- Sales of single-family homes in San Francisco fell 8.3% year-over-year in February while the median sales price rose 12.5% and average sales price rose 1.6%. - The median sales price for condos was down 0.2% year-over-year in February while the average sales price rose 1.9%. Sales of condos fell 6.7% year-over-year. - Mortgage rates have risen in 2022, reducing demand for mortgages, while limited housing inventory has also weakened demand. However, mortgage rates fell over the last week which may boost refinancing and new purchase applications.

Sales of single-family, re-sale homes fell
8.3% year-over-year. Sales were up
17.1% from January. There were 144
homes sold in San Francisco last month.
The average since 2000 is 214.
While off the highs reached in June,
sales prices of single-family, re-sale
homes are higher than the year before.
The median sales price for single-family,
re-sale homes was up 17.6% in February
from January. It was up 12.5% year-over-
year.
The average sales price for single-family,
re-sale homes was up 17.2% month-over-
month. Year-over-year, it was up 1.6%.
The median sales price for condos/lofts
was down 0.2% year-over-year.
The average sales price was up 1.9%
year-over-year.
Sales of condos/lofts fell 6.7% year-over-
year. There were 236 condos/lofts sold
last month. The average since 2000 is
230.
The sales price to list price ratio, or what
buyers are paying over what sellers are
asking, jumped from 113.9% to 117.7 %
for homes. The ratio for
condos/townhomes jumped from 100.4%
to 106.3%.
Average days on market, or the time from
when a property is listed to when it goes
into contract, was 19 for homes and 35
for condos/lofts.

2. March 4, 2022 -- The Russian invasion of Ukraine
continues to rattle investors across the globe, who
are shifting assets out of riskier investments and into
the relative safety of sovereign bonds, driving down
yields and dragging mortgage rates down along with
them. Oil prices have spiked anew, threatening to
worsen an already difficult inflation situation, and
traditional inflation hedges like precious metals such
as gold are also getting considerable play.
Spending on construction projects expanded by 1.3%
in January, with rising outlays for residential projects
continuing to show strength with another 1.3% in-
crease. The increase in residential spending was
also joined by a 1.8% increase for non-residential
construction, resuming a string of gains that was
broken by a slight December decline. Public-works
project spending also perked up, rising by 0.6% for
the month. Spending for roads, bridges and such
may be starting to get a lift from the $1 trillion infra-
structure package signed back in November, and
homebuilding is poised to have another good year
despite higher home prices and higher mortgage
rates.
Due to higher mortgage rates and severely limited
inventories of homes available to buy (something that
has worsened during the winter months) requests for
mortgage credit have been soft since the calendar
turned 2022. In the latest week, the Mortgage Bank-
ers Association reported a 0.7% decline in applica-
tions for mortgages; purchase-money requests
dropped 1.8%, and there has been only one week
with an increase in purchase applications in the last
six. Despite higher rates in place, refinancing applica-
tions managed a 0.5% increase, the first positive for
this portion of the market in a month. The abrupt
decline in rates over the last week has retraced only
a portion of the 2022 increase, but it may be enough
to bring a few opportunistic homeowners off the side-
lines for a refinance in the coming days.
