which owns these chawls, have been unsuccessful in
maintaining them as residents pay Rs100 monthly in rent.

5. FSI benefit
The redevelopment of BDD chawls is under the
Development Control Rules 33 (9), which gives a
higher Floor Space Index (FSI) of 4. Plus, the
redevelopment gets 35 per cent fungible FSI and if
completed in the prescribed time, there is an
additional 10 per cent benefit on the FSI.
The project will take seven years
• Rs16,000 crore: The total cost of the project which is
likely to be completed in next seven years.
• Rs2900 crore: Cost to redevelope Lower Parel
chawls. Shapoorji Pallonji is the developer for the
site.
• 42: The number of BDD chawls in Naigaum with
3,344 rooms
• 32: The number of BDD chawls at Lower Parel with
2,560 rooms
• 500 sq. ft.: The size of redeveloped rooms to be
handed over to residents

• The 560 houses are part of the first phase of the project which involves revamp of seven chawls. In total,
there are 32 chawls, out of which, revamp of 25 chawls will be carried in the next two phases.
• The existing tenant will move into a 500 square feet apartment, from the existing 160 square feet apartment,
each in the redeveloped structure.
