designing and construction that did not have tangible results or shows any addition value of
using technology. Reasons that industry don’t welcome this new technology are economical
desperation, traditional construction, experimental contractors and needs to establishing new laws for
using BIM, standards, workflows, inside project communications and making new workflows based on
new ideas (lean construction) that without this changes implementing BIM would be impossible and
the effects of BIM only issued as visualizing a3D model
